    Maybe I missed it, but did he say where he got the down payment money from? I always wonder about that.

    Wait wait wait. Financing was difficult at $1.37m because of low income (causing a poor dscr). Shouldn’t it have been even more difficult at $1.5m? He found a lender able to lend at 80% LTV with that same income and it cash flows from day one? Witchcraft! Surely I’ve missed something. It’s late. I’m tired. Someone help me. (Won’t see it until tomorrow though. Going to BED😆)

      The financing was possible at $1.5 million because the lender was able to offer a lower interest rate than the other lenders.
