Wow. Joker is in my neighborhood that I was born and raised in. Didn't show Carl's subs on RI Ave, which has the best subs dating back to the 70s/80s. Mainly stuck on the Woodridge side of Woodridge (Clinton St/Ave) and the park off of Eastern Ave, but you should have shown houses near Langdon Park side of Woodridge too. Chillum Road area of NE DC has great houses too. What's sad is the gentrification has re-named a lot of things in DC. Woodridge Elementary is now Friendship? McKinley Tech is now McKinley Technology &....? NoMA? SoMA? And Langdon Bodega? This is not NYC. This is DC. We don't do bodegas nor use terms like NoMA because we are not replicating SoHo here. But, still, glad to see you are in my area.
For the third house: instead of having the additional residence, use the 3100 sq ft to build some decent walk-in closets. A $1.5 million house should have at least a 200 sq ft custom closet in the primary bedroom. There should also be a larger gourmet kitchen and an actual laundry room.
Great video! The program you referenced is ADU=Affordable Dwelling Apartment Units and or homes. It is part of the IZ=Inclusionary Zoning. Program. You must qualify on income. There are different tiers of Median Family Income. I don’t believe you can rent these type of properties out. Developers receive Federal subsidies to set aside homes and rental units (in rental properties) for affordability. HTH
Hey so the ADU I referenced at the last property actually stands for “Accessory Dwelling unit” not “Affordable Dwelling unit”. An Accessory Dwelling unit is not a program but a separate structure/ unit which your county/ city local government will allow you to build on your land next to your home that you can use as a rental property or an in-law suite. Look at it as a smaller home being built on your land next to your primary home that you can use for whatever you please. This is not a program but actually a type of property. The Inclusionary zoning and affordable dwelling unit stuff is an entirely different conversation.
