I was visiting LA last week and went to Santa Monica. Its so sad to see the decline of once beautiful place. We went to a restaurant and the owner told us the place was indeed dangerous at night, and if someone ever asked for the time, they would snatch your phone or watch away and run off.
So many closed shops…
1. Investor gets a bank loan to buy a building. Puts 30% down payment.
2. Rents to a business. Business is good. Owner can pay mortgage loan.
3. Business becomes bad. Shop closes. Owner cannot pay mortgage. Gives building back to bank (no recourse loan). Owner loses down payment and any equity. Bank is now owner and must pay property tax for an empty building.
4. Bank loses money on their loan. Employees lose job. Government loses income tax from employees.
