    As a recovering addict, ICU RN, and as of 10 days now, a license Florida real estate agent, this was an Easy choice for me, starting a sober living home. Now that I got my license and have the time to get the ball rolling, I am starting my research on how to go about starting a home. I really appreciate your video!!! A sober living home saved my life (multiple times) and from someone who knows that value, truly knows, I thank you from the bottom of my heart bro….addiction has its stigma, and that’s ok, but it’s amazing to see and know there are people out there helping make a difference, one addict at a time! I’m in Tampa FL and have learned it’s not the easiest thing to do, launching a sober home, but see that it’s truly doable! Any advice would be much appreciated! Ps, Pace is a beast ✌🏾

    Do you have to Re-Zone your Single Family Home with the city in order to start a Sober Living Home? Im in Florida

      In my experience, you do not need to re-zone a single family home for sober living in 99% of cities and states.
      There are 3 states that require a license, but no zoning changes. And there are a few cities with ordinances for sober living homes. Those ordinances are extremely rare, and likely violate the Fair Housing Act by requiring certain permits or documentation to prove the residents have certain disabilities (i.e. substance use disorder). That’s clearly discrimination, but no one has pushed back in those areas.

      It’s really easy to handle management. Our residents do chores and take care of the property. We handle maintenance issues as they come up. I have a home warranty so we can just call one # and get anything replaced or repaired.

      No you don’t. We have a lot of people join and then buy, which works great because we teach you how to find the best location.
      We also have plenty of student who lease their first place.

      You can make any property work! Depending on where you are in AZ there may be some local requirements, but any residential property should be okay for the most part

      We were looking to get a duplex as a short term rental. Decent area with a lot of business, sports, and medical travel that was also affordable. Unfortunately, it didn't work out as we couldn't get the property to appraise during purchase.

      We don’t, but I know some homes that do. We have WiFi so if they have a tablet that works, and a big tv in the living room. We want to foster community and not have everyone in their rooms staring at screens when they are home.

    Hi Andrew. I am looking into purchasing homes for Sober living. Im still heavily researching this. I don't know if i want to manage them or if i just want to provide the home. Are property management companies that will handle the day to day of a sober living property? On average what do you pay a live in home manager? Thank you!

      There are not any property management companies that I know of that understand sober living. We manage ourselves by having resident leaders and house managers.
      Most living in managers just get free rent and some perks, but I have 2 paid staff now that float because we have so many locations.

      Any specific software your using to manage intaking people to the homes, and just overall managing your company?

      We market to our list of referral sources quite often, so they rarely stay unused.

    Set up a parent child structure.. with the bank as the in-between with the 1st child.. (property management) and the 1st child has offspring like a snow removal and lawn care. The lawn care has landscaping..
    But the 1st child collects payments and pays the bank and the profits to the parent (your investment company) ((be the manager not ceo as title)) *its more player..
    All properties are under your real estate company all separate llcs...
    And etc....

      We don’t charge insurance currently. We mostly work with local government programs. Only 5-10% of our residents are private pay.

      Yes, my house manager is an RADT pursuing her CADC now. It’s not a requirement, but I like my leaders to understand the journey of those that they oversee.
