A house has basic electricity supply with switches and taps in the bathroom were working fine (but no Fans and Tube Lights installed in that house), A tenant bought their own Fan and Lights and paying every months rent around 10K. Few years later tenant noticed that bathroom tap failed and one electrical switch got failed. My question is who will take the responsibility of repairing those two items (switch and water tap)? Can somebody answer this?
Same issue happened with us, we were living in a a house for rent almost 6years switch fail, tap leak we only bought, when total wiring burnt it will cost huge so that will be owner's responsibility, only small devices like switch, bulbs taps etc but when it comes wiring like potential damage short circuit owner has to bare. One thing also happened 12k current bill came excluding our regular 1500 electricity bill which ought to be paid by the owner as it was clearly mentioned load charges, load charges must be paid by owner only, our owner tried softly but we told her clearly to pay the load bill which is not our responsibility we will pay only 1500 she agreed and paid also but in our area same situation, who are dominant they forced the tenants to pay few paid and few vacated with out paying with disputes, balam unnodide barre
It is the responsibility of the tenent to repair those failed tap and electrical switches

In this above case I say that as per section 106 of transfer of property act issue a notice to your tenant to vacate the premises or property before filing a case for eviction...it's mandatory
Now a days it's a hell to the owner to drive away the tenants.spoiling infra structure of the house &worst usage ,not paying the damages and cleaning charges ,almost all the tenants are same

Along with agreement better take 6 undated cheques. With this agreement also it takes lot of time to get them vacated.

And if they failed to pay the loan... Bankers will case suit in. Tenant will have rights upto validity( you have to mention two months or 1month for notice period) after agreement expires Tenant will feel he had full right and suit case on owner in one way or other... As their is of no agreement between them...
