    Three on the job chaps just talking about the job. Brilliant. Truck driver shortage and increasing wages for them are adding costs. I will never be bothered about paying extra for quality. And all three of you are quality

    I love those situations where you have two different screed levels and two different build ups that have to marry up for a continuous finished floor. Not stressful at all!
    And hearing about these sorts of problems. It's like being read a diary of my life! Still lovely work. Everybody makes mistakes. Everybody. And the situation changes out of your control. It's how you deal with it that counts. We had a very similar situation with a bath like that. The bath cost £5000, custom made to order and came from spain. Was a nightmare!

    Lovely video Roger , what a great team of professional. I can’t believe the price of materials have been hiked to such an extent , very worrying situation for you all. I know from lads I used to work with that everyone is very busy , but if materials become to expensive it must at some point affect the amount of work done . As a retired electrician materials have always been a big part of the cost in my past life , so it will be interesting to follow some of my ex colleagues to see how it all pans out .     This is the most relaxing thing to watch. Even when you're belts and braces, trying your absolute best, reading the warning labels, instructions, checking constantly you still end up sometimes (very rarely in James case) looking like a complete twot from the customers point of view re the bath waste leak. I suppose it is the same in a lot of professions though. As long as the standard is high shit can happen.

      I have a mate who told me years ago not to fix that broken door knob or whatever. He said "That door knob is like a moat around your castle, your wife can't get passed it and if you fix it you are letting the drawbridge down. Once she is in you will be looking at a list of jobs that last your whole life and possibly longer. Just leave the door knob and she will moan about that and nothing else. Then all you have to do is learn to shut it out of your mind". Good advice that I failed to follow.

      👊... To late for me but I'll pass that on to my sons....
      Some of the best father to son tips I've ever heard...
      After 15 years of doing a self build and having to learn every job while on the job she's had to put up with many draw bridges and terrible failed events but we still battle on through the piles of rubble and leaking roof....
      Why did i think i could build my own house??? 😂😂😂
      She liked places in the sun and i loved grand design...
      Fu## knows what we was thinking but we thought we could do it.... So now I'm in Spain with a ever growing house / garden and we learnt exactly how powerful the tel lie vision is.... Needles to say we don't watch it anymore 😂😂😂😂

    I think materials prices have got to go down. People won’t be able to afford to have the work done if the prices stay as they are or get more expensive, so they’ll put the job off until next year for example. That and the possibility of holidays getting back to normal meaning money is spent elsewhere means that the supply chain of building materials will simply have to drop the prices again.

    Great Vid Roger - On the subject of the massive rise in heavy side material prices - it would be great if you could pin down and interview one of the buyers /managers of a large builders merchant to find out why there has been such a rise and when if at all the prices may return to a sensible rate - I for one have had quite a few customers cancelling projects as they are too dear once i have re priced them!!

    I remember 40 years ago when I was a young carpenter I made the carcass for him and her sink in the ensuite for an architect in Wimbledon , when the worktop came the labourers carried upstairs and unfortunately one of them dropped it so therefore it broke in half , this made the owners suicidal but when the sink top broke the foreman said put the kettle on he will live forever I’m not sure about the Architect

    With regards to the click down LVT i have had issues with some installed against a 6 meter bifold door, with the really hot weather we had, client opens up the door and the floor becomes like jelly with the sun on it and it is also to hot to touch. (Even with the correct underlay)

      The click LVP still requires an expansion gap (dependent on the room size) if it's a large room I'd say you want minimum of 5mm either end. If you can't manage to cover that with silicone you'll have to go with a Scotia or a quarter round conduit. With a bit of luck that should stop the floor buckling up. There's not really alot you can do for the planks getting hot in direct sunlight. If it's a problem with the door shut you could possibly apply some sort of UV film to the window but other than that I don't know. Realistically any flooring will get warm in direct sunlight, but ceramics will probably stand a better chance of staying cool.

Me and Al were doing an Anstone porch for one of our viewers and we were short of stone so he drove off to Leigh to the only local suppliers ( where he got the rest of the stone from ) to get a couple more metres ..... “ sorry mate we are all out “

    My son and i are in a different position, we have stockpiled when possible and managing to keep the job moving. Unfortunately the price increases in both timber and metal have eaten our contingency fund we built into the quote and now has cost us labour time as well in doing the job and possibly having to leave the client with an unfinished extension because the budget cannot stretch anymore. The increases have eaten 1 x 6th of the budget away mounting to about 2 months labour cost. There is no accounting for this in any quotation and exceptional on normal prices and increases and leaves both us and the client in an awkward situation with the build.

    Nice vid, real honest. Them double WHBs are getting popular eh, practical though if the bathroom/en-suite is big enough. My heart sank when you said about the bath leak, glad you sorted it though. Material prices are crazy at the moment, hopefully not long before it calms down. 👍

    Tiling is superb, Great work by James and Ian as always. Timber has gone up globally due to many factors. The biggest of which are disease and fires most likely caused by global warming & climate change and of course a knock on effect from Covid. Last I heard Canada is reducing exports by 40% mostly due to disease (including pest damage) in trees. Fairly certain that USA is being heavily affected by fires. So when global demand is the same (or higher) and supply is constrained then prices go up.

    Well done lads superb workmanship just don’t know how you would price a job of this size and and a timescale for the client . Wounded if you stuck to the budget ? How long did this project take start to finish ? Was it worth it ££ in the end ? As a business point of view .     Question not related to this video, I have a stone clad wall over a solid wall and I think it absorbing water as the internal wall is damp when it rains. Had the roof and gutters redone a couple of years ago so it not that. What would you recommend to stop the stone clad absorbing moisture? Not sure what type of stone as it was fitted when I purchased the house

    As Roger said, here in Australia we are also very short of Building Materials & the price has sky rocketed. It's been a trend for a long time here now to use Steel frames, There is a New Estate just down the Road & the Majority of new Homes are Steel Framed. This also helps with the Termite Problem & of course all the Steel is straight. I have never worked on one but they come on the back of a Lorry & go up very quickly. Do you know that this could be a Trend in the UK somewhere down the track.

    Not keen on the idea of using silicone on wastes. I recently changed three basin wastes that were siliconed and it was a nightmare removing it. Apart from that, as usual your videos are exceptional. I always look forward to the next episode. Thanks for showing the mistakes as well as the perfect finishes.

    Please could you describe the layers of the walls for the extension over the garage? Did you use cement board directly on the outside of the studs and then render that? Or did you use osb, breather membrane, counter batten and then cement board?
    Just interested because I’m planning a render-finished garden room and wondering if I can save money by skipping the osb?

    I never ever use just the rubber/foam washers that come with all basins/baths/shower wastes. I ALWAYS use Plumbers Mait.

    Suppliers now only guaranteeing materials prices for 7 days! What most people don’t understand is that all the companies have been sucked up by a few large companies including timber processing. A few making a killing. Some customers starting to wobble when they hear the materials have added £5k to the price!

    What was james using to dot and sab the elements board? I've just gone a wall with kst adhesive. Mixed 20kg bag with 4 litres of water a d found it very loose. I was expecting it to be more like plaster board adhesive.

      He used board adhesive. You are right about the tile adhesive, It doesn't have enough body for dot and dab.

    In that room 2.05, I notice that the sockets are exceptionally low down. What is that round disc on the wall? I like the colour on the walls, what is it? Seen similar and it had some trendy name - elephants breath

      My guess for the round thing is a WiFi network repeater or other ethernet access point like that.
      If it's true that sockets need to be 40cm off the floor, that's ridiculously high, just measured mine here and the lower edge of the outlet is at 23cm, 40 would be half way up the wall! Silly! 🤔👍😅

      New builds are the only properties with sockets placed at 400 high. If you are adding an extension you can place at existing level. Regs came in a few years ago for sockets to higher for disabled access.

      It's a Unifi WiFi access point, why they didn't go for the in-wall type I'm not sure, might be availability issues on them at the moment.

      @@richardhasted4445 I thought socket outlets, (and I haven't checked tbo), new builds had to be 1000mm high for disabled and switches similar. Seen a new build installation and they look shite.
      I install my S/O about 400mm FFL and switches at 1400mm FFL.

      To comply with Part M of the building regs it's actually between 450mm to the bottom and 1200mm to the top. Sockets therefore tend to be 450mm to the bottom and 1200mm to the top of light switches etc. The exception tends to be room stats where manufacturers instructions should be followed to ensure they perform as intended. New builds only mind, retrofit can be mounted at the heights of the existing in the property which makes sense.

      I’ve often thought that but the floor layers we use are so good that you wouldn’t know if it was under or not and also if there is any kind of problem with it they prefer it this way as it’s easier to take any parts up to change them.

    Nothing about timber but builder merchant told me that HS2 had drawn away materials like cement, aggregate, etc. from the small people.

    Listening to people putting time into getting floors completely microscopically flat makes me think that our priorities are getting pretty weird in the west. And I say this as someone who has to do this stuff myself. It always makes me question why we're doing it. Is it really adding a lot to anyone's life?
    I often find myself in the situation where I feel like saying to the client 'look, just give me the money and we'll pretend I've done it and I'll just have the next couple of weeks off, and you can have exactly the same life you would have had regardless of whether I'd done this job'.

      For LVT you're not really going for microscopically flat, you're going for smooth. Even that nice screed that's been done on this job wouldn't even be close to where a good floor layer would want it. The biggest issue I usually come across is people have furniture that rocks. Because most of my work is in new build plots customers aren't very understanding when their table rocks. In today's world of modern technology I would have thought reaching SR5 (which is basically screed regularity of 5mm over a 2m length) wouldn't be too much of an issue, but it turns out it really is.

    Clients dont need to be "understanding" about the cost of materials going up. You need a contract worded, " as the cost of materials, transport and waste disposal is outside our control, this is an estimate and not a definate contract price. We would therefore recommend a reserve of £X in order to cover such unforeseen increases".

    Why fit LVT up to skirting as opposed to under the skirting

      It's perfectly ok to fit LVT up to skirting rather than under it. The stick down variant doesn't require any expansion gap, so with a careful installer it should look like it's going under the skirting anyway. The reason this is done usually comes down to timing. In my experience the builder usually sub contracts out the flooring work, but they want to finish all of their bits before they get the floor layer in rather than having to pull off the job for 2-3 days and then return to finish up. Even though most LVT is pretty bomb proof I still wouldn't recommend having builders traipsing over it while working, all it takes is one screw on the floor that someone scuffs and that's the end of your flooring. Chances are you'll still have to have a silicone bead even if the skirting is on top to stop any draughts and hide any small gaps to the floor.

    The amount of jobs where I’ve been out to replace those flush shower units. People always regret it. I just recommend the surface mounted ones with the 150mm fittings. So easy to change when they go wrong.
    Brexit is the default argument for some... I was told be the American market is buying it all up from Europe at inflated prices because of their shortage.

    It's getting to the stage the jobs that i do arnt going to go ahead because of the price of material... their wages haven't gone up 3 times.. its a joke.. steel has gone up timber insulation and concrete.. then increase in diesel electricity is going up 9 percent gas 18 percent.. yet people want you to work for the bare minimum.. i don't know where its all going to end up.. the big lad is always going to be able to drive the small lad into the ground..

    Big issues at the moment not only all these major infrastructure projects like hs2 etc taking huge amounts of materials, not helping but then shortage of lorry drivers covid etc. What a disaster for the industry.

    I can’t for the life of me understand why manufacturers can’t produce a waste fitting that seals correctly and easily. Even with the big name brands you still have to be extra careful and cautious installing them.

    The simple fact is that the shortages are a combination of factors, post COVID demand spike, shipping & containers and yes Brexit (HGV driver shortage and new customs arrangements - no-one wants to hear this bit of course!).

      HGV drivers have a hard job in horrible traffic on our crowded roads, sleeping in lay-bys and getting their curtain sides slashed open and loads stolen.
      Very few people want to do the job for the money they were offering which was hardly more than the minimum wage. They have gotten away with it for a long time but it comes home to roost. Brexit has been one factor in the shortage of 'cheap' drivers so has covid and that has pushed up demand for U.K drivers. Hauliers are now having to compete in a scarce labour market and drivers can now start to enjoy a decent wage which is long overdue. Sure it will lead to price increases but that is the way the world works. We need to train more drivers and pay them properly rather than simply importing cheap labour all the time. The same goes for the building industry but no-one want to hear this bit of course.

      @@SkillBuilder Indeed it has sadly been a race to the bottom on pay, terms and conditions, not to mention the lack of facilities for drivers! But this won't be some kind of 'new order', the race to the bottom is driven by consumers, many of whom won't enjoy price hikes when they were sold sunlit uplands. I can't see whole sectors just accepting this as the new norm and they will try and drive it back down somehow.
