    Goon Real estate agents are all over the internet, anyone who exposes the ground reality of the basic infra, they rush to cover it or mark it as negetive marketing. Thank you @saudaghar team for educating the home buyers. There's hardly 1-5% projects in Pune that has good road, water supply and other basic infra available. Rest are just simply scams. In Pune, homebuyers should hardwire their brain as - 'jo abhi dikh rha hai infra ka haal wahi hamesha rhega'.

    I purchased a flat in Keshav nagar in 2016 as the builder said that the bridge is approved and it will be completed in the next three years. We faced lots of problems in keshav nagar and are still facing.Bridge will take at least one and half year to complete. The problem here is the future of children who are in grade 10 and above. No good coaching classes are here and going to nagarpatta or kharadi is not possible each day because of time spent on the commute as children will be tired and will not have time for study. Looks like the future of children is dark in keshav nagar. I have seen people have moved from keshav nagar.

    Yashwin Enchanted was sold by promising a connecting road to Kharadi Road, but there have been no progress on road. The question now is how VJ will sell phase 2, and people will still buy with false promises.

    Hi...When we buy flat...we see documents in Rera and book the flat...after booking the flat, some plans are changed in Rera..and that change is not known to us...these changes in Rera are continuously happening...and the customers who Booked flat misses these changes and when building is ready and we complaint to builder about changes in reality, they say that these changes documents are uploaded on rera....as buyer we see rera only while booking...and after booking we don't see rera

    1. Will ring road transform pune city as the tricity: delhi noida gurugram?(People daily travel 40-40 km between rhe cities)
    2. So will it be beneficial to purchase plottings near ring road entry exit villages? In long term(10 years)
    3.upcoming locations that can transform like punawale?/upcoming job hubs coming locations?

    Mahindra (Vista) is selling flats promising buyers that they will complete dp road near Akurli road, Kandivali. I am not sure whether to trust Mahindra on that

    @saudaghar, aa you mentioned, pmc is getting 15-20 k crore rs and it is less for development. But how much pcmc is getting, are they getting much more than PMC. PCMC loooks in much better shape then pmc.

      Sachin Ji, You’re misunderstanding. The PMC budget used to be around ₹5,000-8,000 crore, but for the fiscal year 2024-2025, the interim budget is over ₹11,000 crore. Out of this, around 40% (₹2,500-3,300 crore) is spent just on the PMC itself (salaries and other expenses).
      SaudaGhar suggests that since the city contributes ₹1 lakh crore in direct and indirect taxes to the state and central government, shouldn’t it receive around ₹20,000 crore in return for development? This amount could be used to acquire land and build crucial road infrastructure, increase water connectivity, and improve healthcare.
      Apart from the funds, the PMC also needs the intent to make this happen.

      Another reason is land availability... Since PCMC is younger than PMC they acquired land very early in less cost so now they can build things easily .. like science park in Chinchwad or pmpml bus stop at bhakti Shakti or various road connectivity in other part, PMC fail to do that ... PMC spend good chunk of money n time fighting litigation for land acquisition..

      A better thing is one of them should think of switching to spouse location or nearby location.. though Money can either be the same or nearby as what one is getting currently but it will surely benefit both of them or family in many ways...time is money... Saying it on personal experience

      My in laws rented a flat in this project. Average quality flat hai. Workmanship itni acchi nahi.Aisa suna hai ki existing tower ki abhi OC ayi nahi hai jabki kafi time ho chuka hai tower deliver krke. Location accha hai due to proximity to Pimple Saudagar and metro station.

    Dp road unless ready and built, don't trust anyone alao pmc pcmc also can't build it though it in plan. So if road is ready then only buy flat at that place.

      @@aytidash Yes, it's on my shortlist. But the maintenance is too high, Rs 8 for the society and additional Rs 3 for Township. So Rs 11 per sq ft every month.

      Panchshil hasn’t even applied for Environmental Clearance (EC) yet, so it will take some time. As soon as they apply for the EC, we will definitely create a video on it.

    मैं जब गोदरेज से बात की तो उन्होंने फिजिकल वेरिफिकेशन के लिए मना कर दिया और वीडियो कॉल पर दिखाने की बात कहा.
    क्या बैंक को वैधानिक हक है कि वह जाकर प्रॉपर्टी का निरीक्षण करने के उपरांत ही पैसा दे?
