Forest City has been gazetted as a Special Economic Zone (SEZ) with Singapore, and there is a high chance High Speed Rail project between Kuala Lumpur and Singapore will be revived, with one of its key stops in none other than the Forest City linking this city directly to Singapore. This is not a failed project, please read up before making assumptions like many others before you!

It might look like a ghost city but it has population living in it. My brother and his wife lives there with their children. As an introvert it really is a heaven for me. Forest city is actually a holiday destination for Malaysians especially to play golf and water activities. Maybe you are there during weekdays when most people are working. that’s why it is quiet. You also interviewed the staffs who are mostly local Malay young men. I guess this development does provide job opportunities for the local people.

Singapore is so expensive, they should allow for a certain percentage of Singaporean workers to live here. The rest should really be Malaysians. They should figure out an ideal price for the condos, that is affordable by local middle class Malaysians.

@@Arnold_X3the apartments are all sold out. They are already sold to the Chinese. The issue is the apartments have no resale value now that the area is a ghost town so they can't be sold as investment properties. And the prices of the apartments are way more expensive than is reasonable for the locals if they are buying for their own use.

It has an occupancy rate of less than 3% following recent stats. Skyscrapers are designed to accommodate dense populations.
Might change if they work on the restrictions but for now when you factor an occupancy rate of 6000 in city that was designed to hold close to 1 million people, shops boarded up, many unfinished places/ places already breaking down after 8 years. And especially when you consider the resale price of the properties have dropped in average by 40%, It's pretty safe to call this a failure ;)

Forest City" in Malaysia is considered a failure due to its status as a largely deserted "ghost town," with very few residents despite ambitious plans for a large, new city, primarily attributed to overreliance on Chinese buyers, strict travel restrictions during the COVID-19 pandemic, and concerns about obtaining visas to live there, leaving the development largely empty and struggling financially; the developer, Country Garden, is now facing significant debt issues related to the project.
Key points about Forest City's failure:
    Low Occupancy:
Despite being built on reclaimed land with a vision for a large population, the city has very few residents, leading to deserted streets and empty buildings.
    Chinese Buyer Dependence:
The project heavily marketed itself towards Chinese investors, but restrictions on capital outflow from China significantly hampered sales.
    COVID-19 Impact:
Travel restrictions imposed during the pandemic further reduced buyer interest and hampered development progress.
    Visa Concerns:
Uncertainty regarding visa policies for foreign residents in Forest City discouraged potential inhabitants.
    Developer Debt:
The struggling Chinese developer, Country Garden, is facing significant financial pressure due to the lack of sales at Forest City.

many you tubers and media have done videos about this.... from what i have read and analysed, china property developers and government often overly exaggerates their projects to mislead, hoodwink people plus generate extra interests and media reportings.... e.g. their will boast the plan / scale and money involved for phase 5 or 7 but actually only have money and real plan to build up to phase 1 to 3 ... the extra phase or expansion plans are merely for propaganda and hype and to trick buyers about the scale and connectivity .... never trust the Commie CHina chinese and companies.

The project collapsed because of government policy. Suddenly they want to curb Chinese people buying and end up, no one else can absorb such mega development, hence her collapse. The Malaysian government simply liked to flip flop on their policies and that's why even though the properties are not expensive, not many swarmed in.

Like the high speed rail project with Singapore. They just pulled out of the project after the Singaporean government made significant investments into the project.
The Singaporean government had already bought out a country club to develop it into a train depot.
The Malaysian government had to compensate a huge amount to the Singaporean government.
There were disagreements to the tender process of the hsr construction in the Malaysian part. Singapore wanted both parties to be privy to the tender and appointment of the contractors while Malaysia wanted autonomy in appointing contractors.
That’s what happens if you have a corrupted government.

Car is abt 200k cos theres certificate of entitlment u could use ur car only for 10 yrs & need to renew it costs 100k ++.msians get to keep their bike n cars for many yrs though.

From what I've seen and heard, the Forest City will be alright, many people already booked the houses recently especially foreigners from China, Singapore etc and some locals.. I believe that one day after fully constructions redeveloping and etc done by the Malaysian government especially the Johor Royal government who owns partially of the projects/the Forest City and also the said Korean investors that are keen to join to continue in the development of the Forest City, somehow there will be a demand for housing area there as it is nearby to new link bridge to and from SG and MY; and many Singaporeans are looking for new places out of the SG island to move to nearby relocations..

      Chinese
      and
Singaporeans are not prohibited from buying overseas properties.
In fact, Chinese have been buying many properties in Singapore.
And Singaporeans have been buying properties in the UK, Australia, New Zealand.
There is no reason to buy into Forest City.
Why? It is because it is just not a global real estate investment prospect. And after a decade of being a non starter, Forest City has the burden of being a good investment story.
That's just my point of view.
