Honestly, if I had the money and because there's always a mention of shady/shaky builders (of course, there's shady builders everywhere) I'd find a reputable builder here in the States and fly them over there with me to knock out a home. The initial cost will be more but completing a home on the first attempt without major hang-ups is always a huge stress reliever.

With seven bedrooms and a few bathrooms? Swimming pool and a massive yard? Right now truth is people who owned their own houses in the states don't really owned them. Beside property tax there's the water bill and mortgages which most people still paying on lands that they thought they owned actually belongs to the big banks......connected to the Federal Reserve and I.R.S. I read a very sad story about a black mother who lived in a four bedroom house built by her great grandfather in the early 1900s. She became ill and couldn't pay the property tax and water bill. The bank took the home away from her and her children who were still in school!!

So sorry to hear of your terrible experience with the builder. What I’ll recommend is to deal with a reputable construction company with a good track record and enter into a proper contract with them with a Bill Of Quantities. You could then mobilize them with an advance payment say 25% of the contract sum after they present an advance payment guarantee/bond from a bank or insurance company so that your money is insured if they even run away with the advance payment. You could then set payments to when they hit key milestones such as completion of the foundation, ground floor, roofing etc.
As a matter of fact you should just insure your building projects by asking your contractors to submit Performance bonds/guarantees as part of your contracts. Just my two cents for you guys.

$230,000 worth every dollar, its definitely cheaper to build even with all the hassle and stress of building, especially if you're not based in Ghana. I think its worth dealing with the hassle of some of the untrustworthy people of Ghana i.e. contractors, builders and in some cases family members chopping the money etc. But is worth building your own at least you get to decide the size of spaces and put everything you wish in the design. Its definitely worth the hassle to achieve this. Great architecture with generous spaces. First thing that came to my mind was Le Corbusier house somehow, the spaces are amazing

Wonderful, informative interview. Very sad to hear her builder defrauded her. Love her positive spirit. But, it is so easy to happen to anyone.
Unfortunately, I know someone who, for about 6 months or so, she was duped by her builder in Ghana, who took all the money she sent him to build the foundation and walls (It was supposed to be her retirement home) and pocketed everything. The builder sent her photos of the build, as it supposedly progressed. In actuality, there was no build going on, at least, not on her land. The photos were actually of a previous build the builder had done.
It was all so traumatic, where, on a visit to Ghana, she went to the site (without notifying the builder) to discover no build going on. My mum was the first person she came to tell. I remember the day so very well, and all her tears.
Yes, wherever you are in the world, London, Cardiff or Accra, never give a builder, landscape architect the whole amount for the job.
Ask for a list of materials needed, you order them, you pay for them and have them delivered (as long as your site is secure).
For a large part of a job, say a roof, only give the builder a third or a quarter at a time, and give more as you see each section of the roof has been finished.
We had an experience where a fencing company, took all the money to cover materials for two fences, one for our neighbour's fence, and one for our fence. The company never built either fence.....

I agree that the greatest thing about Ghana is the people. They are welcoming and friendly. There are nice apartments and homes available in Ghana. The infrastructure needs work, but is sufficient. I think most ADOS (Black Americans) could live in Ghana fairly comfortably. Yes, South Africa has much better infrastructure and it is very much like the US in many ways. ADOS will fit in South Africa very easily. I mention ADOS because that is what I am, and I have traveled to about 30 African countries. I am in Cape Town South Africa right now.

Miss Vanessa, thank you so much for this video. Nana is such an amazing lady, so down to earth. Actually, it is always good to be present and supervise your own construction anywhere when building in Africa. The land, the building and pretty much everything could cost not more than a 110,000(HUNDRED AND TEN THOUSAND DOLLARS) for full completion. It was a learning experienced for her, notwithstanding she will still come way on top if she ever decides to sell the property due to the demand of beautiful homes like hers in Ghana.

A very beautiful and warm lady and a fantastic interview! Nice house, well planned and very innovative. Aburi is always a nice area to be due to the cold climate as a result of the mountains. I do detect an East African accent and not the typical Ghanaian accent. Shows how much we are influenced by where we grew up and where we lived. Another good job Vanessa! Thanks for keeping high the flag of Ghana. If all Ghanaians abroad would think of a house like this, on even a smaller scale, their retirement years, especially when they retire on fixed income, would be much more comfortable.

If I’m not mistaken, you’ve never been on the continent before and like all other folks like you, you think you have all the answers.
You’re already talking about bringing lawsuits and things like, well all I can say is , good luck in your endeavours
By the way, I don’t just talk for talking sake, I have homes both home and abroad and I’m actually professionally involved with builders and I have done so for over 20 years !

First of all, when I made my first comment, it wasn’t directed at you ! Somebody was saying they had noticed a pattern of problems with builders on the continent, so I commented that it wasn’t a problem limited to Africa, and that as a matter of fact even in the Uk where you expected things to run smoothly, there was a problem with cowboy builders. You didn’t have to allude to the fact that my comment was pointless. You could have said whatever you wanted without attacking me.
I’m not going to waste any more of my precious time going back and forth with you, you’re not worth it and at the end of the day, I’m not the one who thinks they know more about a place they haven’t been before ! Just one last thing though, I wasn’t aware that where you’re from, people go to university to become prostitutes !! I guess one learns something new each day !!

What an amazing lady Nana is. Her house is original and stunning. I really admire her sense of style. I weeped for her when she mentioned the roofing contractor run off with her hard earned money. Shame on Ghanaians who behave so badly. If anyone has used reputable, honest builders who do a good job without ripping off people from the diaspora please post here to help others. The larger established construction companies are usually a safer bet but they often want 20-30% fee on top of build cost which can add up to $30,000 to a $100,000 project. Most people find that too steep and end up relying on family members or smaller builders which come with a lot of risk.
