The neighborhood of Jurica was actually first settled by American people who worked for TREMEC, a company that made car transmissions in Querétaro. You can still find some old American style houses that date from the 70s.
That makes sense now because they all do look like American homes I want to see where average Mexicans live and I'm sure it's not like this. I love the videos they're very interesting.

To be considered part of the top 1% in Mexico you would need to make 38k pesos per month. It seems you would have to be in the top .1% to afford this comfortably.
Seriously? That's only about $1,900 usd, or minimum wage in most US states.
@@Jeffhowardmeade yes, and my cousin is a loan officer in Mexico and she says that you need to make 15k pesos per month in order to qualify for a 500k mortgage. 😬
I’ve seen that stat you’re referring to and that was the top 1% of wage earners. So anyone who doesn’t work for a wage is excluded which doesn’t include any business owners, most doctors, dentists, etc. Since most people in Mexico who make a good living aren’t employees, only including employees skews the stats

The material cost is essentially the same or more than the U.S because of mark ups, however where you will see a cost change will be in anything where you pay labor like mechanics, gardeners, house maids etc.

How about healthcare….. getting cancer screenings ie mammos, colonoscopies, ultrasounds… How much would these svs cost and how far would one travel from the town. Annual labs. Getting script sunglasses.
Those would be substantially cheaper than in the US. Same for prescription eyeglasses. Hospitals are nearby.

That house was a really nice, comfortable house. Queretaro looks like a nice city as well. Is there any issue with flooding?
There's actually a lot of flooding during the summer. It's a perennial problem for the city. It happens everywhere, downtown, the suburbs, fancy neighborhoods, everywhere.
@@Mario_N64 Thanks for that! That's so unfortunate. Queretaro is so pretty to me. I've seen flooding in so many other areas. It scared me from considering other cities to retire to.
@@stephaniealbright8124 Querétaro was basically founded on a basin, a valley, there's a lot of flooding with heavy rainfall. If you want to avoid flooding completely, look for a home on the hills or elevated areas. There are quite a few neighborhoods with those features.

So, my plan has always been to retire and rent. The houses are beautiful but not in my price range. Is is possible to perhaps vary your vids to different viewers? Or maybe your channel demographics have changed since I first joined several years ago.

Hi Jordan...great idea. Ive watched a few of yur house tours, love to see whats out there. We did a vlog on affordable housing in our area(in Thailand). The houses here are much smaller, small lots, some neighbors too.close but with modern amenities and super low rents. Plus less red tape to rent out. Keep on trucking.

Hi my question is it close el centro of Queretaro it’s beatiful down there I was there in June and I loved it .
Jurica is quite far from downtown Querétaro. It's out of the city. It's a suburb.
I noticed that a lot of the stores and restaurants in the area east of Lago El Cajon have their signs in English. Are there a lot of people that speak English that live in or visit this area regularly?
Here in Monterrey (north east of Mexico) we have signa in english too.

Reminded me of Coreano Blog, I love that you are doing this! I would just ask you to try for the houses to be empty, that way you can do what you did in this video. The second is a beautiful home but far too big for my needs and too formal for my taste, of course, you could change out the furniture but at great cost.

Water bill over there in that neighborhood is sky-high!
Indeed, because most of the water used there is for watering huge lawns. And this neighborhood is not incorporated into the county, making most services quite expensive.

@@Mario-re2qp Yeah - I understand it is causing big hardship for people who are native there. Same thing here iin Arizona when all the Californians flood in - everyone getting priced out because of it. They shoudln't have voted in such draconian governor that made them want to leave.

The first one is a little over $300 us per year. I don’t know the number for the 2nd
Why don’t you explore the areas of Zákia and Zibatá in Querétaro? There are also good options in this side of the city. I live and work in the mentioned areas btw.

You talked about maids quarters in both houses. Is it common to have a maid or a live in maid?
Yes, I’d say a majority of the Mexican families that live in these neighborhoods have a live-in maid
Only upper class people in Mexico have live-in maids. They're too costly for the middle class. A few decades ago, the middle class could afford them.
I'm guessing mostly Americans that live there have maids. I just don't think a lot of Mexicans use maids they have so many family members that probably take turns maintaining their homes, that's what I see here in America.

@@ritahubschen6426 The Mexican population the USA is accustomed to seeing tends to be the economic migrant kind. I would know since that is my family background. The same could be said of most immigrant communities from any part of the world. However, Mexico, like all other countries in the world, has different social economic classes. The working class/Middle class and the Wealthy. There are wealthy Mexicans who have maids and do not have particularly large families. Not at all Americans are the same and the same can be said of Mexicans. There are white Americans from Appalachia, white Americans from Missouri, white Americans from California, white Americans from NYC and all from varying classes and economic means. Please do not generalize and over simplify.

4000 isn't that crazy. The average person burns 2000 a day and that's just sitting around
@@IntensePeppers it is crazy. I work with athletes everyday. High level testing, Vo2max, control eating studies...... Average person 1 hour hike 400 calories depending on heart rate, past experience, health,..... We offer $200k to anyone that can burn 4000 calories on a one hour hike around a relatively flat area.
I always try to figure out whether NOTB folks are living in homes, or Mexicans living there. Second home Mexican. Then, I always wonder why people are moving. 😀
In Querétaro, it's usually safe to assume it's Mexicans living in the home because they're the vast majority of the population here

I wonder about the history of earthquakes in the area, and if the brick/block details would fail in a strong earthquake.
Earthquakes are irrelevant in Querétaro. They have no effect on buildings.

I know right I live in the outskirts of Los Angeles CA you couldn't even buy a garage for $200K. I live in a two-room little bungalow I love it but it's freaking over 1000mo+utilities. simple two bedroom apartments run between 2,600 4,000 k a month. that's why most people are leaving California 🤨
Lol $70 per month HOA is ridiculous for such a small home (2nd Location). Heck I have a $1.2 mill home 8000 Sq foot, 3 garage, home in the US and my HOA doesn't cost that. Our HOA has bin collection etc, no way I am even considering that $70 per month HOA fee. Or could that be the the non Mexican residents HOA fee ? That fee just doesn't make sense to me. Just be careful and scrutinize such fees.
But do you get 100s of acres of beautifully-landscaped areas, parks, and dog parks? I bet not. I think $70/mo is a very good deal for what you get in Vista Real.
@@TangerineTravels I live surrounded by cedar forestry with walking trails, hiking, 4 wheel / off road tracks but that isn't the responsibility of the HOA. Mine covers common grass areas being cut, snow removal and salting. Surrounding grounds has nothing to do with community fees.
Danng I pay $180 HOA fee, i live in a 950 sqft condo, 2 baths, 2 restrooms, one car garage, and waterpool. And I live in the second poorest city in the U.S according to some stats.
@@MonterreyLiving what you pay $180 bucks per month or the year ? Does your HOA include parking fees ? Big difference when you add in monthly parking into the HOA fees. For that second house he would be paying $70 bucks a MONTH just for HOA - no parking.
@@TangerineTravels why does paying HOA fees for maintenance of hundreds of acres of land that is not yours got to do with HOA fees. Anyone could go walk those same trails and use those dog parks, so why you paying for the up keep.

Why are they seling
Some people inherit those homes and they can't afford the property tax. Or utilities. It's an expensive neighborhood that's not very fashionable anymore.

These are not average homes they're more like mansions. we have these homes in Beverly hills and scattered all around California. California but they're considered Mansions so I'm a little confused why you call them homes? I considered them to be villas or mansions. the utilities are super cheap you don't want to know what we pay here now in the States 😳
These are not mansions for Mexicans at all. Mansions are buildings, these are just big houses
They're not mansions. Those are homes for the upper middle class. You can find mansions in much more upscale neighborhoods for the mega upperclass, especially in certain areas of Mexico City like in Lomas Alta, Lomas de Chapultepec, Santa Fe, Jardines de Predegal... in those neighborhoods you can find mansions with armed security guards, so getting access to those homes can be tricky unless you are hired as a realtor. You can also find some mansions in San Pedro Garza Garcia in the state of Nuevo Loen, which is considered the wealthiest city in all LATAM. My wife works in real estate in Mexico and one time we had to go to one of those crazy rich neighborhoods that I felt so out of place haha but it was a weird feeling seeing all these armed security guards. We were visiting another realtor who had her office in the same building where she lived.
@@MonterreyLiving so obviously the normal class Mexicans never even get to see these Mansions they're all out of their league. How scary to have armed guards on standby where you live ,wouldn't that make you feel weird? That just tells me that the crime is pretty high that you need armed guards.
But is there a soup kitchen nearby? Fight food price inflation by visiting the soup kitchen every day. There is never inflation at the soup kitchen. It's always free. The only downside is that you have to be tough. Fights, stabbings, threats and foul language are the norm at soup kitchens. Put on your prison persona and you'll be fine.

As I watch and listen, and have not heard the price yet, I'm guessing Jordan won't mention these things when he divulges the low prices. You will need to pay cash. These always very vertical with close neighbors. Show us a ranch home on a 1/3 rd acre. The lots looks 1/10 acre. Buying with financing means 10 o 15 yr loans, higher percent down payments (30 or 40%) and higher interest rates (15+%), in MX than in the US. So, down payments and monthly payments are not cheap. MX has no mortgage deduction for income taxes. The prices in the US would be lower too if lending was this tight with no tax benefit. Yes HOA's are cheaper, but there is an absolute need to be in a home owners association for cleanliness and security (or you won't have it, a bad thing). CA shacks can be bought with FHA 5% down financing, and 6% 30 yr loans, in places without HOA fees. It is all a give and take the market settles.

Queretaro is not a city I'm interested in. I think that around Mexico, excluding CDMX, most people don't think of Queretaro as a destination.

I recently moved from the U.S to Mexico, and Queretaro was one of my options. Actually it was: Merida, CDMX, Queretaro and Monterrey. At first I didn't know anything about Queretaro until i went to a Wedding from a friend who also lived in the states but with family in Queretaro. Long story short, we ended up choosing Monterrey as our home, but, I'd definitely would give Queretaro a try. I like the Mexican vibe of antique and modern w/out the chaos of CDMX. But you're right, Queretaro is only popular to folks from CDMX.
All these homes are huge that's not the idea we normally have of Mexican homes but how many Mexicans really live in these homes aren't they mainly all built by Americans for their comforts I've never seen a Mexican family live in a home that spacious. As you probably know a home that big in the States is usually in the millions unless you go to an unpopular State it's probably cheaper. I'd like to see a home that a normal Mexican family with lots of kids owns you're showing us beautiful American looking homes which I love but I'd like to see how a real Mexican family lives 🤔
These houses were built for the Mexican upper class. They're located in exclusive, affluent neighborhoods. Regular Mexicans live in much more modest, cookie cutter houses.
@@Mario_N64 well yes that's what I thought these huge houses are not for the norm, it sure seems like there's a lot of these spacious homes for sale or for rent ,way more than in the US. I went to Jalisco years ago and the normal homes there we were escorted into had dirt floors ,so it's an extreme different environment.

It's only 25,000 USD. This is what most people who are not living in poverty can afford. A tiny home in a cookie cutter development in the outskirts of town.
Lots of really nice houses in Mexico, but 95% of the lots are dinky! 2000 - 4000sq.ft. is typical. Such a huge country, yet houses have lots far, Far smaller than in the USA. 😒🤷
3,000 to 4,000 sq. foot lots seem pretty typical for suburban areas on the west coast. Residential zoned land is around $10 m an acre so larger lots are cost prohibitive.

Is it pretty humid in queretaro?
In the summer it does get quite humid, about 75 to 80 percent humidity, mostly at night.
