If people follow your advice, I think that they will be happy with the results. Over the years, I have also worked with really horrible contractors and even professionals who should not have been in the business. On the other side, I have had contractors that I hired who were very good at doing what I wanted done but also confident enough to tell me that something was not a good idea or there was a better way to do something. Believe me, I reused these guys and gals whenever possible.

Fabulous video!! So agree. We are going thru a fireplace redo right now.....was very careful when hiring a licensed contractor, he is an independent mason contractor and woodworker (made our mantle and corbels). Have had a couple of hiccups (due to his personal problems....death in the family, home schooling etc), however we are on the downhill trek and should be done this week!!! A few gray hairs added, but, not bad!! And our stone fireplace should be gorgeous!!!
You will always remember the end result and over time, the headache and struggles fade away into the distance 😅

I have worked with a nightmare contractor before...so I totally agree with you - when you find a contractor you love, pay his premium fee and hang on to him for dear life!

Very helpful, thank you Julie! We suddenly decided to completely renovate our bathroom (taking down a wall and stripping everything to the brick) in November last year after I realised the feng shui won't again be suitable until 2022. The only plumber I could get was an engineer who was just going into his own plumbing business so he wasn't clueless and he was recommended, but turned out to have ADHD so it was a bit like herding cats. In the end he did a lot of the tiling, at about 6-7/10 quality and didn't fully complete the job with the tiles but thankfully all else was done. I project managed the entire thing and found that I was reasonably good at it, and all other tradesmen were brilliant. The bathroom ended up looking really good in the end, with small imperfections, and it was done before March 2020. Yay!

"Skimp on materials but not the contractor" - makes perfect sense! We're about to remodel the 1930s kitchen in our 1800s Cape Cod house, but we're also going to do a pile of other projects too - moving a door, removing the kitchen stairs, repairing floors and ceilings, potentially replacing mid-1800s plaster walls... As we're about to embark on meeting with prospective designers and contractors, your advice is especially relevant.

thanks for all the good advice. i am doing a kitchen remodel soon. i like working with an individual contractor whose reputation is riding on his/her own skills rather than hiring companies with a lot of laborers who dont have their own skin in the game. if the individual cares about his work, you tend to get better craftsmanship, but of course it depends on the size of the job.

Always hire the right skill level. Hire a handyman to do basic stuff that you would diy if you had the time. Do not hire a handyman to install a water heater or do any other advance/specialty job. In all of the trades there are different skill levels. If you need your house re-piped, hire a master plumber. The same goes for electrical, carpentry, etc. The more major/detail the work is, the higher the skill level needs to be. Also, any major work (especially with your kitchen and main bath) needs to be done by someone that has been highly vetted. If you decided to take a chance on a contractor, then start them off with a small project and see how that goes before giving them a larger job. Following these rules along with not paying a large advance up front will eliminate 95% of all problems.

Thanks for referring me this episode. I now have a list of pertinent questions and things look for as I begin my process. I recently had a plumber come through and discovered some those surprises you mentioned. Because of that, I plan for an electrician to come and inspect before I begin the renovation my 50's home. I am working from home, mostly, right now so I feel I might be able to oversee sub-contractors. But now I am curious if hiring a general contractor might be affordable and give me some peace of mind. With each episode, it feels like you're my personal design consultant!...
I would get multiple bids to compare just in case 👍🏻

I would love for you to expand on this idea. As a soon to be first time homeowner, I will be searching for a semi-fixer upper home. Can you give input on painting, DIY vs. professional, and what should determine what I can realistically do. Another question is with limited funds going into my first home, where should I focus a remodel first i.e. kitchen, bath, etc. and what can wait until the budget allows for more renovations. Many thanks for the wonderful tips and content on your channel!
Always prioritize kitchen and bath remodels, in that order. Those are the two main areas that add value to your home and the first thing potential buyers look at when home shopping. I always leave the painting to the pros even though I consider myself a skilled DIYer. But painting/ cleaning is where you can definitely cut costs. Thank you for watching!

Wow. This was very helpful. I'd love to see a video regarding line-item-pricing, what should be a part of that list when determining the project costs. Is it extensive, like flooring material details/costs, cabinets, each light fixture, plumbing fixture, window choice, crown moulding details?
Yes, all of the above PLUS all the details you want in the space. Budgeting is your responsibility Nannette. Every home (and every client) has a different and very vast list. There’s also a ton of hidden costs behind the walls once you open them up.

I have recent experience in renovating my Annexe. I have learnt.. never go for daily wages workers but always make it done on contract, as Julie suggested, and before starting any project ,have or get complete knowledge about materials and their costs . Never leave project on contractors entirely, keep check n balance with smile and little appreciation.

My condo had water damage from a broken water heater (my upstairs neighbor). I hired a contractor to repair the damage & do additional work that I’ve been wanting to get done. During our consultation, I emphasized what needed to be done & what I wanted done, and that I’d be out of the country for two weeks, so I they can communicate via email. A week before I left, they started demolition. I stayed in touch with the contractor via email & 1 phone call while I was out of the country.
When I came back, to my horror, they hadn’t touched my project since the day I left. Come to find out, the contractor had a bigger job that needs to get done, so they pulled the workers from my project.
What I learned from this experience: before signing the contract, agree & write down in the contract, the approximate date of when you expect the project to be completed.

Our story. Wrong size of balcony door. Door and the window stick together, so they install all together at the same time. But the door was the wrong size. The problem was that the producers had the subproducers and they made the mistake when reading the plan with measurements. The producer didn't want to acknowledge the mistake at first, but then somehow we got on the same page what is wrong and they had to unmount the window/door complex and mount the new one.
I’m glad they fixed their mistake Ladida! Mistakes happen all the time, it’s best to find a team that will stay accountable. 👍🏻

Had a big renovation project some years ago. Very detailed design, including new electrical wiring, plumbing and everything... For some reason thought we could pull it off by hiring individual contractors. It was a nightmare! Two month of constant stress, arguments and back and forth between old and new apartment. Never again 😒
This is when a general contractor is of great use so you don’t have to deal with everyone separately. I feel your pain!

Me and wifey are planning a master suite.The contractors i chose specialize in hvac, electrical, and plumbing .They do home remodel but its not thier calling card. I chose thrm because all trades are im house and they are experts in the most technical part if the job. Im curious about their " frame game" i curious to see what it looks like . But i belive we will be ok. I know they on on pointon the tech side!! Km ecxited and curious
One thing I regret with my contractors is that we did not check their status or monitor their work every day since we live an hour away. It’s a vacant house before we moved in and we left some personal belongings in the garage with the side door locked. One day we found out that the contractor’s huge ladder was left standing leaning towards our house and someone broke in from the window, got the garage key from the master lock inside the house, and stole many things from the garage... they also stayed for a while and ruined the brand new carpet we just installed...they were there even before us!! Luckily, the stolen things were not too much of a value but it’s such an annoying and scary experience! Worse housewarming gift ever! The contractors of course denied they had anything to do with it, and since it was a vacant house, no internet no camera installed..so we don’t have any evidence. However the police said no signs of forced entry so it means that the windows were NOT LOCKED by the contractors. Also why the ladder was left in our backyard unattended in the first place? LESSONS LEARNED: monitor their work frequently, Be present if you can, always be cautious of the things that could expose your house in danger. Burglaries happen even in the safest community!
Oh no!! I’m so sorry to hear! It’s true though, contractors know exactly what security systems you have or have not installed so always try to install cameras before you hire a team or have someone regularly checking the job site. I hear about construction sites being burglarized all the time from my contractors sadly. 😔

Purchase right after the permits and plans get approved Judy. Finish materials should be ready for installation even if it doesn’t get installed at the beginning of construction. Lead times vary so you don’t want your project to stall waiting on materials.

Hi Julie! I've been watching all your videos these last couple of weeks and loving your outstanding content, you definitely had me at Kelly Wearstler! I'm a realtor by profession and styling homes all the time. Love, love, love it. You are bringing us all such incredible design inspiration! Got another video idea for you...could you give us your opinion on mixing chandeliers/pendants in these crazy open floor plans we have? I'm trying to figure out my own dining/living room ceiling light situation for this combined space. The space reminds me of your dining room/lounge area, except we just added a fireplace to the living room/lounge side. There are currently two ceiling light opportunities-one centered in the dining zone and one centered in the living room/lounge zone-the two sockets are 14 ft apart. Could I have two complimentary chandelier/pendants or should they be identical or do I ditch the living room/lounge chandelier/pendant idea and add recessed lights in that zone? Then there's the kitchen/eating area...I know we can do what we want...(ha,ha) but I want it to look beautiful, warm and a little luxe not haphazard. What are the questions we should ask ourselves when it comes to mixing lighting? Could you do some looks? Thank you much!!!!!

Complementary! I don’t like matchy matchy anything except for symmetrical nightstands. You don’t even have to match finishes, just coordinate them so there’s a dialogue between the two pieces without saying the same thing.

Can you please do a video on how to layer area rugs? I don’t know if this is a new phenomenon but I’ve just learned about it and I would like to buy a patterned area rug but I feel the pattern is too much for my space to be an 8 x 10 but I would be open to a smaller version of this pattern but a larger neutral area rug. Is that right? Can you make a video to show how to layer area rugs in the living room?

Do you suggest for a renovation such as kitchen going through like a Home Depot/ Lowe’s ? And when do you know or should you get an interior decorator for say a kitchen?
Not for cabinets, but tile and fixtures- yes. Hire a designer when you can’t figure out the schematics of what goes into your dream kitchen Anani. If you have everything picked out and you can move forward with confidence, no need for the designer and work with your contractor to execute your ideas.

This was awesome. Wish I would have watched this BEFORE signing on with my current contractor. I have been asking for a timeline, but there is always an excuse. I'm really stressed out and need to know how long project is gonna take. Mind you this is a 203k reno...supposed to be done in 6 months max and he has only done demo....always an excuse for everything.
Maybe time to rethink your direction Fatima? If you’re dissatisfied now, it’s best to have another conversation before you continue to spend money, time, and efforts. Sounds like he is prioritizing other projects over yours, so get what you need to in writing to move forward with ease and better communication 👍🏻

Hi Julie, Thank you very much for this channel. I just bought my first home and I became an interior design student (I am a big fan) as I want to create my dream home. The issue I am contacting you for and I am convinced may struggle with is creating symmetry and respect Feng Shui in a room with an acute angle. My bedroom is 9,5m² and has a 60° angle between a 385 cm wall with a window and a 310 cm wall with no window. The other walls are 232 and 305 cm and the last one has a door. The hight is 315 cm. I have been researching solutions for two months and have found none yet. Could you please make a video about dealing with acute angled rooms?Thank you.

Should you hire a contractor to put up wallpaper if you need to smooth out the walls first? It seems like such a daunting task even if it’s just for my guest bath!
Been there, done that. It turned out that I needed someone to put a skim coat of covering over the walls first to make sure the walls were not bumpy before wall papering. Luckily, my neighbor stepped in and got that done. If on the other hand, you are talking about the walls not being true (and what house is not off by a certain percentage due to age or bad carpenters) then you just need to let the person wallpapering know so they know they will have to adjust the pattern so it doesn't look skewed. If you feel confident in your own artistry, wall papering is not that hard to do.
You can sometimes get away with wallpaper on textured walls when there is allover pattern, abstract patterns, or even a textured paper to begin with.

The lean waiver shouldn’t be unnecessary if they are bonded. So many contractors say they are bonded, but you should ask, what are they bonded for? All a bond is a guarantee of payment and work. Each job must be bonded individually and if you didn’t discuss the scope of the project, which includes multiple of topics -from materials to duration of warranty on the job- and the all parties signed the bond agreement. Then you’re not bonded.

Lesson learned: pump your breaks! No, I don't need to call a contractor tomorrow when I don't even know what I want my home addition to look like or how much money I can dedicate to it. 🤦🏿♀️ But should you contact a contractor first for estimates? What should you know upfront in terms of what you want, when you first talk to a contractor?
You really should have a design plan in place before you call the contractor to get more accurate estimates. Or else the bid may be overpriced so the contractor covers all bases.

Great video! I do however have a question: What about new contractors? How would you vet the young new-comer who's just starting out? I love helping young people with promise. The old dinosaurs with a contracting empire won't suffer from us giving the young enthusiastic newbies a chance! No offence to either btw!
I would simply allow them to finish one small project first before you decide on giving them the whole home remodel Eric. They would be happy for the opportunity of a larger bid 👍🏻
How do you check personal references?
You have to trust the friend/family member of course, it would be a direct reference from a job you’ve seen at their own home and loved Shaun.
Should the bid from contractors be a complete itemized list? I was given a flat estimate/total cost that simply said it included labor and rough materials but not including finished materials and permit fees. Is it ok to tell contractors your budget? I told one of them and the bid came back to be around that number and I'm wondering if I was ripped off.
No, I never tell them the real budget. I usually advise clients to go way under and let them bid on it. The contractor’s estimate is rarely itemized, you must specifically make that request. Only way to know if they’re gouging prices is to get multiple bids Stacy.

Hey Julie! I have a question I’m probably not alone with: my boyfriend is a huge technology fan and gamer. He gives me a lot of creative freedom in the space which is great but he doesn’t compromise on technology. And he wants to buy a mega huge tv. I’m talking 75” huge. I think it’s soooo ugly to have a massive black screen on the wall. Covering it with art is probably out of the question since its so big. Really wanted the frame tv but it apparently does not meet his oled standards or something like that. I thought about curtains but it’s right in the middle of a long wall and next to our piano. Maybe you could do a video on disguising technology in the home? Like cables, Pcs and Tvs?

We only have two rooms and I recently even had to kick out our dining area because of space problems:/ i also don’t mind a tv in general, only that his dream tv is soooo big and will probably eat up the whole room visually...

No kitchen cabinetry, mismatched doors and counter tops for christmas at my parents home remodel 2002 the contractor overbooked himself and juggled soo many clients got short end of stick
Aiya 🤦🏼♀️ that’s common, but it’s a good rule of thumb to meet weekly and get on their case with the schedule and sourcing

Oh I have a story... I did everything right... it was supposed to be a gift for my moms 60th bday.. I ended up getting two drunk painters. They realized very quickly that I wasnt happy and they walked out of the job. I ended up painting the whole place myself and later asked another co.. the owner came and painted the rest for free.

That happened with us as well but with roofers. They were a group of Polish guys, some young, some older. A couple were so smashed they didn't show up the next day.

There are a variety of ways and paths Haze. I am formally educated, licensed, and trained. But having years of experience under your belt, clients who value your skill, and a growing portfolio can be done no matter how you get there. Definitely look into local classes if you’re serious about the pursuit

Hi Julie, unfortunately I did not see this video before I hire my Interior Designer. I am looking for a “Wow” factor to my original idea but sadly she is just following my idea and I feel something is lacking here. Instead of an ID, I seems to hire a project manager to oversee the work to be done. So it’s disappointing

My sister hired a contractor for her master bathroom with 5 star google reviews. They were nice and furnished a license number upfront. Her first mistake the contract didnt include any of the items you mention only the pay schedule which required 70% to begin. All in all she lost over 18k and only got demolition and 8 months of headaches. The online reviews were fake, the license belonged to someone multiple counties away and we later found out they had multiple lawsuits open. Tip Do your homework. Verify licenses belong to your named contractor. Include dates, timeline and cost of materials vs labor. Plus search public legal records.
Omg that’s terrible!!! But I’m not surprised sadly. I’ve worked with a contractor (client hired them) who was using a fake license as well. Definitely do as much homework as you can to offset the stress.
I checked website, reviews , and they even have an IG Page.

Not at all Angie, these tips apply for subcontractors too if you’re dealing with individual phases of your projects. Often times, hiring the right professional can help your budget when they find clever ways to save you money. The pros really pay for themselves in my experience

Why is the contractor charging SOOO much but then requires me to purchase materials even like paint and baseboards…etc? I understand the cosmetic materials… such as the bath or the sinks.. or lights… but why the other stuff? He’s asking 195k basically for labor alone?
Finish materials can be included in the project scope of work, you just have to add that in to the contract. Contractor will mark up all materials to purchase, so sometimes it’s cheaper if you purchase yourself to avoid the markup
@@JulieKhuu Julie they are asking 195 k for 3 bathrooms, kitchen, master bath ( make a wall with a door) and flooring for 2700 sq ft MINUS materials. Isn't this a lot of money????

And don't sleep with the contractor!!! He'll put your project way in the back of all his other jobs🤭. I have the best contractor in my city. But he has taken 5 years to finish MY home renovation 😭 I can't stop sleeping with that man because he's my husband 😒 I did recently get a beautiful new master bath for our 15 year anniversary. I cry every time we actually finish a project.
