    Hi everyone! In today's video, I am sharing 4 reasons as to why we decided to buy a new construction home using the #NACAPROGRAM. There were so many other reasons, but I had to condense them down to 4.     You make many compelling points.
    - Warranty. This is probably the biggest selling point for anything new, house vehicle or otherwise. It does provide for nice peace of mind that way.
    - Original ownership: I don't know the degree to which they let you customize i.e. paint colors, layouts of certain rooms (like the kitchen), basement/no basement, etc), but it is nice to be able to "have it your way", so to speak.
    - Not mentioned, but something I've noticed throughout the years: most new construction is built in land that either aunt been built in yet or land repurposed from something that was torn down. In the case of the former, that means they tend to be. Built in nicer areas, even if a little distant from the anchor community--at least at the start. But that's a big selling point, too.

      Yes, when buying new construction you get to go to the design studio and choose the amenities that you would like for the home, which consist of lighting fixtures, the color of the kitchen/bathroom cabinets, the color of the hardwood flooring all of that good stuff. But the more you add on the price goes up. I really wanted a basement but that price tag was looking too pricey for me! Lol! Thanks bro! 😘

    Wonderful! I would love to hear more about your experience as a non-priority member in Atlanta. It seems like many homes ITP are closer to the maximum purchase price allowed. In that case, one would likely be a non-priority member with so many restrictions. 😩 How did you even navigate that, let alone get a new construction home? Wow! So fantastic!

      Hi there and thank you so much! I can talk about that in a separate video. It definitely was a struggle finding a home let alone new construction, but I had an awesome realtor who specializes in new construction and she definitely did her thing.

    Hi I am using the naca program as well, love your videos, question my new construction home I am interested in has a earnest money deposit to secure your lot is $7500 does naca pay it or do I use my money I have saved?

    By you being in a new division. Did you all have to pay the SSA.(Special service area)- Infrastructure it pertains to the pipes and construction of sewers i think

    Was your new home already in process? Or had already started? How did you stay approved throughout the entire process?

      When we found the home, the builder had only put up the foundation, so the process had just started. In order to stay approved throughout the process, nothing should change as far as income, and your debts. We did not apply for any credit cards, furniture accounts, nothing, and we continued to save our payment shock each month.

      Yes, but it cannot go over the amount that you are approved for unless you are buying the interest rate down. It also cannot already be in the process of being built because once the foundation goes up, you cannot change anything.

    Hello, what I have to do in my budget from daily expense? I have to Wright It down rent, car payment, etc?

      Hi! Yes, you have to list all of your monthly expenses onto the budget form which should include car payment, rent, cc bills, etc.

    So was your new construction home in a non-priority or a priority area? We are non-priority but the community we are looking at is not in a priority area.

      Our home was in a non-priority area. If you are looking to buy in a priority area but you are considered non-priority, you may still be able to purchase. But please speak to your MC first.

    Is a new construction home where you buy the land and the build on top of it?

      Yes, so you would be purchasing the home that comes with the land. Which would make that a single transaction.

    I was thinking of doing a new construction thru NACA as they approved me for 480k for my single family but I was worried about the materials being cheap and not as good as materials from the past. I'm scared to buy a partical board house verse a older fully brick and better material home. I'm so torn.
