The seller is exaggerating the mileage of both the car. In reality X corolla won't give more than 9km/l in Dhaka city, and 1000cc car will only give 12+ mileage only if it's driven with 1-2 passengers. Fully loaded car with 1000 cc engine will give at best 7-8 km mileage in Dhaka city.
