Was in Orlando on Thursday, so decided to stop by Celebration. Adam has certainly marketed it well! It struck me as being a Disney theme park, but without the big attractions. Very stylized, manicured lawns, near perfection. Like living on a Disney property, because it was conceived by Disney. But you absolutely have to love people, as they are everywhere, especially of an evening. I dropped by around 5pm, and there were zero places to park, anywhere downtown. I was really hoping to walk the waterfront, but it was clear you had to get there early, as it’s a popular spot.

Yes, you property taxes pay for the community services - they pay the salaries of your municipal workers who keep your sewers running, your fire department and emt services running. Property taxes guarantee that every child can get educated, and your municipal parks are kept in good order. I suspect even your "free" library is financed through property taxes.
My local library has a life-sized statue of our town's own Mary Martin, the original Peter Pan on Broadway---at it's entryway. She's our most famous citizen. She is also the mother of Larry Hagman. So actually our small town is known for 2 actors.
Property Taxes have little to do with your Home, they pay for Infrastructure, Police, Schools, Pools etc. Basically Businesses, Homeowners etc are paying so everyone in the Community can Benefit.
People get bent out of shape because their property taxes are based on the value of their property, but the people with more expensive houses have more to lose if there is no fire department to put the fire out when the house burns down. Those same people have more to gain by driving on the roads, etc., to get to their higher-paying jobs that pay for their more valuable houses, too.
Historically speaking, a library was set up by the voluntary collaboration of the community. The same with the fire department. They did it free of charge for the purpose of making it a better community.

Your property taxes go to maintain infrastructure and government functions like Schools, libraries, sewer, storm drain etc. the government needs a steady income to maintain these things for a functional civil society. I can tell you, as an employee of the entity I pay my property taxes to, life is much more pleasant with well funded services.

Coincidentally, the property taxes you mention may fund your library system, which may explain why the Orange county library system charged you a non-resident fee. Another fun fact. Teachers and homeschooling families will frequently check out a lot of books and they may check out 50 books easily.
I am a native Californian who moved like thousands others, to Austin and love it. But, if I could afford it I definitely would have my 2nd home in Celebration. Thank you for showing us your beautiful home town!
Initial property taxes should have been dealt with in your purchase agreement. Did they mention "escrow"? If not, then you'll have to write a check once a year. Remember to make sure you have your Homestead Exemption. Once you do, it automatically renews every year. As for the library, you can borrow any book from any library in the entire State of Florida through inter-library loan for free. Many libraries also have audiobooks which you can download onto your phone, which are awesome! As well as videos and many other services. All provided free for card-holders! :D
I've done that every year, I live in Michigan and also do it now even though I no longer own a home, but rent an apartment. In Michigan, rent is taken into consideration because part of your rent goes to paying the property taxes for the complex.

I thought I wanted to play golf, ⛳️ so one time on a whim…I was invited to the Long Beach Bixby 9-Hole course after work one day. Lo and behold; I got a hole-in-one on the 5th hole my very first time out…then I quit. I never played again because I figured it doesn’t get any better than a hole in one.
I think you would love golf. My husband has played for 40 years. He loves it. Since he is inside in his office all day he loves being outside as soon as he gets home and on his days off. He just played Lake Buena Vista golf course twice on our recent trip to DisneyWorld. He loves that course and since we were staying at Saratoga it was really convenient. You could play all the lovely courses near you whenever you desired.
The flowers that were being planted in downtown ? Those are being paid for by your taxes. Also because most of the things to run a city are continuous items you have to pay taxes each year. Also I think that Cool the alligator has a yearly contract re his appearances.

Back when I owned a home I always felt property taxes, though a real pain to deal with, are for a good cause. My children attended public schools, I am very grateful to have police and fire department services, our little public library is a jewel of a place and the list goes on and on.
Doesn't seem like there could be any better place to live if you are a lover of (nearly) everything Disney, as the town seems like it's part of the Resort villages! I have become a true lover of libraries of late myself, they have so much more to avail yourself of now, including audio tapes, movies, music, video games and at ours, even puzzles and board games. The programs and events they have are also worthy of keeping tabs on. Glad you are loving the life you have created for yourself, it appears to be pretty idyllic!
In NJ a Home the size of yours would cost between 4-12k per quarter or more depending on how big your yard/home is. Then on top of that there is income tax which is massive and sales tax which is also a pain and then finally a gas tax on top of that. It's a nightmare and gets more expensive every year here and B/T now and covid I've seen a hike of 150$ per Quarter.

We pay $2,500 for prop. taxes. Glad we moved from Westminster, CA back in 79. Our old neighbor prop. taxes go up to like 11k a yr. Thats a fricken joke who can afford that on top of inflation 🤬
Arnold Palmers office (frozen in time) at Bay Hill Golf resort, just West of Orlando. If you get into golf, there is one of THE major nostalgia sites at Bay Hill Golf resort. Also, randomly, they used to have free mini tours at TPC Sawgrass near Jacksonville. You get close up tour of famous 17th hole island green - taken around on golf cart.

Property taxes are paid until you sell the home, deceased…it’s part of adulting, homeownership ..when you turn 65 you apply for 65 homestead exemption which decreases/freezes a portion of your property taxes.
Here in the uk we pay council tax (/which I think is equivalent to your property tax) to our local area council which varies depends on size of your property etc and is for services like police, fire, ambulances, Road maintenance, rubbish collection, street light maintenance etc….

How do you buy a home and not understand property tax is paid for life? Yes, over the rest of your life you will pay tens of thousands (if not hundreds of thousands) in property tax, regardless of whether you have a mortgage or not. Don't kids know this?
I changed what & how I ate over 30 years ago & my weight has remained steady ever since. One of the biggest changes was severely limiting the amount of sugar in my diet & while it did take a few months to start seeing results, once the weight started coming off it came off steadily. It seems to take awhile for your body to clear itself of sugar, but while I do allow myself a taste here & there I no longer crave it & often feel pretty awful after I do indulge. I think youre on the right path, just give it time.

We pay crazy high property taxes where I am in Illinois, but we have some of the best public schools in the area and I have two kids who use them, so I’m ok with it.
Think of your property tax like a community tax. You’ve joined a community that needs to build roads and fund schools and… the library. You pay federal tax for nationwide items, and you pay your local tax to your community 👍
The club house at the golf course has BINGO one night/week. I forget which evening but I used to go on a regular basis in 2018 & 2019. Really fun crowd of people. It’s a great place to meet other Celebration residents and make new friends :)

You don’t pay sales tax on residential property (at least not yet- some municipalities have “fees” involved with the transaction). But property taxes are real and your mortgage provider (assuming you have a mortgage) or your lawyer (assuming you used one) should have educated you regarding this ongoing responsibility. It’s not a mystery. Federal income taxes fund what the federal government does. State income taxes where applicable (Florida doesn’t have one) fund some of what the state government does. Other taxes like gas taxes fill the gap at the state level. But local municipalities need a source of revenue too. And since one of the largest expenses in local government is the school system, property taxes are often used for this purpose (among others). Now that you are an owner-stakeholder in your community and have use of the schools (and the library btw 😊), you gotta pay your property taxes. Seniors like me who are done raising kids often buy in areas with good schools and high property values/taxes when our kids are young and as we age and no longer need good schools we move to lower tax places. Celebration looks like a nice place to live. It go look at a small town with a declining population, not enough taxes being collected, and sed the potholes in the roads, the crumbling sidewalks, street lights not working, park overgrown, children’s playground rusting away.

Property taxes are a pain once a year. You are basically paying for stuff in your county...schools, stuff, BS. Save up for it and budget it. Some states let you homestead for lower taxes.

Property taxes stink! But it sounds like Florida has gotten unreasonable with reassessing each property for tax increases every time there is a sale. Two identical houses could have a drastic difference in taxes just because one was recently purchased and the other has a long term resident. They don't do that in my area. We also have an appeals process where if you can show that you are paying higher than similar houses, you can get your taxes reduced.
So our mortgage has been paid off for 15 + years but our property tax is due once a year anyways. There is a tax relief in Alabama when you turn 65 I believe that you don’t have to pay it anymore at that point. Also as someone mentioned before make sure to file for a homestead exemption because that will provide you. Some significant tax relief. Good luck Adam 😊

We pay crazy high property taxes where I am in Illinois, but we have some of the best public schools in the area and I have two kids who use them, so I’m ok with it.
Now you can vote for or against levies that directly impact your tax bill. As a renter your mostly unaware of those costs voting effects
Think of your property tax like a community tax. You’ve joined a community that needs to build roads and fund schools and… the library. You pay federal tax for nationwide items, and you pay your local tax to your community 👍
The club house at the golf course has BINGO one night/week. I forget which evening but I used to go on a regular basis in 2018 & 2019. Really fun crowd of people. It’s a great place to meet other Celebration residents and make new friends :)

You can typically have your property taxes come out with your mortgage each month. It makes it much easier vs getting a large bill each year

You don’t pay sales tax on residential property (at least not yet- some municipalities have “fees” involved with the transaction). But property taxes are real and your mortgage provider (assuming you have a mortgage) or your lawyer (assuming you used one) should have educated you regarding this ongoing responsibility. It’s not a mystery. Federal income taxes fund what the federal government does. State income taxes where applicable (Florida doesn’t have one) fund some of what the state government does. Other taxes like gas taxes fill the gap at the state level. But local municipalities need a source of revenue too. And since one of the largest expenses in local government is the school system, property taxes are often used for this purpose (among others). Now that you are an owner-stakeholder in your community and have use of the schools (and the library btw 😊), you gotta pay your property taxes. Seniors like me who are done raising kids often buy in areas with good schools and high property values/taxes when our kids are young and as we age and no longer need good schools we move to lower tax places. Welcome to homeownership!
Property tax is for maintaining street lights, streets, freeways, clean-up after storms, sewer, street drains, fire hydrants, parks, community green areas, etc
Celebration looks like a nice place to live. It go look at a small town with a declining population, not enough taxes being collected, and sed the potholes in the roads, the crumbling sidewalks, street lights not working, park overgrown, children’s playground rusting away.

Property taxes are different from sales taxes; more like the annual fee to keep your car registered.

Property taxes are a pain once a year. You are basically paying for stuff in your county...schools, stuff, BS. Save up for it and budget it. Some states let you homestead for lower taxes.
Property tax is not sales tax. Plenty of others have chimed in as to what property taxes pay for (libraries, schools, infrastructure etc).
Property taxes mean you never truly own your home. If it ever is beyond what you can afford the government will take it.

You should have received your property tax bill when you ought the home. Often due quarterly sometimes annually.
Even when you are a renter you are a resident and could have been using the library system.

Renters pay property tax too (in the rent). That is one reason why rent increases.

I had a voice in the back of my head when you showed the gator: "Adam's Wild Kingdom..."
Property taxes stink! But it sounds like Florida has gotten unreasonable with reassessing each property for tax increases every time there is a sale. Two identical houses could have a drastic difference in taxes just because one was recently purchased and the other has a long term resident. They don't do that in my area. We also have an appeals process where if you can show that you are paying higher than similar houses, you can get your taxes reduced.
And I think Celebration has particularly high property taxes.
Hard to believe my parents back in late 50's in Norwalk, CA bought our house for only $11K. 😲👍
$11,000 in 1950 is equivalent in purchasing power to about $140,771.24 today,
So our mortgage has been paid off for 15 + years but our property tax is due once a year anyways. There is a tax relief in Alabama when you turn 65 I believe that you don’t have to pay it anymore at that point. Also as someone mentioned before make sure to file for a homestead exemption because that will provide you. Some significant tax relief. Good luck Adam 😊
