I respect you for having a strong stance for not advocating to use affordable housing schemes as an investment vehicle. Before I started looking into houses, I had always thought of it was an important social check & balance especially when income inequality is getting worse. My parents have also told me not to consider it as there will be people who need it more than us, especially your B40 groups. Just because nobody calls out on the abuse, doesn't mean its OK. Your actions will be an outflow of your character & I fear that if enough people do this, we're gonna have a major housing crisis in our lifetime.
Hi Sean. I appreciate your statement in the video description 'as a responsible capitalist', you will stay away from affordable housing projects. It reminds me of my former General Manager who earned around RM40k and he won't buy a property if he 'overqualified' as he understands the main purpose of affordable housing is to provide roof over your head, not expanding your income portfolio. I hope rest of us carry the same mindset. Cheers!
Kudos. Tahniah, syabas. Don’t encourage rich people buying these houses preventing poor people to have a house. You might not think youre rich, but youre richer than the poor sad people. Kesian them. Now let them live
Good luck Mochi! Thanks Sean for sharing about Residensi Wilayah. I think consumers now are flooded with data and should think for themselves. Weighing pros and cons before making this big decision. Need someone like you to help curate the massive amount of information that comes in for it to make sense.
Thanks for another insightful discussion. Our Malaysian housing system doesn't work because all the parties involved in the industry are on the gravy train.
But unsold completed units of rumawip are open to investors due to bad location and surroundings. Agree with you it is affordable housing scheme, the needy should be prioritized.
that's true. I was considering to buy Rumawip project as my first house, for own stay purposes, but the developer required a big amount for the upfront payment so that they can sure we are really going to buy the house. I thought it's an affordable house to make sure everyone is able to buy a house, but it's kinda messed up. thank you so much for the input Sean, you're the best !
Some projects utilize post and beam construction with infill walls rather than shear walls. Those you can hack, provided get approval from Management Office/MC.
Hopefully you also have a series that regarding problem of the rumahwip. Some of the rumahwip build many years also cannot completed and developer not proactive to build.
Before this i booking vista danau kota, but after going to the site, the project is so fricking near to the tnb wire (pencawang elektrik), the facilities is near to the wire. Then i cancel booking.
Hi bro . Really good sharing. I just accepted the rumawip loan today. The reason why i chose this house is for own stay (since my wife parent and my parent stay nearby) and also for investment purpose (location wise). Im planning to rent this out 1st because im working quite far from danau kota and im sure eventually i will take it as an ownstay. I'm afraid that i won't get this opportunity to secure a house nearby my parent in future. I feel quite terrible after hearing your explanation about rented it out. Great if you can share you thought on this
I honestly bought a rumawip unit at Gombak specifically for long stay, but I was moved to Johor due to job requirement. I didn't mean to exploit. But I had to.
Developers of affordable housing know very well that their projects will be selling like hot cake. I have encountered a number of developers (eg AK, PV, SW) collecting illegal booking fees upwards of rm15k months before the project launch. After enquiring with HBA and KPKT, I came to a conclusion that there is little to no enforcement over this law and that we poor house buyers will just have to live with this. Big developers are like owners of fast cars who drive above the speed limit knowing very well they can afford the fines. Oh well, beggars can't be choosers now. We shall wait for MP Sean Tan to raise this issue to the Parliament :P
very difficult as I discovered purchasing my first property. Both banks are hesitant to give me the loan, on the third attempt the agent got it from her sister who is a banker. My advice, it is better get a credit card and maintain for a year, don't have to use too much just show the bank you pay back monthly on time.
For me, it's possible (I have completed payment for all other loan months before i applied my loan). The approval process is quite slow tho as some bank "allocate quota" for such individuals
Hi Sean, It is a very good briefing! Thank for your honest advice. Just need a bit of confirmation advice is Sunway Belfield with unbeliavable reasonable price is a good investment? We did all your advice checking and looking pretty good especially the price they are offer now
When I start applying my housing loan, i dont have any active facility as I have fully paid my PTPTN and car loan. (My cred score is good) There is no huge deal with application, just the approval is quite slow and it will eventually get approved. Sometimes I do not get the logic why bank rather prefer those who are still paying loan rather than someone that has completed repayment with zero late payment.
@@ZXXZZXXZ bcoz banks need to know the applicant’s borrowing behaviour thats why. Try explore the 5Cs of credit. It might helps u to understand bank’s loan assesment :)

Hi Sean, could you advise your opinions about properties in Denai Alam? Thinking to buy a new unit for own stay purpose. Location will it be too far (working place in SS2) and if there is any limitation of the price appreciation?
Hey Jui Foo, since it's for own stay. Do run the Weekend Weekday Test. And since it's for own stay, you'll know yourself the best. Whether is it too far or not is purely based on individual preferences. Thanks for watching!!

The term for a wall that you cannot remove or hack is a load bearing wall. It is supporting the building structure.
Thanks for clarifying!!

Is it a norm to rent out residensi wilayah? Can it be done or is it illegal
I do not encourage people to make investment out of a product that was designated to help people own homes. Well, that's my take=)
Thats a noble take but is it illegal?
@@PapaZigg The SPA clearly mentioned can not sale in 10 years. No mentions about rental, though.
