      me too ..I'm renting in London 1500pm 200 council tax pm ..car 100pm..leaves me with 200 for food...half the people I work with speak Portuguese. ...gives me ideas.

      @@AlgarveLifestyle Buy a home in Portugal and Bulgaria. Then focus on the Uk last. Buy in a country you can own your home in 2 yrs and u can use them as your retirement plan also.

    Sorry for this correction, but our experience with buying a house in Portugal is very different. Houses in the interior are cheaper, but you live outside the inhabited world with an increased risk of wood fire . On the coast, the houses are expensive, from 300,000 to over a million euros. Many Russians, Americans, Canadians and wealthy retirees are responsible for the increased house prices. The administration and all kinds of matters that you have to arrange should always be done through a lawyer. Although we think Portugal is a beautiful country, we have made a different choice.

      Hi Guy, I don't see a correction in your comment. I never said Portugal is the perfect country and this very video has the role to show people what you can buy with such a low budget: meaning next to nothing! My opinion is that people are mislead in thinking Portugal is extremely cheap and my videos have the role to show that.
      My experience in buying a house in Portugal as a process was not a pleasant one (you can see the videos on that for more details) but we are happy with the location. So all in all I am of the same opinion as you - definitely get a lawyer!

    Thanks for sharing your video. I have lived in Portugal for a while now. The properties here may look cheap at first sight. Beware however, majority of them have significant issues that will cost you a small fortune to fix: leaky roofs with rotten wooden beams, single glazed aluminium windows that need replacing, walls covered in mold, foundations that are weak and not insulated, generally poor building standards. For 50k you get a house that needs 100k to fix that no one will want to probably buy from you as it is far from anywhere. Just a word of warninng. Don't get me wrong, I love Portugal but don't love their houses. 😁 and built quality

      Yes I totally agree with you. In Portugal even houses on bigger budgets like 300.000 euro can need improvements up to 50.000 euro because they need proper insulation and heating.

    Thanks your sharing...you are so imaginative yet honest about what your own limitations are..it's a lot of property for that money..in my country you can't even buy a garage for the top end of that budget.. besides the fact that there are not many..(if any) rundown properties here..the laws see to that..
    But for handy or skilled people looking for something to do or as a quite retreat it should be fun & rewarding..I follow many who do that or set up homesteads starting with just bare land..I admire their passion and I get to learn a lot

    An interesting video depicting what that price bracket can buy you in mainly rural Portugal.
    Whilst it did not apply to me ( because I am not a handy man), I am sure that there are people out there that would thrive in resurrecting those old buildings and bring them back to their old glory.

    First check land registration document it's called incriscao and descreciao even if u dont have that then check matriz number that will be fine in portugal where I live in india we are governed by portugese civil code of 1867 laws are same for portugal and goa

      Yes but working remote in Portugal is very expensive, both the electricity and the internet are expensive comparing to other UE countries. Of course you can't beat the weather here!

    I bought a 429 sq meter house with marble balconies, beautiful doors and in perfect condition in a beautiful town in Andalucía Spain for only €42,000 euros. It has 14 rooms, a fireplace, 2 kitchens in perfect condition, 2 bathrooms and a wonderful terrace with mountain views. I only had to paint a little and some varnish on the wood doors. I am only one hour from the beach and 1 1/2 hours from Granada. Portugal is expensive!!

      @@frenk_expatThat's simplistic. Property in Spain can be expensive as well. The rights of owners are very similar to rights of ownership in the USA. There have been problems in Spain with new developments and land owners. I guarantee you that you will not easily find great bargains. But they exist if you do the work. My home was passed on to inheritors who originally had it on the market for €189,000. But they live 8 hours away. They finally gave it to a real estate agent for a quick sale. I also bargained the price. It's not a new build, it's 45 years old and well done. Just some clarification. Saludos.

In the south at Malaga, Almeria, Alicante, Valencia etc. It hardly goes below 20 but here in the North, places like Vitoria, Pampelona, Burgos, Valladolid and so on , it goes below zero quite often at this time of the year! Yesterday it was only 2 degrees when i went to work. Now we have 6.

The Algarve was a beautiful place to live back in 1988 but then the Brits moved in and bought their dishonest ways with them wanting to do things in another country they would not do in their own.

    Thank you for your video. I am Portuguese but have lived outside of Portugal for quite some time now. Loved your picks and all the suggestions and warnings you provided. I think you are right about it all. :) Also, just to confirm, all words that have a c with a little cedilla underneath have a sound as the c in cedar. So,
    the c in maçã (apple) is to be pronounced that way. If however, you have a c without that cedilla underneath, between two vowels (other than e or i) as in maca (stretcher), then you pronounce it as the c in Mac Book. Thanks again for choosing Portugal! :)

Owner's finance is a very popular in North America where a buyer deals directly with with the seller and buys the property without a mortgage from a bank by making monthly payments to the seller until the balance is paid off. This is a very good deal for people who cant make monthly payments but don't have a lot of money saved up or who cant get qualify for a mortgage because of a low credit score or bad credit history or wont get a good mortgage deal now , but will have cash in the future, like from either getting a cash lump sum from their pension or from getting a gift of money from a relative or from selling a property or other assets . What Is Owner Financing?
      A home is typically the largest single investment that a person ever makes. Because of the hefty price tag, there’s usually some type of financing involved, such as a mortgage. One alternative is owner financing, which happens when a buyer finances the purchase directly through the seller, instead of going through a conventional mortgage lender or bank.
      How Does Owner Financing Work?
      With owner financing ( seller financing), the seller doesn’t hand over any money to the buyer as a mortgage lender would. Instead, the seller extends enough credit to the buyer to cover the purchase price of the home, less any down payment. Then, the buyer makes regular payments until the amount is paid in full.
      The buyer signs a promissory note to the seller that spells out the terms of the loan, including:
      Repayment schedule ( weekly or monthly or 6 months or yearly payments nut monthly is the most popular one )
      Consequences of default ( if the buyer stops paying , what happens)
      The owner sometimes keeps the title to the house until the buyer pays off the loan.

      Most owner-financing deals are short term. A typical arrangement calculates the loan over 30 years (which keeps the monthly payments low), with a final payment due after y five or 10 years. The idea is that after five or 10 years, the buyer will have enough equity in the home or enough time to improve their financial situation to qualify for a mortgage or have enough money to make a final payment of the balance.
      Owner financing can be a good option for buyers who don't have a lot of money saved up but can make monthly payments and also for sellers who can't afford to pay their mortgages anymore and the bank is about to repossess the property and sell the property for less than the property is worth or only sells the property for the outstanding balance that results in the seller getting no money , but if a buyer offers to start paying the mortgage , this saves the property owner from the embarrassments , inconvenience of having to leave their home in a hurry without anywhere to go and also getting a bad credit score from being unable to pay their mortgage.
      It’s a good idea to consult with a qualified real estate lawyer who can answer any owner-financing questions and can write the sales contract and promissory note.
      Pros for Buyers
      Faster closing: No waiting for the bank loan officer, underwriter, and legal department to process and approve the application.
      Cheaper closing: No bank fees or appraisal costs.
      Flexible down payment: No bank- or government-required minimums.
      Alternative for buyers who can’t get financing: A good option for buyers who are not able to secure a mortgage.
      I am very interested in introducing this method of buying to Portugal on a large scale . I would like to put some adverts in newspapers and website, can you suggests the best ones ( Portuguese speaking newspapers and other mediums). Even Spain seems to have a similar system where a lot of owners have rent to buy deals where people rent the property for a while to see if they really like the place and if they do, they eventually buy the property. the money that was paid for rent is also part of the final payment after either 3 years, 5 years or 10 years.

      Thank you for the long intro to the concept! I haven't heard about this before, and because I am not familiarized with it I don't know about the legal part either, how this will work, moreover, how the seller will be protected if the buyer just doesn't pay! Only trough a long a costly action in court. It's an interesting idea but for us, coming from Romania, it doesn't sound very good or that someone who is selling will take this risk.

      @@AlgarveLifestyle It works very well in North America and I am aware of it also working in Spain and in Portugal too, but it is not very popular because not many people knows about it here. Both the sellers and the buyer are protected because everything is done with lawyers. It starts with a simple promissory note and sometimes a deposit too that stipulates the conditions of payments, years of payments and what happens if payments stop .EVERYTHING is stipulated and covered. It offers no more risks to the seller than a normal transaction especially if the property becomes distressed and the seller faces the situation of having the bank repossess the property and evicting them quickly, plus the embarrassment and bad default credit score. This method actually offers a lot of benefits to the seller because they can also add a mutually agreed interest rate ( more money) for accepting this method of sale. I have never heard of a court case in owners's finance transaction, why would this happen when it suits both parties ?

    At 33:33 you meaning the city call Oliveira do Hospital. It's a city name nothing to do to have one hospital. If you see the map you have a big town (District) Guarda. One completely new Hospital with a good urgency room.

    All the cities (District cities), like Castelo Branco, Guarda, Évora, Faro, Beja, Viseu, Vila Real, Aveiro, Setúbal, Coimbra, Braga, Bragança have their Hospital and a good urgency room. Sometimes of course if the person is in a very bad condition they need the best they travel from helicopter (All this hospitals have their heliport) to the 4 main and big hospitals in Portugal, they are located at Porto, Lisboa, Coimbra or Faro, but only if was a accident that you need a lot of surgeries and the best doctors to save your life.
    In this hospitals they have Intensive care unit and they make even angioplasty and advanced medical care. they only send you to Porto, Lisbon, Coimbra and Faro, if you need the best of the best.

      Hi, yes frustating but it helps to feel that you are doing something with this time while we are waiting to “get back to normal”. 😊 T1 means one bedroom, so 2 rooms - bedroom and living. T2 means 2 bedrooms, so 3 rooms. 😀

    To me there is no big difference, you pay 10K and spend 15K on renovating , or you spend 20K and 5K on renovation. For the first case you probably need hire people, in the second case you can do likely most work yourself.

      Roland, yes, in the second case you need to do the work yourself and not all are qualified, for example for pluming or electricity or other sensitive stuff. But I found there are a lot of people who are interested in this kind of properties so maybe people are more qualified then that what I imagine! 😃

      @@AlgarveLifestyle Because labor is so expensive in countries like Netherlands, Germany, UK there is a strong DIY mentality among the people. I'm a qualified electrician and do most of the work myself. For big construction work like a roof I would hire people.

      Create an account and explore 😊
      BUT before buying : visit the place, try to stay a few nights in the area, talk to people
      and more importantly: get a local architect when you are sure to buy and visit the property again with the expert.
      And then get a local lawyer before signing anything.
      One more tip: if you buy something in the expensive areas like the Algarve, Lisbon, Porto,... get a lawyer or architect from another place then the place where you are buying 😉
