    Look at the price of homes in your area and demographics, and 10-40% of home value is practical to furnish a home.

    As a buyer, I would not want to hear you have to buy a specific tool. If you are a professional a buyer would expect you to have the necessary tools
    Admitting you lack tools is admitting this build just might be over your head.
    Just my opinion, but I would never tell a prospective buyer I lack the resources to complete his project
