    Sometimes you can take land out of flood zones. Some lots are shown in flood zones due to the county not evaluating land.

    Yes and don’t forget TREES. There are certain protected trees. And in some areas you need a permit to cut big trees. What’s ironic to me though. Is if you are a builder, it seems, they just come in a STRIP the peoperty to nothing.have a friend was going to build on a piece he owned. Couldn’t because the oak wAs too big to cut. So now he has a piece of property he is paying on and can’t use. i have to say though. I love trees.

    If you read county ordinances on unincorporated residential lots in most Florida counties, no you usually can't park an RV or pitch a tent for weeks without some permit or variance, but you can be on your land at any hour of the day and even work on projects and do many recreational activities on your land as long as you respect noise and environmental laws. People around me use their vacant lots to store things and I've been told small t-post & wire enclosures do not require permits because they are not considered permanent construction. Florida is narrow peninsula where coastal city prices, insurance and HOAs are driving people further inland where you can get land sometimes 10x cheaper. I love the idea of being right in the middle and close enough to my favorite 10 spots in south and central Florida all at the same time. I'm 90 minutes from both coasts!

    Maybe there’s a corollary to #4. Check if anyone has the right/easement to traverse the property being considered for access to theirs. Aren’t many of these responsibility of title insurance company?

    In florida, do we need permits to clear land? Not clearing exactly, but to cut a few trees. Just not sure how that process works if I wanted to do it myself. Thank you

      @@DorianPaige00 maybe I’ll just keep it in my family then. Just wanted the doors open to the public, and to keep it as natural as safely possible, I’m not sure exactly yet how that works legally. Im about 3-5 years away from buying anything. My hometown just exploded with a ton of development and it’s jarring to me how different it’s become. Maybe there are other avenues but it’s not a burden from my point of view to conserve natural environments. i believe it’s humans responsibility as the intelligent self aware species we are to keep our planet alive and give back.

    Please let me know what is defined as agricultural land. I want to buy empty agricultural land and grow stuff. Also if is possible on agricultural land to build a small home and a shelter for animals. Thank you.

      Hi Bobo! The definition of agricultural land differs by county. Typically it's devoted strictly to agriculture. For also building a house/ shelter on that property it's best to check with the county's planning and zoning department. Hope it helps. ✅

    And if you do buy a house with. a septic tank, check with the County eventually they're going to Sewers and there is a fee to remove septic tank. I believe they will giving you a chance to make payments on that, by putting a lien on your property.

      Yes. $20,000 fee isn’t uncommon when you have to hook up to city sewer. I didn’t know they made you take out your septic tank though.

      Sinkholes are all over Florida, but mostly just in central Florida around Lakeland and Orlando and Tampa.

      Central Florida is notorious for sink holes. South Florida not so much. many aqueducts and caves underground in central Florida unfortunately.

      Gainesville Florida fits the requirements where I live. No rattlesnakes or Lyme tics either. Just the mosquitoes are bad 7 months of the year. Heat and the Humidity is terrible 3 months of the year. We have bad storms, but hurricanes always seem to die out before they get to us. Virtually no tornadoes.

    FYI, would be wise to ask about other protected species in a given area beside just Scrub Jays.
    Where I live, Burrowing Owls are predominant (& there are other species in different parts of Florida).

      I’m planning to buy land I can Build my own home on in southern Florida right to grow any kind of fruit trees I want so I want to get more tropical area but I do not need to be anywhere near the beach and I want to live in a county that has very lax restrictions far is mobile home with RVs although I do plan to build a house I plan to build it myself like you as a builder you have any suggestions where I can get affordable land that meets my criteria

    This was very helpful. I’m from Connecticut, looking to buy land to build on when I retire. $25,000 seems wicked cheap for a plot of land. I’m sure there are reasons and hidden costs.

      I bought an already lived in mobile home on a 1/3 acre of land for $25,000 in the year 2000. The only downfall was they made me get $1,000 a year fire insurance until the mobile home was paid off. The mobile home was only worth about $5k, so that was a ridiculously high price. Once I paid the mobile home off, I dropped the fire insurance totally. I only paid $400.00 in taxes in 2021. Was as low as $250.00 which includes trash pick up in the year 2001

      About 3 years ago you could pick up any one of HUNDREDS of 1/4 acre lots down by Port Charlotte for $4500 each. Now the market is so fucked those same lots are $12k, but still not bad for a 1/4 acre.

      Hi Mindy! The Florida scrub jay is one of the Florida’s threatened bird species, which means they are likely to become endangered in the near future unless steps are taken to protect them.
      The areas where these birds are found are known as Scrub Jay zones. The government of Florida has put together additional information/ regulations for Developers and Residents in the state of Florida to help protect these animals from interference and harm.
      The City of North Port and the U.S. Fish and Wildlife Service have provided a detailed survey of scrub-jay areas in North Port to identify where scrub-jays occur. Hope that helps! 🙂
