For the newbie if you are actually trading in the crypto space and you don't have a sound mentor. Then you are certainly going to get liquidated in 90% of your trades. Yeah that's the sad truth. Think about this, in what world do investors pay TWICE as much ($20) for half the "return" (5%)? If no one can answer that then you know you are being scammed.
Another viewpoint is the cap rate is the return you’d get if you bought a deal cash. So if you bought $1M building that produces $60k a year in NOI, your return would be 6% which is your cap rate. (Typically higher asset classes trade at lower cap rates because the value of the asset is higher, so it’s less return you’d get). So if a class C deal is trading for a 7% cap in the area, then you’d make a Million in equity on the deal he just described

Only then is the CoC calculation correct and if you don't finance it will be the same as the cap rate although they measure TWO completely different things. Here's the SCAM! I sell you $100,000 NOI at a 10% cap rate. I tell you that that is a 10% RETURN !!! You'd be a FOOL to pass on a 10% return right? See here's the figgers 10% cap rate = CoC without financing. Of course I bought the $100,000 NOI using the market cap rate comps at 12.5% V=i/r $800,000=$100,000/12.5% You paid $1,000,0000 so I flipped it to a novice for a quick $200,000 profit!!!!! Now you still bought at a 10% cap rate but overpaid by $200,000. Do you STILL think you have a 10% "return"? You be cucked!! SHAME ON YOU GRANT CARDONE.

If rents are $200 less than they're suppose to be, that tells me the units are probably run down. Repairs and upgrades could be very costly with 32 units. Takes a big chunk out of that $1 million. I'm no expert. Just thinking outloud.

He just showed you the math on a perfect world, assuming you have the money for the down payment regardless if you have money or not… Also, you need to include renovation for all units etc.. which you can absolutely get your return on the investment but it will take you years at least 5 or more to get to this number., He is just showing you this so you can get excited and invest with him. ✌🏻😎

He just showed you the math on a perfect world, assuming you have the money for the down payment regardless if you have money or not… Also, you need to include renovation for all units etc.. which you can absolutely get your return on the investment but it will take you years at least 5 or more to get to this number., He is just showing you this so you can get excited and invest with him. ✌🏻😎
