    Jerry- I need some clarification about contracts when using an agent:
    1) when agent is making offer on your behalf, is the agents standard contract to be signed? If so, do I communicate to the agent what Needs to be included in their contract prior to signing?
    2) If using the agents standard contract, am I to assign that contract to my buyer?

      Yes, the agent is going to use their regular state approved contract. You tell the agent the terms to include in the contract. Then, once executed with seller, you assign that contract to your buyer.

    If the commission is divided between the agents 3% and 3% what about the broker, what percentage does the broker get, if the whole commission was 6% and it is for the agents?

    personally i would not mind paying agents liike 10% 12% for commercial real estate deals because to me the deal for what the net profit is worth is worth it

    Hey Jerry just a quick question, if you get a listing from the MLS under contract, how do you handle the buyer/contractor? Because he will most likely go visit the property to evaluate it.. and if they see the for sale sign on the property, cant hey look it up and see that its for sale for less thank what you're asking price is?

    Hey Jerry! Thanks so much for making these videos. I do have a quick question. If I get a house under contract using the double dipping strategy with the seller's listing agent. Then I find a cash buyer through an investor's listing agent on Zillow or Redfin like you've suggested in your videos. What happens to that agent? Will he just refer me to his investor without being apart of the deal? Will he want a commission as well? Will he automatically assume he's representing his investor as a buyer's agent? Or will he just give me his investor's info and move on? Please lmk I've been thinking about this for a while now. Thanks

    So from what I understand the commission doesn’t affect the wholesale fee or does it affect it a little? I just wanna make sure because someone said it does a lot and I just wanna make sure

      The seller pays the 6% commission whereas the buyer pays the wholesale fee

    What's the difference between a broker and a real estate agent? Can an agent with a licence operate without using all these big firms out there, meaning if he can exist independently? As a buyer of properties, does he buy these properties in his own money or represent a company that will be doing that? or as a seller does he make a profit from the customer too? maybe if the customer has to settle him for helping them sell their house or buy a house for them? If yes, is it legal and is there any disadvantages in doing so?

    Im 18 and still attending highschool. My grades were terrible (hoping they dont look back at those lol) and i guess you can say its abit early for me to consider real estate?? Idk but I want to go in the real estate agent field bc, dont blame me but the pay is good from what I hear (commisions and all lol) so I wanted to attend real estate schooling while im still in highschool or after and try to get my licencing, I do not know how to really get started, like do I just send advertising around town and wait for a call or something after I get my license or am I supposed to get hired by a company then a person? I may be abit confused but from a real estate agent to hopefully a future one, I'd love advice and words from whom who has experience/knowledge in this field, pls tell me what it takes and how to make it there from your experience so I can hopefully understand much better

    Hi Jerry! Quick question. If I submit an offer and it's accepted. What should I have the listing agent add to the contract to make sure it's assignable? Also do I have them add a 10 day inspection clause? Lastly, when is an earnest money deposit required from the buyer? I don't have the money for that so I fear that may prevent me from making an offer.. Or would I have to wait for the inspection period to end? Sorry I'm new but came across a great lead out of state so I want to take advantage! TIA

      Contract - if it does not have a “no assignment” clause then it is assignable.

    What does it mean when a listing says "Cash offers accepted, Investors ok, SOLD AS IS, no survey" . What does the no survey mean, is this something worth pursuing?

    Jerry had issue with realtor, I didn’t take your advice working on this deal. Always use listing agent. After submitting offer & POF , agent responded she could not submit offer, I was not end buyer with hard money lender. Does it make sense?

    How would I make an offer to a property that’s listed by an agent or to the agent but in a state where dual agency is illegal and only transaction brokers can handle that type of process? Will I still be able to lock up a contract?

      Depends on what the agent and the broker agreed to on their contract. Brokers usually get 10 - 60% depending on what tools, training, and support they provide
