Dave Ramsey is good for people the same way AA is good for people. If you can't handle debt, and it'll ruin your life as a beer would an alcoholic, Dave Ramsey will bring you peace. The problem is you'll NEVER get ahead with his advice. You'll maintain, remain stagnant, and likely get crushed by inflation later in life. I found your channel like yesterday, and this certainly has my attention. Love the perspectives, and your "advice" (in quotes to protect your liability, as this is not legal or financial advice) is definitely something I'll be moving towards

Well, you shouldn't use a bridge loan to acquire a multi-family building unless you plan to REFINANCE out of the deal within 6-12 months. No one should hold a bridge loan for month 13-36. Also, investors should not use variable rate loans. That's for amateurs. Multi-family isn't the issue. Lack of finance and investing is the issue. I only use fixed loans for my multi-family deals!!!
Personally, I would not sell to a hedge fund. The "you'll own nothing and you'll be happy" is evil being executed by the power hungry to control people. I hope you don't indulge them.
