Could you elaborate a bit more on the rules and regulations imposed on developers? We lived trough 5 years of Sunway construction in Kelana Jaya, recently they have started phase 2 & 3 of this ridiculously overpriced Sunway Serene development. Phase 1 they worked 24/7, they were allowed to build whatever, whenever they want. Phase 2 & 3 the bore piling works is hideous, from noise levels to dust, to vibrations that can be felt as far as 50-60 meters away (damaging houses and infrastructure), developers that are cash rich like Sunway don't bother a second for rules and regulations, there pockets are deep, and they will build not for communities, they build for max. profit, not looking a second back after handover of the quality or neighborhood impact.

Bought their previous project. It was the worst in terms of build quality at common areas and number of defects.
