Hey Slayer, your guides are the best I have seen not just for RS but for anything! Got my quest cape because of you. My only suggestions after watching all of them:
1. Many NPC dialogues change based on progress so you may want to include the first word or something with the number (not a big deal, I know by your detail though how perfect you want to make them)
2. For this guide you may want to let ironman know their chance of pickpocketing HAM sets goes up tremendously if they start this quest then pickpocket, it will save them a lot of time.
Again, best guides ever! Wanted to be helpful if I could, you're the best
Pro-tip: Get your sets of HAM after you start the quest. Drop rates are dramatically increased (source: Mod Ash)

Heres a tip, go to the north part of the hideout, you can trap them between and thieve the ham guards between the beds. Also, make sure you talk to the elf towards the end when he says "lets go prepare for boss fight" or youll leave her behind

UPDATE: After talking to bob you must run inside of lumbridge castle walls and a cut scene will happen. After cut scene talk to Zanik

is it really though. 29 to 35 thieving atm and only got 4 pieces ( not counting the ones you get from the quest itself )
to go to juna you could also use a games necklace charge.
Make sure to wear Ham logo when going down the trapdoor with Zanik inside the create.

The soundtracks ingame are epic tbh, but I can't stand them if I play them myself griding the same area for hours.
Does gathering these '20 tears' within the quest, give you the XP in your lowest skill as well? I have already used tears (by mistake) whereas Slayermusiq1 hasn't before. Will this effect if I get the XP or not?

If Zanik doesn't grab your robes because of a follower and it seems like your cat or pet isn't returning. Log in and out to spawn the pet right next to you, pick it up and then talk to Zanik again.

If you are planning to do this quest and obtain the robes yourself, make sure to first start the quest since this improves your chances to obtain robes. Because of this, it is not recommended to prepare for the quest by collecting the robes in advance.
Died on my hcim due to the candles going out. Rest in pepperonis, but we move :^(
she keeps telling me that she wants to keep talking to ppl on the surface... but ive talked to everyone in the video and pretty much everyone else in lumbridge who can talk to me... but she keeps saying the same thing

you need to give directions like "dont select option 3 until their back i turned BEFORE ttelling us to select option three.
Joe H takes me twice as long when I double check to make sure he ain't leading me wrong. Lol

can someone help me please I have followed this guide precisely and Thee is not an NPC for me to follow, when i walt through the entire maze and talk to mistag, he says "who are you how did you get down here? we are all doomed!" and will not talk to me again.

The dwarf wont let me go down the trapdoor even though i talked to him wearing full ham robe. Now I cant finish the quest
9:24 you can also use games necklace
It won't let me inside the trapdoor after I have zanik in the crate. Dwarf says I'm not allowed in there when I try to enter. Then when i talk to him he gives me permission, makes no sense

You're carrying the crate when you try to go in/wearing the full H.A.M. outfit to include the logo, etc.?
I ended up giving up lol

Literally gave the tour of lumbridge three times to zanik and no cutscene. Didn't miss any people at all. had to skip the quest. No idea why.
you have to talk to someone at the general store so she can buy a hammer and bucket.
Just ask him if he's had enought of lumbridge and he will tell you what you missed.
