I think this is a good opportunity for the client to have a warm room, insulation between and over rafters instead of between and under rafters. What do you guys think?

The building that I'm working on is a side building for leisure, but links with the main house. The ground floor is a snooker room, gym and has a shower, no cooking facilities. The loft will have new dormers front and back, so cross ventilation should not be an issue. I think the build up of moisture within the building will be limited. We are going to submit a full householder application. You are right with the external appearance and this is my concern too, the warm room approach will increase the ridge height by 100-150mm. The building is at least 30m away from the road and is screened with trees, but is within a conservation area. Do you think I should take the risk? Should I maintain the ridge height as existing and have insulation under the rafters lower vaulted ceiling?

會,所以通常太陽能板供應商都會做個評估,之後可能需要強化/改做原結構先再裝太陽能板,但隨住科技發展,太陽能板變得更薄更輕更有效,詳情要同供應商好好溝通。

清潔就要搵清潔公司,但一定要註明係loft及提出有咩工具進出,Loft 門款式及大細。
Loft的維修一般就係boarding公司,或者roof repair 公司,一般roofer未必會接維修工作。
至於可信性,透過同佢哋的溝通,有冇專業資格或者團體認證,網上及用家的評語等等。
多謝分享。可否講吓屋嘅外牆係磚定板(唔知係咪咁叫)易保養。睇屋見好多外牆一條條黑色或紅色眼淚,恐怖。
另外問同村朋友買屋前做surveying問題,佢哋話report好流,所以無做,到底實際情況如何?謝謝你哋。

紅色或黑色的淚痕,有機會係普通污漬,更大機會係藻類植物,需要用化學濟甚至專業人員去清潔。
關於survey report,好多人都有類似的討論,首先每個人的風險管理唔同,買家的背景唔同,搵專業人士的要求亦唔同,所以搵的人的結果更唔同,所以好難有結論。

多謝3位講解loof既知識。有野想請教一下。本人住既係new build,係屋頂邊邊位,gutter同邊邊最後果塊瓦仔之間位有空位,近排有雀仔進入,我估已經築巢,入面有雀仔BB,bb爸媽係咁來回飛返黎 捐入去鍡食。我問過發展商或pest control,暫時無得搞,要等bb長大飛走,再封個網阻止進入。我睇完先知塊 membrane其實通風,唔掛之得近日近牆邊,我估計是gutter同牆中間有空隙,有d雀屎漏左出黎,幾條水積咁。我問題係,睇片睇到有關塊 membrane 只係透氣。請問塊野易唔易爛呢?大唔大機會整爛入到個 loft呢?有乜建議可以搵乜人去處理/清理,或修補個問題?(如果發展商只幫助封個網)感謝3位。
我諗好難俾到意見您.雀仔都有機會破壞membrane. 建議您等雀仔走咗之後,跟發展商report一下,睇吓佢地會唔會幫您攪

位於屋頂瓦及次木結構下的一層透氣膜,主要作用係透氣,及將倒汗水帶去Soffit 位置方便排走或者蒸發。
其實啲木會唔會油蟻油?
本身結構木都有唔同的treatments,包括左防蟲,之後就比較少聽過需要重新再上「蟻油」

每間屋都會有唔同的設計,平頂(Flat rood)的屋就無loft,少左儲物空間,擴建機會,保溫亦不同。
但,「我沒有六呎高,我亦會待你好」,無話無loft就無咁好的結論。
