My father sold 12 acres land which is ancestral.At the time of registration doing my son ,who is at the divorced mother filed a partition case .Judge gave him 4 acres land for his share in 2019dec.Case started in 2017 dec. Selling of land done in 2018.Now case is in appeal.Stay still not came.If in high court also gave same judgement what will happen to buyer. Can the buyer demand largeamount of money from us?we purchase only 9lacs per acre.but government rate is 13 lacs per acre.we take less than govt rate. So in what way we have to pay to buyer.

Do we need to worry if registration happens through Dharani portal and mutation is provided immediately by Dharani portal?
