The upstairs wasn’t technically a bedroom it’s meant to be a second living room. I wouldn’t want my kids up stairs with that high deck accessible to them at all times. It just wasn’t a good house for a family in general. House lay outs that close to the beach are definitely different than “normal”. 😊
There's nothing wrong with him having his own space. Plus that extra bedroom upstairs with the game room could be for guests or if they plan on having another child would be something to think about. I really like the 2nd house. The room looks big enough to make it a theater room if not a game room? So much you could do with it.

I have my own hang out room and my fiancé has his own game room. It’s definitely a great idea to have your own hang out space when you want it! 😁
