I agree with Divya Rao. Definitely attend some auction/ open houses for better idea. We did the same before we bought our properties here. If your office is in North Sydney, I would say stick to looking at Kellyville, Box Hill, Ponds, Schofields side. Additionally, the Indian community is more concentrated around those areas rather than South West. South West is too far and very hectic to travel especially during peak hours to North Sydney. Both our offices are at CBD so we find South West very convenient (though we have been WFH for past 2 years as well).I would not go below 400 m2 as you know house value depreciates over time but not the land value. The rooms are pretty small including the master suite which is a big No... Personally we didn't like the newly builts we saw, as we felt the construction quality is pretty clumsy compared to 8-10 year old houses. The new houses are pretty impractical ethu kaattu kullara katturaanga..Chumma show off thaan vera onnum illai...Also when you plan to sell the house after few years, most of buyers prefer bigger plots.This is something to be kept in mind while investing here.
