    I've known of houses that had three layers of shingles on the roof. Worked fine.

      Or self insure if you don't have a mortgage unless your state forces you to carry a minimum of insurce similar to insurance for your car.

    Insurance companies are on something lately. The one we have for our family property up north has threatened to drop the house insurance because of what they referred to as inoperable vehicles. Switching insurance companies was not an option because, last we checked, they are the only ones that will insure with a wood burning stove in the house. Almost 20 acres and some of the vehicles have been there 12+ years. One of them has been in the family for like 17 years. SMH.
    Your roof looked like it was okay to me compared to my fixer upper house. Lol

      @@SimonSaysDIY it's kind of an it is what it is situation, but in my case it forced me to be overly ambitious and get things done. The short timeline is what's killer. Feel bad for you too with the way prices are on things and you having to do that already.

      Yeah, they will typically let you know when you have to replace the roof.

    A properly installed metal roof will never need to be replaced… saying they last as long asphalt shingles is an absolute and boldfaced lie.

      I was surprised to hear that too. "Never" is a pretty strong word when it comes to roof replacement, but to say that it wouldn't last considerably longer than an asphalt shingle roof makes me a bit skeptical. Cosmetics may be the only justification I can think of, but a standing seam metal roof installed properly should last a very long time.

    Generally, switching insurance companies isn't practical. They will all have the same problem with the roof. You might be referred to a state list of companies who will provide high risk insurance at very high cost. Forget about finding a company that just doesn't know. Ask me how I know! (You can guess.)
    Seniors on Social Security and limited income can really get blindsided by this. Ask me how . . . nevermind. The sad thing is, especially in rural areas, it may be cheaper to just move. And that's how ghost towns happen. It would be cheaper to governments and society for there to be programs for roof and home repairs than to lose rural communities and small (family) farms, but try to sell that idea. And no, the weatherization program doesn't cover roofs.
