    Dave Ramsey is good for people the same way AA is good for people. If you can't handle debt, and it'll ruin your life as a beer would an alcoholic, Dave Ramsey will bring you peace. The problem is you'll NEVER get ahead with his advice. You'll maintain, remain stagnant, and likely get crushed by inflation later in life.
    I found your channel like yesterday, and this certainly has my attention. Love the perspectives, and your "advice" (in quotes to protect your liability, as this is not legal or financial advice) is definitely something I'll be moving towards

    Pace I have learned more from you FOR FREE than I've learned from spending 10k on courses in the last 3 months!!!!!!!!!... (which by the way has consequently maxed out my credit cards because I thought the value would pay for itself in the long run, which DIDN'T happen) and I feel like such a fool right now because I can't afford to fully immerse into your community like I so desperately want to... Nevertheless, I'm so grateful for what you do that I even cried once or twice (partly because I fondly remember my favorite aunt trying to teach me RE when I was 8 yrs old, but she died a few years ago with us not on good terms because of a laptop she broke and wouldn't replace...long story). Anywho, I AM GOING TO WHOLESALE MY 1ST PROPERTY in the next 30 days (I insist on it) and I WILL get in the click! You and your team are AMAZING (especially Laura whose hair I too adore). I am soooooooooooo appreciative!!! The most valuable 3 hrs I've spent in a long time (technically more like 5 including rewinds and note taking)....

      I'm with ya there! Spent more money for less value than what I was expecting. Pace is amazing! I can't afford getting into his membership either for the same reasons! I wanna be a Gator, but CC's are maxed. Looking to find business credit funding for a new business, but running into more and more obstacles... Good luck to you and your endeavors!

    Ha Ha Ha You crack me up asking people if you need to slow the learning down! That reminds me of when I taught people how to train horses. What I learned is, this will happen, and you will keep shaking your head because not everyone is a auditory learner, some are hands on and wont really learn from you speaking but going out and Doing the job. The ones that drive me nuts are the ones that you tell, and show and write a step by step and do but still need the hand held over and over again. After meeting a few of these , I was DONE teaching! lol

    13:34 when you say its a bad time to BE in Multifamily, but its a GREAT time to GET INTO Multifamily. Is that because its gonna be bloody. Like Warren Buffet said "when there's blood in the street, buy! You think the %rates will balance back out? and how long will it take you think? I'm sure there's a graph that shows it

    Pace, I must be a knucklehead. I don’t understand why my interest rate would go up if I locked in my interest rate in the first place, unless i had an ARM. What am I missing?

    Pace I have a foreclosure lead. I have talked to the husband and wife. Husband is all for it & soon to be ex wife is being very stubborn. She doesn’t care if it forecloses or not. I feel so bad for the husband.

    2:34:37 Physically painful to watch… screaming at my phone. Kudos for Dialing friend I thought pre-foreclosure was the only way to get these people before the bank has them. On Hurd website summer listed as pre-foreclosure some are listed as foreclosure… thoughts?

    Well, you shouldn't use a bridge loan to acquire a multi-family building unless you plan to REFINANCE out of the deal within 6-12 months. No one should hold a bridge loan for month 13-36. Also, investors should not use variable rate loans. That's for amateurs. Multi-family isn't the issue. Lack of finance and investing is the issue. I only use fixed loans for my multi-family deals!!!

    Personally, I would not sell to a hedge fund. The "you'll own nothing and you'll be happy" is evil being executed by the power hungry to control people. I hope you don't indulge them.
