Here are my three home buying and investment keys:
Key #1: Don’t allow distance to prevent you from buying in your desired market. Just be sure to have an experienced and trusted advisor in the city who can visit the properties and give you an honest rundown. I bought all six properties virtually without seeing them in person but I had my contractor and property manager visit & inspect all properties and send me videos of each.
Key #2: Get homeowners insurance immediately. Don’t wait.
Key #3: Educate yourself on investing in properties, read books, attend seminars, etc.
Bonus key: If I can do it, so can you.

3:10 shes getting insurance but she'll make her tenants get premise liability insurance but i wouldnt you can negotiate premise liability i surance as the tenant because Most building owners have it on the entire building Which she does But most building owner will still require you get 1 million dollar premise liability insurance

When i worked for robert durst he bought Two buildings in Brooklyn ny for 8 million dollars in feb 2011 and 24 months later he sold both buildings for 23 million dollars * google it if you like* the amazing part was when him and i would laugh at the fact that in the 24 month's he owned the 2 buildings he never stepped foot on the property Never even went in the buildings Thats player thats boss
