Thank you so much for the videos on NB! I actually looked into Vintage Oaks based on this video and are in the process of buying a house there. However, I just found out about the Vulcan Rock Quarry proposal at the intersection of SH 46 and FM 3009. I am worried about this impacting home values in this area due to air/water pollution, as well as, increased truck traffic. Do you happen to know more about this proposal or what current NB residents think of this new quarry? TIA!
I'm so glad you were able to make a decision on moving to Vintage Oaks with the help of our video! Unfortunately, the Vulcan Quarry expansion has been an ongoing discussion for several years. It is still unknown as to whether or not it will actually happen. What I do know is that property values have maintained steady growth throughout the past several years, and demand is higher than it ever has been. I regularly help home buyers in the area, and property values decreasing is never a concern. Although we can't predict the future (as much as I would like to), the Vulcan Quarry expansion appears to be a non-issue, at least for the next few years.
@@nblokal5323 Thank you so much for your reply! I found out about the Vulcan Quarry after our offer had already been accepted. We are excited about the house and living in Vintage Oaks but this is a huge concern for me as I've heard people living near the quarry in San Antonio have developed health issues. We will definitely keep an eye on it and hope they do not get approval to move forward.
2:54 - (The price shown in the video INCLUDED lot cost). Now it costs WELL over $215/sf JUST for the house now. Some builders quoting $300+/sf. Ridiculous.
With the outrageous real estate prices I am very thankful that I built my house 15 years ago and my house is paid off. Unfortunately I have to continue to rent my land from the government in the form of property taxes which I'm not opposed to by any means I just feel that it's over taxation.
So I didn't see the links you mention in the video. We just bought an acre and are starting the process of finding a good/honest builder that can help us.

You can absolutely use your own builder in Vintage Oaks, so long as they have plans that will meet the minimum square footage and minor design requirements. 0.3 acre lots are available in The Grove subdivision of Vintage Oaks, however those lots are limited to the 3 builders mentioned in the video (Scott Felder, Monticello, and Perry Homes)
Timber Ridge Park in VO is amazing. We have several huge green belt spaces, too.
