    Don't forget about taxes, maintenance, repairs, tenants who don't pay, tenants who destroy things, not being able to find tenants/ extended vacancies, HOA fees, landscaping, insurance, paying the management company, etc., etc., etc. These things will really eat into your profits. You'll need to have a significant amount of cash on hand in case things don't go perfectly. You have to ask yourself; if it's so easy, why isn't everyone doing it? Proceed with caution, please.

      The property management company handles like half of those complaints and they are very inexpensive. I pay 80$ to 100$ a month per property’s I own. HOA is annoying but you give a large down payment down and you can really maximize your profits. With taxes there’s many loopholes to where you don’t pay shit. Please do your own research guys. I like buying in big city because the amount of people looking to rent in the city or near the city is crazy and will pay crazy amounts

      No risk, no reward. The truth is the tax benefits alone while you have a W2 and are in the building stage completely wipe out any expenses you’ll ever have. Insurance takes care of the rest. That’s what people don’t understand.

    Just what I needed to watch. My husband and I are administrators of our farming business and our own properties, as well as small pensions. I am almost 46, my husband is 52. We have started saving for retirement from the farm and maybe live off rental income, I would really appreciate it if you would do a video on how to earn passive income online and retire comfortably let's say 1 million bucks.

    Yes you can, my neighbor did it in 10 years, they were both making about 90-100k a year. There first house was a dump for 30k he worked on it on his two days off. Now they are both retired in Taiwan in their late forties early fifties. They had properties in Mississippi and Florida.

Cali is insane RE costs here in Florida there's tons of new opportunities daily look in neighboring states even Nevada ain't that bad I've looked at some real estate there.

    A true invested stays in the market long term and does not panic. I never panic in 2008, and bought the best deal in Real Estate- a house at 5.5% at $50,000 that now is valued at $185 K

      I started with a duplex as well. I now have the duplex, and 3 single family homes. All rented. Would love to get a multi unit...but hard to find one at a good price right now. I have a property that has a single family house, but zone for multi property....so I'm looking into building a 2nd unit on that property now. More affordable.

    I sold a couple properties in 2020 and I'm waiting for a house crash to happen so I buy cheap. In the meantime, I've been looking at stocks as an alt., any idea if it's a good time to buy? I hear people say it's a madhouse and a dead cat bounce right now but on the other hand, I still see and read articles of people pulling over $225k by the weeks in trades, how come?

    Building wealth involves developing good habits like
    regularly putting money away in intervals for solid

    I made my first million from going diverse, mainly

    It does seem intimidating at first, but the key is starting small. You don’t have to buy a big property right away. I began by investing in single-family homes and renting them out. That alone started building my portfolio.

    I bought a land just over an acre.
    I bought that through a loan.
    I built 4 fairly big houses on the land.
    I live in my own house a couple miles away from that land.
    All the 4 houses are up for rent.
    I’ve payed all my loans off.
    And I’m living a life doing what I want whenever I want ✅
    And I don’t have to worry about my bills or how much money I am spending ✅
    Looking to invest more in real estate

      Lemons I’m 28. And it depends on which state you are in because some have cheaper lands than others. But if you spend around 12,000$ you can buy a reasonably large land. Then it’s up to you what you want to do with it

    For newbies, be aware that this is a grossly oversimplified scenario. For one thing, you can't get a mortgage on an investment property without at least 25% down payment. Two, it's easy to see comps for house purchase prices, but it takes a lot of research to understand the comps on rent prices. The trick is to find a place where renting is more expensive than buying, but those places are less common because of this very type of scenario. Three, you have to remember that rent number he's using is supposed to be net income, not gross. So you have to think about costs for taxes, insurance, maintenance and vacancy when you're researching investments. All that said, real estate investing is a good tool for wealth accumulation. But it isn't foolproof.

      What about FHA. They’re saying you can live in one unit and rent the others and pay 3.5% down… FHA loan limits have increased too.

    Depends on a number of things. What interest your paying the back. Whether its interest and Principal or just interest only. What period of time the loan has been taken over, How much tax you have to pay the IRS, The bank wants to see how much your income is to support the repayments, If you borrow the deposit from the equity of another house, Revolving credit for example, you have to pay the interest on that as well as the interest and principal payments on the next rental. So your income from rentals may be NEGATIVE, meaning you owe more than what you get in every month. Also at the moment house prices are high but they are either coming down or static so no capital gain. Then you have to get tenants in .. Many tenants never look after the place. Lots of things to consider.

      Absolutely. This video is too simplistic. He adds cash flow to the value of the home as your net worth. NO! Cash flow is to pay back the loan, property insurance, property taxes, rental income taxes, maintenance, possibly some utilities such as trash or water. My landlord pays for all that.. You are not gonna keep the whole cash flow in your pocket. And the unit will not be rented 100% of the time all the time. Gotta account for that too.

      Unfortunately it's very hard to find cashflow properties in my country, because the inflation and bank taxes are not as low as in USA...
      Usually the rent payment is around 4-6% per year, but the bank taxes are over 7-10%, so the cashflow will be negative...

    Bought 7 properties last year. Flipped 1 and rented 6. Flip netted $70k which rolled back into purchasing rentals which currently flow $3000k/mo with $400k in equity. All money rolled back into buying more properties. Still have a full-time job. The goal is 150 more doors in the next 15 years. To be clear - this is very hard work, at least at this stage. You don’t live rich by any means. Wealth generation does not mean more discretionary spending (big house, nice car, boat, etc.). I still live paycheck to paycheck and have to budget so I don’t run out of month at the end of the money.

      Mark Ippolito this house was a 4/2 with no master suite, and we turned it into a 3/3. It was a full gut but it was in 2.5 acres. Bought it for $115k, added $65k. Sold it for $250k. New plumbing. New electrical. Added three patios, new kitchen, 3 new baths, new flooring, etc. We did all work, so it took about 3 solid months.

    You have to at first build enough capital where you can have you basic living expenses eliminated through cash flow. Get to the point where you can afford a triplex that needs some work or utilize private money lenders(not hard money lenders) to get you in the deal, utilize brrr to refi them out, and from there you are off. Keep getting a few deals in, but if you make your first deal successful with your investors they will spread the word if you ask them who they know that would be interested in 10%. From there you decide where you want to go. Also this process will be either three to six months to get the capital from your deals if you are smart with budgeting. Depending on your connections, it could take a good while before you find a distressed multi so start building your connections beforehand.

      I often wonder how people who have lots of money managed to save it. Sell the current home, buy another home. Renting is money thrown away. My current house payment is half (or less) of what I would pay for the same living space in rent.

      I always thought the 30% rule applied to rent or mortgage payments including taxes and insurance, but not utilities. At least that's what I look at when I'm evaluating a potential tenants income. In any case, if it cuts down substantially on child care costs the move seems worth it to me. Pregnancy can be tricky and you may not be able to count on the wife's income, but it sounds like they have enough of a safety net if she can't work for awhile. However, if I were in these people's shoes I would consider not only selling their current house but offering to buy the house their relative owns. Sounds like those relatives don't really want to be in the landlord business either.

      Jiany Star Massa vich if a person doesn’t make 20% of his total monthly income of his first mortgage, he can take additional risk. However, if 40-50% of your monthly income can be taken by your mortgage you should wait till it goes down to 20%. It is not that hard

      Jiany Star Massa vich For example, if i am left with 4,000 a month after paying my bills. I want my mortgage to be at 20% which is 1,000 before i focus on getting another rental property. This is less risky for me because if i have too many vacant units i know i still have 80% of my monthly income to take care of these.

      interest is already accounted for. When he says "cash flow" it means net revenue after all expenses, including interest.

Technical analysis overly predicts the movement of assets prices regardless to what is happening in the wider or broader market. Essentially, the procedures involves studying the paths of a particular asset movement in the past so as to establish a sustainable pattern that can be used to predict future movement of an asset..

    Great video! I’m 40 and I’ve realized working for someone else is never going to give me financial independence.
    I have a question:
    So everybody wants to be a millionaire right? I mean who would say no? I 100% understand what you mean when you describe how to build your wealth. While you’re a millionaire in assets and on paper you don’t exactly have that million bucks in liquid form. That leads me to my question.... you need daily income to live and support your family. So how much money do you put in your pockets every year as a “millionaire”???? Also how many properties are a good idea to own? 5? 50? 1,000? Is there a point in which it becomes unmanageable?

      great question, in short yes owning a lot of property is a handful on your own but that's putting the cart before the horse. if you want to invest be mindful of your income. having a job goes a long way any job. how much cash flow you have depends on many different factors but generally after a year options open up to open up with a property allowing for more income. in general shoot for something you can live in and rent out at the same time. this could be a room or another unit like a duplex. this will allow you to live with very little relative expenses while having someone else pay for your mortgage, property tax, insurance, up keep ect. as well as giving you experience renting. you can use tools like remortgaging to increase your relative income as well. when you're ready to move up you can expect that handling anything more that 100 units at one property OR more than 4 properties will become to much for the day to day. i cant stress enough that having stable income for the first few years is necessary for managing financial stress. I hope that covers it

    I bought a 12 unit 2 bedroom complex 5 years ago, which I just sold. Paid $810,000. Just sold for $1,500,000. Used a heloc for the down payment of 20%. Am clearing $700,000. None of my own money. Still own 2 other rentals, which I may still sell. This made me a multimillionaire. It was certainly a lot of work and not for the faint hearted.

      I'll have up to a 5 million dollars in portfolio as profits made in a space of 3 years by march 2020, met this investor at a public offering and he was doing quite well with investments, works with Amazon and will be retired next year, Keagan Botsford. Long story short, I merged investments with his in index funds and cryptos, now here I am.

      Easy, make a startup, get investors, build your business over two or three years to multimillion-dollar levels sell the business to someone else. bank on the difference, rinse repeat. After 15 years or so of starting and selling multiple successful businesses (keeping stocks along the way) you'll be a billionaire.

      @@maj429 Lol, not easy at all, 90% of startups fail, even if you get investors, you have so many other fees.
      Employee fees, office lease/rent fees, accountant, lawyer, consultants, managers, equipment, marketing, etc...
      And on top of that, your idea has to have an unfair market advantage, meaning it has to be something that people are willing to pay for and use. Even of the 10% of startups that succeed, it takes 5 to 9 years to go from initial funding, to a public IPO, or selling of the startup to a bigger corporation.
      Plus, you always have to watch out for patent rights and infringement, and the fact that other competitors will copy your idea and bring a similar product in the market.
      I'm not saying it's impossible, but it sure as hell ain't easy to start a startup and become a billionaire.

    Yep. It works. I'm a millionaire through real estate and stock investments. But hell, it's more difficult doing this in Toronto, Vancouver, San Francisco, New York or any other mega city with really expensive real estate. You better have a high income, partner or save a large down-payment just to buy your first real estate. Toronto real estate alone is already averaging $1 million a house.

    Man, this video gave me a ton of questions. Yes, I know that companies make investments without having enough assets and take the risk of getting indebted, but AFAIK, this risk is far higher for people. Then, if he only paid 20% and has to pay 80 000 back, but get´s only 2 400 per year, then this would take 33 years to pay off the debts! The interest rate would really hurt!
    Plus, I´ve never seen houses so cheap. I guess a 50m2 flat costs at my place at the very least 200 000 and the rent is 1500 per month! Plus, you need to take into account renovations after 10 years, insurance, paying lawyers, paying facility managers etc. and all that doesn´t include any actual net income!
    Sure, you can hope that the housing costs rise and sell again and thus get rid of your debts and maybe make some income, but that´s quite a gamble. Today, housing prices are ridiculously high and chances are they will fall with the next recession... 2009 was only the beginning, as no problem was solved!
