My dads had properties for decades , and always been brilliant, his trick was to always supply dishwashers washing machines cookers fridges etc because that way if there was a leak it would get fixed appropriately and he can do things like dryer vents getting cleaned etc because of the maintenance he delivers yearly cooker cleaning servicing white goods , his tenants realise looks after his property whilst they live there and always tells them if the paint looks grubby any issues with anything call straightaway easier to fix a small issue rather than it becoming a bigger problem, it’s this behaviour that has led to amazing tenants for the last 3 decades in several properties, I now know a lot of people who have adopted this practice and it seems to work well

Amazing time line! My tip would be: when you have to paint again before the next renter moves in,pick a warm cream for the walls that will go with the beautiful warm,honey toned,wood floors. Right now,the trendy gray paint is such a cold contrast that it’s almost jarring.😳😬😵💫(The gray does look fine in the bathroom with the white fixtures and white tiles.) ( I’m assuming that you chose the brown tone vinyl flooring in the kitchen to “match” the hardwood floors,but since it doesn’t,the next time you need to change the kitchen flooring,pick a gray vinyl,it will look amazing with the black counters and all of the stainless steel appliances.)🙌🏻 Cool versus warm!😉
Looks great but next time pick out the 5 gallon size from the big box store and stick with an off white color for everything. Maybe semi gloss for the bathroom. That way it is always easy to repaint. You can even do the ceiling the same and just spray and roll everything. Make your life easier as a landlord.
Great idea! Because of the time constraint on this project I was seriously considering doing that but I personally really like trim that accents a wall colour. I realize tenants don't care and im sure I will eventually switch to one colour for everything. I do use the same wall colour everywhere, special ceiling paint in bathroom ceiling and then semi-gloss white for all trim/doors. I use the same paint over multiple projects so hopefully if I need to patch it will match

that dryer vent is a VERY long run and not level--it could be a fire hazard with lint building up in it over time. inside of closets would be nice if painted--the floors look very good and so does the bath
Why didn’t you paint the basement before you added the hot water heater & washer dryer? While the basement was empty, would’ve been fairly quick & would’ve made a big difference if you’d spray painted the basement a light paint shade. I’d hate to go down to that creepy basement to do laundry. Love the way the house looks now but I also would’ve added new insulation.

The moulding, around the floors are beautiful. I hope that the small fire convinced you to always have a couple of fire extinguishers on site. That could have burnt down your house. Unless the tub was brand new why would you do all that tile work. It didn't look new and reglazing them only lasts or a year or so. Tubs like that are cheap.
Thank you, hard to find 10 inch moulding these days! Good point- I should have an extinguisher with me when soldering at least! Looking back I should have just bought a new tub or re-coated it. What I have done before (and actually doing right now on a new rental project) is coating the tub using a product called Epokel 2K. It creates a chemical bond to the old enamel covered cast iron tubs and looks amazing if done correctly. I like the rigidity and feel of the old cast iron tubs hence why I am re-coating and not just buying a new one. What I plan to do if the tenants move out is do the re-coat of the tub (and paint the stairs) then. I would just have to remove the first caulking joint and then pour the epoxy re-coat.
There are lots of different ways to do tub surrounds. What I did here was vapour barrier, hardibacker, tape + mud seams & screws and then tiles. you can also do densshield, tape + mud seams & screws and then tiles. You can also use Schluter products like kerdi-board
I did some summer landscaping jobs, a bit of roofing but most of this stuff I learned from youtube! I watch a bunch of builders, plumbing, electrical, etc. I also watch and learn from anyone who comes to my jobs (like my drywall buddies, gas guys, hvac guys, inspectors, etc)

The York furnace I had installed is pretty high end but not sure about the AC unit. Where I opened walls I added insulation but you are right- most of the structure doesn't have insulation inside. There is about 2 inches of insulation around the exterior under the siding (2 sides) but none at the front of the house behind the bricks.
To be fair this house is over 100 years old! Haha but I agree, there are some places, like in Norway and Sweden, where there is a lot more care put into construction.
@@PatienceMarie88 Yeah I agree. Its less about craftsmanship and more about cost/efficiency nowadays. These old houses I work on have beautiful 12 inch baseboards and 6-8 inch window casings. Nowadays you dont find that because it would be so expensive to make/install.

Lovely job, my one criticism would be that the shower head is stationary and there's no hose but apart from this, nicely done.

It’s not a flip- it’s a rental now. Kitchen fan is inside the microwave above. It vents up, through the cabinet and through that bulkhead to outside
