Happened to me. Total payment went up from $2800 to $3800 to account for the shortage. Once I got my homestead approved it’s now at $3400 but still. A $600 monthly increase is not fun.

Ouch. No kidding zero fun on that end. I know a lot of people are going up because of increased county values and higher insurance premiums but its still important to try and do whatever you can to keep it as small a number as possible.
The other good thing about the homestead here in Texas is it puts a cap on the year over year increase the county can increase your value by.

Zak, when we go to apply for homestead exemption, won’t they ask how much we paid for our house? So the NDA will be moot, won’t it?

Nope! Just relooked at the form to make sure. No where on that form can I find them asking for a purchase price.

Thank You so much. Means a lot to me. Purchasing a habitat home with a VA loan and the taxes for the property depends on the town of property. Each town has different tax breaks for Veterans

Yes it can vary by county, at least here in Texas. Make sure your lender is calculating for the right number. best of luck. Here to help any way I can.
