Good presentation. I think one of the caveats is that passive real estate investing seldom generates higher returns than periodic s and p index fund investing. Typically only active RE investing will beat the equities market--but that would require being the operator or buying properies yourself.

Thanks - is this based on your own experience? I would counter that it’s highly deal specific, and typical projected returns are going to be higher than the S&P to account for the higher risk
