The cost of homes in Ft Myers has come down dramatically this last year. The average price of a home has went down from 419k to 349k and still dropping. Needs to come down to 299-ish K would be a good sweet spot. Much needed! You're definitely right about insurance! Average in FL is nearly 11k a year. Insane.
Yeah, it's a big change from a year ago for sure. I think a lot of the country has felt the changes - particularly markets like ours where it was so drastically impacted by covid. I went to a mastermind in May and her market had 11 months of inventory. For reference for anyone reading this that doesn't understand what that means... sellers markets are typically under 4 months of inventory, and balanced would be 4-6 months.
