Loved your Vids! Thanks for your help, but I have some questions please? I used a Product from Lowe's called Black Max, made by Black Jack, and it was the 6 Year Stuff. I did everything you did in your vid, and the Blacktop was so clean you could server dinner on it! I live in Central PA, Near Hershey, BTW! I sealed any cracks I had, and No Foreign Matter whatsoever was on the surface! I used both the brush, and squeegee in the manner you did as well! I applied 2 coats, as per instructions on the 5 Gallon Buckets too, and spread each in the desired thickness, as instructed also! So, after about 6 Months, or so, I noticed flaking beginning, and was Not too happy at all. I did Just the Parking Apron and it cost well over $350.00 of Product! Here we are about 3 or so years into it, and I'd guesstamate 80% of the product has worn off! Warranty Claim....forget that! Useless is an Understatement there! I am frustrated and at the point of having someone else do it with a Solid Warranty......but, if you can suggest a better product, and suggest anything as to why it flaked, (And has ruined our carpet in the Whole House too) and has Not actually sealed at all, I'd appreciate it! The Driveway is 11' wide and 50' long, and extends to a parking apron of 45' Wide, and 50' Long! The Aggregate is showing, and small area's of cracks are appearing in a few spots on the Apron! Thank you Sir for any advice you may have? I Might try again this year to do it myself, but.........

For the last 14 years, I have been using a local company to seal my parking lot but after 2 years after each sealing session, the sealer peeled off. They did clean the surface with a powerful blower. I kept thinking is it because the company that sealed my parking lot added 10% Water to the sealer from the plant. I mentioned this because they would put my water hose into the sealing truck tank and turn on the water. By comparison, I also notice that the sealer used by our local city on my street do not peel off like the sealer used on my parking lot. In fact, the sealer used by the local city absorb into the asphalt without peeling. Can you help explain to me why my sealer would peel off after about 2 years? Is it because of the water that was added to the sealing material? What kind of "rubberized" sealer do you recommend from stores like Home Depot and Lowes. Looking forward to your reply. Dave, it's not the end of the word you're getting wrong, it's the beginning. You're pronouncing it like there's an extra h in it... "ashphalt", whereas the dictionary shows the pronunciation as "as-fawlt". Maybe it's the accent or a regional thing (apparently they like to say ashphalt in parts of Canada) and you just need to separate the two parts a little more when you say them. "az-fawlt. Although you may want to come up to visit Saskatchewan, Canada this summer, perhaps check out Beaver Glen camp ground at Prince Albert National Park, I'm most certain sealing a driveway is not on your bucket list coming up here to visit. Lol Hence I need to watch your videos so I know how to do it properly. I'm a journeyman sheet metal worker and a perfectionist myself, I don't (least I think I don't or try not to) do shit work. For myself I put my name on everything I do, not in marker, but mentally. I'm a sheet metal worker, it's my trade, I should be the best I can doing it. There are those that do my work and simply don't care, they only want payday, which is very unfortunate because I see the work and shake my head thinking: "If you don't love what you do, then why did you get into the trade and continue to do it? Just do the rest of us a favor and leave the trade if you don't love what you do. Save us the shame of having to go look at/fix your shitty job that you did because you don't care."'
