As a Realtor I tell me customers don’t let the news scare you and no rates are not going back down so stop waiting on that. Get a fixed rate and don’t get more house then you can afford that’s it that’s all…. Also those that flip properties get the work done properly. I’m seeing too many that are done horribly. It doesn’t benefit you because it’s NOT going to sell

Very true about programs. I’ll give you an example. NY is a state. NYS and NYC has section 8 programs. Section 8 also has sub division programs such as vash, project base, EHV and etc. Nyc have other programs offered through various funding sources. Some city, some state . Nyc has sub programs like city fheps, sota, pathways, project reconnect, and more. States like Texas have section 8 offered from local and state housing agencies. Then there are other short term programs like CCA.

30:27 yes you were properly for your mortgage when you bought your house in 2016 2017 (around that area.) But now in 2023 the cost-of-living has gone up exponentially and if you take that into account you would see that people are actually not qualified to live in the home that they are in. So people are underwater, even though they have equity. I personally feel like what we will see is that people will try to take out lines of credit on their home to try and make up for lower wages, and the growing cost of living due to inflation. And they won’t be able to handle it. 80% LTV plus a slump in equity…. Bad bad bad.

Its always the same but it seems every generation has to relearn the lesson. You have inflation. The fed raises rates. Mortgages go up. Housing goes down. People slow down the purchase of goods that go into houses. Companies start to lay people off because business is slowing or there is fear of a coming slowdown. Layoffs continue until a recession starts, the fed lowers rates until unemployment goes back down. My stock portfolio over the last 2 years is massively down against my bitcoin using Thomas Fuller strategy. In my view Bitcoin has been one of the best holds during this uncertain market. My Bitcoin portfolio have been on a rise although the rates are capricious wiping out some of my profits i still have about 13.7' btc! worth of crypto assets. I can take a drop down to 20k and still be doing better than my stock portfolio.

Trading with an expert should be the best strategy for newbies and busy investors like me who has little or no time to monitor trade thanks for sharing.
