      I agree with you fully. I was just there in November, and the person I was dealing with was so hard up for money.

      @@Mygardeningchannel8181 I'm seriously telling you, these contractors in Gambia will even steal from you, your bag of cement and iron rods go missing, the sad part is, 99.9% of them are Muslims, but dishonesty is their order of the day.

    Glad to know it’s helpful sister

    Thank you. Flat roofs and interlocking blocks will also cut the building cost by 25 to 30%.

    Land is cheaper than the wall around it. The foundation is double the wall price, and the house will be double the price of both put together.

    Materials are costly, as everything has to be imported. Ask around. Major sellers like Batimat are very expensive.
    Do not go cheap, especially on cement, cheap cement becomes brittle in 10 or 20 years. Also, beware of flat roofs: during the rainy season, you will find out, flat roofs may cause infiltrations. Roof tiles in corrugated material will evacuate the water better.
    Make your own bricks (masons will do that), pay no more than 8 dalasi/brick.
    As for workforce: supervise, supervise, supervise all day long. Don’t be kind to them, they will not be kind to you either.
    Something personal: these cement brick walls are ugly, and, with time, become even uglier. Let the masons smoothen them with cement (yes, cost money), paint then with primer (yes, money), and then with a nice paint (now you’re bankrupt).

      Now you’re bankrupt:😅

      Painful but true... I have experienced most of what you mentioned.. I even got a lean structure I have to work with, because I asked a friend there to supervised and paid to do so... If its not their own they will not take much interest to see it done properly.. Just the money and benifits.
      So after all is done, I'm left to go back over some jobs to correct the messy job done by the messy Mason. 😅😂😅😂😂😂😂
      It's not easy building in the Gambia really.

    Yes this question is very hard to answer, I just finished my first rental property, but it costed more than I budget for.

      @pipsmum100 Год назад

      The cost about D25 each to buy ready made. Better to have them made on site, where you provide materials
