Hi - thank you for this video! We visited in November 2023 and really liked the community a lot. We didn't move forward at the time because we saw quite a lot of commercial, residential and road construction along the main road outside the community, and we weren't sure how it would develop. The area is up and coming, for sure! Do you have a feel for what the aesthetic of the area will be like when all is said and done? On one hand, I'm picturing Odessa and Land o Lakes in my mind...once rural and now developed along a busy road with a lot of strip centers right along the road. A very busy vibe. We've also seen newly developed communities where the shopping areas are set back from the road with landscaping out front and a lot more trees, so more visually appealing and seemingly less congested. Thanks for any thoughts you can provide!
North River Ranch in Parrish is down the road and is the next big master planned community by the same developer as Lakewood Ranch! Beautiful community ❤ and just getting started

Depending on the beach, about 35 min or so. Valencia Lakes is the closest Valencia and is on my list of next communities to film! It’s older and developed and more affordable, mostly because of its geographic location. Lots of fantastic amenities and near Sun City Center.
@@hirsch4real201 yes that’s the one! It is about 20 minutes or so from Tampa and close to 2 1/2 hours from Naples. Sun City Center is an area very well known for 55+ residents….kind of like The Villages in FL but not as big.
@@hirsch4real201 both Valencia Falls and Valencia Palms in Delray are at a higher price point than Valencia Lakes. All 3 are resale homes only so they’re similar in that aspect.
