I love West Texas, I grew up in places like Big Spring, San Angelo, and El Paso. What I would urge people to consider is how dependant this area is on rain and how likely drought conditions are. If you like it dry and you like the desert, this could be for you.
My husband and I own two 20-acre tracts of land in Hudspeth County south of Van Horn. We have solar panels and wind generators for electricity, although we hauled water from town. We would pump it into a big storage tank and then to a water tank on a tower that my husband built. He started drilling a water well and if he is able, he wants to finish it. We used an inverter for our electrical appliances. I used a wringer washer to wash clothes. We also were able to get satellite television. We plan to put both tracts up for sale in the future. It is very quiet and a great place to get away. This would be a good place to live if you are retired. We would see plenty of deer and javelina. It does get hot in the summer, but we have two evaporative coolers that my husband put in to our house trailer that kept the house cool enough. At least we didn't have any electrical or gas bills, although we did get propane from town.

Janice, what makes you wanna sell? You're living the dream from my perspective. The lack of close and available medical care is the only downside I see. And when people get on a more plant based diet and go scrawny they generally don't ever need a doctor. Native Americans loved the desert, but of course they learned to live as a part of it, not trying to mold it to their wants but instead adapting themselves to what it offered. If your age is the reason you're gonna leave I understand. But if no more than middle aged I'd say you're giving up the gold mine. If your hubby finishes the well or if you can build a rainwater catchment system you're home free.

I have a cousin that managed six different ranches in west Texas and New Mexico. The smallest was near Marfa and was 300 sections. That's 300 square miles for those that don't know. That is a lot of dirt but it won't support as many cattle as one might think. I went to some round ups when I was younger. Let me tell you, life is hard out there.
There is a video on RUclips by a guy who lives in the desert in Brewster. The reason it's so cheap is crazy hot weather, dust up every orifice AND EVERYTHING has to be shipped in! The stores are few and far between and there is no work! No phone, no internet in most places! County services barely exist! There is also not enough people, residence or visitors, to sustain service businesses! You need to think REAL hard about it!

Desert scrub land is not cheap. It is just low value. The cost of bringing everything in is more expensive that the additional cost of better property.

The land may be cheap, but build a house and the property taxes are sky high. I am a native 4th generation Texan and love the lone star state, but when I retire, I may go to Louisiana or some place less expensive. The property taxes are night and day! Even if you pay a home off in Texas, you will never ever own it. You will have to come up with thousands of dollars a year for the county taxes!

Can't you just drill a well? I know that can be expensive in some areas, so a cistern and hauling water might be cheaper but will it meet your demands?
It's possible to live off grid in areas like Brewster County. There are many that are doing it by harvesting rain water. This is west Texas' rainy season and storms can dump a lot of rain quickly. It's a tough environment and you're isolated from pretty much everything. It's a beautiful way to live until you need something. From Terlingua to Fort Stockton (closest Walmart) is a 6 hour round trip.

Water out there is around 400ft deep but its kind of hard water. I was was told I would have to drill deeper to get suitable drinking water. Drilling is about $17 a foot

I had 30 acres south of Van Horn , if you can put in a well you got good , clear , clean water right out of the ground you can drink , I have done this many times .
Keep in mind that if you're an older person like me, you have to ask this important life saving question: "Where is the closest hospital?" We can't forget about the next question: "Where do I drill for water?" I live in Central Texas, so the only difference out there is less rainfall. Far west Texas just doesn't get as hot as it does here. I'm going to look for land out there anyway.
Central Texas is paradise compared to these counties. I lived in Central Texas for over 20 years and you do not want to move to these counties. You do know how much it costs to drill a well there right and you may have to drill many through rock to find water..

There's a lot of privately owned property that just sits because people had a dream and, once they realized how tough someone has to be to live in that harsh of an environment, they abandon it. If you're serious, there's a lot property that can be had for back taxes. I don't know all of the details but I do know you can pick up land for a song and a dance.

Lol at “Houston ain’t Texas.” Being from Houston, and now being stuck in San Antonio for a few yrs, I absolutely see that Houston really isn’t the “real” TEXAS. If I were to name somewhere that’s “REAL TEXAS” I’d say New Braunfels, or Katy Tx, or any other suburb between San Antonio and Austin.
Taxes are not horrible everywhere, but water is the issue out in West Texas... most of the underground water is very deep and you're not guaranteed water, so 800 to 3000 feet depending on the area. My parents owned 80 acres near Terlingua Ranch back in the 70's till the late 90's, daddy went hunting out there and always wanted to move out there, but the water issue was a problem for a big family. We could have gotten electricity to our property, but water would have to have been brought in. Nowadays many people have started to do rainwater catchment in the "monsoon" season and have a cistern. It's way easier than it used to be to set this kind of thing up. But water is the BIG issue there. Land Taxes are not terrible but it depends on the type of house and the county you're living in... In Pecos county if you have a 150, 000 house, the estimated tax would be around 1200, not too bad for a nice house. If you live in a small house say... 50 or 60,000 it's about 400 ish. I'd say not terrible compared to Kendall or Bexar county, it varies greatly across the state... King county out there had pretty high taxes for that area....
$1200 is pretty expensive for taxes with no jobs and no natural water to grow things or have cattle! But maybe I am wrong and there was jobs and stuff.
There is a good mexican food restaurant accross from Love's Travel Stop. Its a motel restaurant. They have a good crispy taco plate and green chicken enchiladas. Very friendly atmosphere.
The land around the Guadalupe Mountains is no longer cheap since the oil and fracking companies discovered they could despoil the land and make a fortune doing it.

Van Horn is on the edge of Mountain time and is about as scenic as it gets in that part of West Texas. Further West to El Paso is Quite polluted because of Juarez Mexico. The arm pit of America. Van Horn is a nice pit stop too with a couple truck stops.
I wouldn't mind buying a small bit of land for my own vacation/stargazing spot. However, the thought of someone taking or burning down everything when I'm gone, or being killed while I'm there, makes me think twice. Do you need to live there year-round with an arsenal of semi-auto rifles ready at your side?
Usually in the county seat. No Wal-Mart or high end boutiques, but the necessities are there. There's always Amazon and E-Bay. And you can make an occasional trip to Odessa or El Paso.
I think closer to the Pecos river. It'd still be best to set up several rain collection systems on your property and get a water tank mounted on a trailer to haul in water. Avoid any oil field industry activity locations.
All the cities have water sources, usually water wells so you can purchase water there. You can also catch rain water as it does rain in this part of Texas but they are few but strong rain producing storms.
Yup.. my kind of country. I've been around rattlesnakes all my life and I've seen one that I wasn't looking for. They are pretty nocturnal due to the heat down here.
Believe me you dont want to be on the border towns....security. dont go to eagle pass either on other side it is dangerous. Other areas better....Kendall County, Kerr County. Medina, south part countryside from San Antonio and going toward Victoria or Corpus Cristi. Land north of Austin and Boerne is expensive!

What is the best way to go about finding raw land for sale? I am looking for hunting land and don’t necessarily have a set area that I need to buy in. The websites that I have been using, I have not been very impressed with. The selection seems lackluster, and I know that there is much more out there. Laurie Hannigan That’s somewhat true my friend I live in a border town here in Texas; well i live in the town not in the country side but i have some friends and family that have land in the countryside and they say it’s a bit of a problem for them sometimes because cartles and illegals sometimes trespass in their lands & yes mostly everyone that lives in the country side has guns for protection because the sheriffs are pretty far and take a while to respond to a call
You will see signs warning you that you are traveling to an area with no services. You are on your own, even if they had help you couldn't call them. Also warnings about illegals. Harsh territory, bring guns and water.
Usually, the mineral rights of the land have long been sold to an oil company or other individuals. If they come with the land, believe that an oil company has really checked out the land and believes that there is no oil there.
In any other southwestern state (Arizona, New Mexico, Utah, Nevada, etc) this would be BLM public land, but in Texas BLM doesn’t exist and it’s mostly all private (except the two national parks).
Great place if you love rattlesnakes and scorpions. Wonderful dust storms and you can drive a long way for medical attention and groceries and hope like hell your car or truck doesn’t crap out.

Some people prefer desert. I do. I don't live in the desert but I can be there in 90 minutes to enjoy it.
Some of us prefer desert land. There is zero maintenance, which saves money. And less wear on homes due to dry climate.

Taxes are Relative, if it makes you feel better I live in New Jersey with the highest Property taxes in the Nation.

If you're serious, there's a lot property that can be had for back taxes. I don't know all of the details but I do know you can pick up land for a song and a dance.

People want to get rid of guns because they are scared of them, have zero experience with them. Guns kill way less than drunk, impaired drivers, alcohol and drugs, plus oner 60-70% are suicide. Im scared of heights, so if we can stop building bridges, skycrapers, and start filling in our valleys with dirt, that would be great. I see all the time land in Sierra Blanca and around Dell city advertised 20 acres for 5,000-16,000 dollars. I might jump on it. Can't ever go wrong buying land

That's why I like to live in a trailer home. Taxes are very affordable doing it that way. Soon as you build a stick-built taxes go way up

Lol at “Houston ain’t Texas.” Being from Houston, and now being stuck in San Antonio for a few yrs, I absolutely see that Houston really isn’t the “real” TEXAS. If I were to name somewhere that’s “REAL TEXAS” I’d say New Braunfels, or Katy Tx, or any other suburb between San Antonio and Austin.
Taxes are not horrible everywhere, but water is the issue out in West Texas... most of the underground water is very deep and you're not guaranteed water, so 800 to 3000 feet depending on the area. My parents owned 80 acres near Terlingua Ranch back in the 70's till the late 90's, daddy went hunting out there and always wanted to move out there, but the water issue was a problem for a big family. We could have gotten electricity to our property, but water would have to have been brought in. Nowadays many people have started to do rainwater catchment in the "monsoon" season and have a cistern. It's way easier than it used to be to set this kind of thing up. But water is the BIG issue there. Land Taxes are not terrible but it depends on the type of house and the county you're living in... In Pecos county if you have a 150, 000 house, the estimated tax would be around 1200, not too bad for a nice house. If you live in a small house say... 50 or 60,000 it's about 400 ish. I'd say not terrible compared to Kendall or Bexar county, it varies greatly across the state... King county out there had pretty high taxes for that area....
$1200 is pretty expensive for taxes with no jobs and no natural water to grow things or have cattle! But maybe I am wrong and there was jobs and stuff.

There is a good mexican food restaurant accross from Love's Travel Stop. Its a motel restaurant. They have a good crispy taco plate and green chicken enchiladas. Very friendly atmosphere.
The land around the Guadalupe Mountains is no longer cheap since the oil and fracking companies discovered they could despoil the land and make a fortune doing it.
I love to visit West Texas, but love to come back home to East Texas to the piney woods and lakes! :)

Van Horn is on the edge of Mountain time and is about as scenic as it gets in that part of West Texas. Further West to El Paso is Quite polluted because of Juarez Mexico. The arm pit of America. Van Horn is a nice pit stop too with a couple truck stops.
I kind of think Alpine is nicer, being higher elevation and a little cooler and greener.

Usually in the county seat. No Wal-Mart or high end boutiques, but the necessities are there. There's always Amazon and E-Bay. And you can make an occasional trip to Odessa or El Paso.

I think closer to the Pecos river. It'd still be best to set up several rain collection systems on your property and get a water tank mounted on a trailer to haul in water. Avoid any oil field industry activity locations.
All the cities have water sources, usually water wells so you can purchase water there. You can also catch rain water as it does rain in this part of Texas but they are few but strong rain producing storms.

Believe me you dont want to be on the border towns....security. dont go to eagle pass either on other side it is dangerous. Other areas better....Kendall County, Kerr County. Medina, south part countryside from San Antonio and going toward Victoria or Corpus Cristi. Land north of Austin and Boerne is expensive!

I live in a border town here in Texas; well i live in the town not in the country side but i have some friends and family that have land in the countryside and they say it’s a bit of a problem for them sometimes because cartles and illegals sometimes trespass in their lands & yes mostly everyone that lives in the country side has guns for protection because the sheriffs are pretty far and take a while to respond to a call

You will see signs warning you that you are traveling to an area with no services. You are on your own, even if they had help you couldn't call them. Also warnings about illegals. Harsh territory, bring guns and water.

Thy Wish if the purchase includes mineral rights, and if oil is underground.... oil is not everywhere in Texas.
I would think water is more valuable than oil in West Texas.
Usually, the mineral rights of the land have long been sold to an oil company or other individuals. If they come with the land, believe that an oil company has really checked out the land and believes that there is no oil there.

Check rainfall averages for those areas. You will most likely want to do rain catchment.
In any other southwestern state (Arizona, New Mexico, Utah, Nevada, etc) this would be BLM public land, but in Texas BLM doesn’t exist and it’s mostly all private (except the two national parks).
