I live in Canada, but I find uou information very important. Not all of your information is applicable to my situation because of where I live, but most of it is. I started out late in life and feel like I am playing catch up because I did not understand how to invest. I had no knowledge. But I am learning.
Every time I go to st george I get excited and want to buy a vacation rental. Then I do the math and come to the same conclusion. So much cheaper to rent where you vacation and invest elsewhere

Tenants for air bnb are the worst sometimes as well just the other day a lady rented it for her highschool kids they threw a party they covered most cameras smoked pot drank liquor police showed up and they hit the cameras that showed the police air bnb doesn't always have the best tenants
you know you can add restrictions to your rentals, right? the 1st mistake was renting it out to highschool kids...if I have a vacation rental, nobody under 21 will be getting near it.😄
@lexlopez15 their mother rented it our for her kids and we have policies about no driking or smoking in or on property
@@joshuamelero7400 again, they should have asked who will be occupying the unit. At which point they could have said no deal.
@lexlopez15 you can pry information from them and they can easily lie you can do as much as possible to vet bad tenants or renters but can never 100% do so long term at least the tenants live there and will try to keep the place tidy airbnb from experience has many renters who don't care leave trash everywhere food and bags in rooms or don't follow rules
@@joshuamelero7400 set up cameras outside and let them know they are being watched. Add hefty fees for every food container, bubblegum wrapper left on the floor, and any broken items...Basically get really strict with your property. If they don't like it then they don't rent it, problem solved.
