I was queuing in a local branch of a high street bank and noticed a leaflet about a new bank account and mortgage facility for muslims. Basically no bank charges and mortgages set up through an offshore holding facility as explained in this vlog. I queried this with the cashier as to why I paid bank charges on my account and I wanted to be offered one like the leaflet was promoting. I was told no and my request was a non starter as I wasn't a muslim. I said was this not discriminatory and lack of access of services on the basis of my religion under the Equalities Act. I asked for a written reply from the bank why I was being refused an account based on my religion. Needless to say still waiting for said reply!!!

I was born and have lived in London for the last sixty four years and have seen a sure and steady decline in our quality of life over the decades mainly due to the effects of immigration and all the problems that entails, I don't need to list those problems as everyone bar the far left who wilfully ignore them will know exactly what I mean, but to my alarm over just the last two years or let's say since lockdown things have become far far worse to the point where I no longer feel safe to walk the streets or recognise the area I grew up in which is where I still live. As other commentators have highlighted, the scheme is available to all UK residents regardless of their theological leanings. If he did some further research on the average all in cost of buying via this 'muslim' scheme, he'd find that it would be more expensive than just getting a conventional purchase and paying stamp duty. However, they would still be paying it indirectly as under such schemes the bank purchases the property and in turn pays stamp duty. They they recover the stamp duty from the buyer via the repayments. So financially there is no benefit to muslims or non Muslims alike due to the fact that it's usually if not always more expensive via the alternative schemes. No. You’ve got this wrong and you must know you have. They buy the house, and pay Stamp Duty or they already own it. They take out a long lease with a bank. This lease would attract Stamp Duty being so long that it equates to ownership, under the anti avoidance rules. It is THIS lease that is exempt if it is merely to avoid the customer paying interest. They pay a lease “fee” instead. Then when the “fees” are fully paid they get the house back. This again is exempt from SDLT. See part 2.2 of The Guidance. The story is wholly wrong and without merit.

Stamp duty IS paid when Muslims buy property. A 2 minute google search will reveal this. The reforms that were introduced in 2005 were to stop Shar'ia compliant mortgages meaning stamp duty had to be paid TWICE. Both when the property is bought, and when the mortgage is paid off. The reform means that stamp duty only gets paid ONCE, same as everybody else.

I was queuing in a local branch of a high street bank and noticed a leaflet about a new bank account and mortgage facility for muslims. Basically no bank charges and mortgages set up through an offshore holding facility as explained in this vlog. I queried this with the cashier as to why I paid bank charges on my account and I wanted to be offered one like the leaflet was promoting. I was told no and my request was a non starter as I wasn't a muslim. I said was this not discriminatory and lack of access of services on the basis of my religion under the Equalities Act. I asked for a written reply from the bank why I was being refused an account based on my religion. Needless to say still waiting for said reply!!!

Property lawyer here. Stamp duty is payable. In giving the mortgage....The bank actually own the property. The buyer makes monthly payments to buy back more and more stake in the property (abit like shared ownership) .The buyer does pay stamp duty on purchase. Stamp duty is not paid only when the bank transfer the legal title back to the buyer once the buyer has made thier monthly payments to buy back the property!! Do you really think the gov would miss a chance to tax .Think about it

It's not true. For most mortgages, the person who buys the house pays the stamp duty. With Islamic finance, the bank pays the stamp duty, and passes the cost to on to the customer.

If the bank is exempt from the higher amount does that mean this is a loophole for individuals to purchase additional properties and still pay the 5%? I was born and have lived in London for the last sixty four years and have seen a sure and steady decline in our quality of life over the decades mainly due to the effects of immigration and all the problems that entails, I don't need to list those problems as everyone bar the far left who wilfully ignore them will know exactly what I mean, but to my alarm over just the last two years or let's say since lockdown things have become far far worse to the point where I no longer feel safe to walk the streets or recognise the area I grew up in which is where I still live. However, they would still be paying it indirectly as under such schemes the bank purchases the property and in turn pays stamp duty. They they recover the stamp duty from the buyer via the repayments.
So financially there is no benefit to muslims or non Muslims alike due to the fact that it's usually if not always more expensive via the alternative schemes.

I find this incredible that the government of this country should kowtow to Islam in this regard. I shall be bringing this to the attention of my MP to try and get it removed. Property lawyer here. Stamp duty is payable. In giving the mortgage....The bank actually own the property. The buyer makes monthly payments to buy back more and more stake in the property (abit like shared ownership) .The buyer does pay stamp duty on purchase. Stamp duty is not paid only when the bank transfer the legal title back to the buyer once the buyer has made thier monthly payments to buy back the property!! Do you really think the gov would miss a chance to tax .Think about it

Then when the “fees” are fully paid they get the house back. This again is exempt from SDLT. See part 2.2 of The Guidance.

Stamp duty IS paid when Muslims buy property. A 2 minute google search will reveal this.
The reforms that were introduced in 2005 were to stop Shar'ia compliant mortgages meaning stamp duty had to be paid TWICE. Both when the property is bought, and when the mortgage is paid off. The reform means that stamp duty only gets paid ONCE, same as everybody else.
