    We are landlords and just had the tenant from hell. We had everything from noise to smell to constant disruptions from people at our door (police, family, etc) looking for our tenant, who was sometimes MIA, or asleep in the middle of the day, even though they didn't work the night shift. I especially loved the tips about interviewing the landlord and not their current landlord, and also meeting the tenant at their current place of residence. We will definitely use those, going forward. Thank you!!

      My hell tenant right now told me before he wants to move from Hamilton to Toronto, it was hard to check his previous place and I think any way nobody does, now I call two times the police on him already and just one way tru tribunal court to move him out...I want tell his name to save other landlords time and money, we should legalize that ability...

    I am a renter and agree totally with you. When you rent I feel it should be treated as your own home that you would be buying. I feel bad for people that get bad tenants.

      Some of the best tenants I have ever had, were on the spectrum. Also, in some cultures, looking someone in the eye is a sign of disrespect. Toss that advice right out.

    Sorry about some of the snide remarks that you received. I do love your open ended questions, that's outstanding.
    I have been a landlord for 43 years and always willing to learn. Do you have more videos on the same subject matter and even though I'm in a different state, I would love to know because if I can get even a private reply, I will be glad to sign up to hear more information and is a member of our Association. I'll be glad to share your information with others who are investors in multiunit properties in my area.

    Have you read the news lately? There are lots of “tenants from hell” who drive very nice cars. They take good care of them because they’re THEIRS! Doesn’t mean they won’t trash your place or pay the rent on time.

      It's likely, yes. And this about the odds. Odds are if you drive a POS you either don't have money or are not a good money manager.

      Your car is an extension of your home. I look at My Family & Friends and they way how they keep their house is the way how they keep their car. So when looking for a clean tenant. Observing their car is a dead giveaway.

    These are really helpful tips!
    Wish I watched this before this asanine woman came into the picture! We have a tenant who could easily become a "tenant from hell." She's honestly reaching to that point.
    I IMMEDIATELY saw red flags with this tenant we were renting out a house to. I sensed something like I knew it was going to end up badly.
    🚩- Chronic smoker (would not be surprised if she smokes inside the house)
    🚩- Has 2 daughters (out of wedlock and from 2 different men)
    🚩-Had live in boyfriend for a while who was abusive and physically beat her up and was put in jail for domestic violence
    🚩- Has 2 big aggressive dog breeds that A LOT of landlords would refuse to rent to owners of them (3rd one brought illegally in and lied about finding a home for it)
    🚩- Has 3 jobs to make ends meet honestly BARELY making ends meet
    🚩- Substantial damages to the property from her daughters and her dogs with no explanation of what happened
    🚩- It's on HER terms of when you get the money not yours. And changes pay date constantly
    🚩- Will ignore texts unless she NEEDS something from you or wants to complain about something to you (the landlord)
    🚩- Uses rent money to go on vacation
    🚩- Constantly warping things and passing the buck especially the truth to fit her needs and blame the landlord and his children who came to help out with the house. It's never her fault. She'll quickly warp facts to make it out to be YOUR fault.
    We have insurance, but I would not put it past this woman and her 2 daughters to do (even more) damage to our rental property before moving out.
    I am researching up ways to how to help get rid of this woman and her bile FAST. The only thing I would do is come to an agreement a "cash for keys" except instead of the landlord paying, the tenant would use this month's rent money to get out find somewhere else where her and her daughters and 3 aggressive dog breed dogs can go live and give back the keys to the property to the land lord.
    Also, I want to get in her mind to beat her at whatever malicious thing she might be planning.
    It's pretty clear to me already of what type of person she is. If she does do further damages to the property (major damages like breaking windows, big gaping holes in wall or ceiling etc.) upon moving out, I would prompt the landlord to take legal action against her.
    The landlord is way too good and kind-hearted of a person. And this tenant has been absolutely ABUSIVE to the landlord. I would of evicted this person and their ilk out MONTHS ago!
    There's already so much damage to the house like thousands of dollars!
    When you have been so accommodating to trash like this and they destroy your property it's so unfair...

    As for #8, the rent is stated up front...the tenant knows going in what they're going to be paying. If it's too much for them, they'll pass, or should. What I *will* do, however, is have what I call "Tenant Appreciation Month" in which I'll knock $50 off everyone's rent across the board for a certain month. Sure, it reduces cash flow for that month, but if you know how to manage money well, it shouldn't matter that much, will go a long way toward good tenant/landlord relations, make them feel valued, that you're glad they're there and make them want to stay longer...if they feel they'll be losing something by moving out, they won't be as quick to do so. Tenant turnover costs money. If any tenant says that $50 isn't much, I respond by telling them to go ahead and pay the full rent amount then...I'll take it. And then ask "What other landlord does this?" Hearing that adjusts their perspective very quickly and makes them think twice about looking a gift horse in the mouth.

      wish my landlord did that, or cared for their property and tenants better. They aren't bad per say, they just really don't care unless it annoys them. The property is alright so long as everyone pitches in and cleans up after themselves, not a problem since my landlord only leases to students, usually foreign, who are clean and amazing people. Sadly my landlord, as of late, made a mistake and lease to non-students with issues and could careless about others and being clean. It's been very stressful. Sorry to rant but glad to know good landlords exist.

      IvvestorGuy66 .. I do this every Christmas, but with a gift certificate to a grocery store...used to do Tim's coffee, but everyone gets that for xmas, this is more appreciated.

    Can I evict a tenant here in British Columbia if the they hide a pet? How much usually the penalty if they missed payment one day or five days? When should they be given a notice if they can't pay the rent? How about during the inspection, and the tenant ruin the house like so much mess on the walls, carpets and broken glasses? When should they be given a notice to vacate the place?

      Give them an ultimatum. There's 2. If you REALLY want them out NOW say 10-15 days, give them the money to move out to another place (this is called "Cash For Keys." Or if you don't want to pay them (which I wouldn't) settle upon a certain date for them to vacate premises and tell them that they can use the rent money for that month to find another place.
      If they refuse all of this, move onto eviction.

    Only thing I don't agree with us to the lawyer not in my state show the judge you have money but getting a lawyer I've been told by my lawyer to do it myself and it worked out awesome but he was very informative and had a lot of good ideas

    Liked video; unique views. But - so many say check their car. How the hell are you going to walk up to there care and peer in? They may WELL think you're casing. Also, say the car's a beater. If you work at a huge company you often drive a beater. My Dad drove an elderly Ford to Boeing because he didn't want his fancy Mercedes to get banged up at Boeing. Liked all your points - the car advice, not so sure.

    Get to know your tendants, get involved, find out if they have dangerous pets, losing their jobs . Just don't hand over the keys. Find out where they came from. I would not accept pets.

    It's illegal for a landlord to refuse a potential renter to bring along their pet(s) in to their new place. In Ontario there is currently no law that gives landlords any such power. Not even once the tenant has moved in with their pet(s) can a landlord do anything about it. If the pet(s) are destructive then in this case a landlord has recourse. Photos/videos must be produced in order to prove their case. If the pet is excessively noisy like with barking, then that owner needs to buy a muzzle-type device that keeps the dogs from barking. They can still eat and drink only are not able to open mouths wide enough to bark, but other than that then as the laws currently stand landlords have absolutely no legal authority to refuse a tenant a place to rent solely because they own a pet(s).

      That is not the case in Maine. In Maine the landlord decides if to except pets or not and if it is a lease violation and no pets is stated in the lease, landlords can definitely evict.

      in my state unless it is a service animal with allthe proper documentation .owners can refuse to rent to someone with a pet at there discretion.

      It is not illegal to screen against pets in Ontario. What a landlord cannot do is evict based on a tenant having a pet. Big difference. Prescreening is everything. If you tell me you have 4 cats and 2 dogs, I certainly am within my rights to decide to accept you or not accept you as a potential tenant. Please review the Residential Tenancies Act before trying to speak with authority on the matter.
      If a pet is disturbing the reasonable enjoyment of another tenant or the owner, the burden is on the PET owner, not the landlord to deal with. It would be absurd to believe a landlord would need to muzzle someone else’s pet.

    i do not check credit...that is not a indicator of someones financial health..all it mean is they have debt. only way to have good credit is to have many different kinds of debt...i prefer someone with no score...means no debt. better chance of getting my rent, people will pay the car payments and credit cards before rent because they do not want there FICO score to go down. ive seen it.

      I'm not sure if I'd NOT check credit, but I may not put quite as much stock in it as others would. My credit score is nigh unto garbage, but NOT because I'm a bad (high?) credit risk. I have almost NO debt. My mortgage is the ONLY debt I have, and it's in EXCELLENT standing. Also, my car has been paid off for over 6 years. I do have ONE credit card, but I pay it off EVERY month. I've NEVER carried a balance on it, and don't intend to do so. I simply use the card as a substitute for cash. I consider myself an excellent risk and see myself as one of the most financially responsible people I know. If something has to go unpaid for a bit, it's simply because there's not enough money to go around, not because I took the money for utilities and blew it on a car stereo system. I call whoever and ask for an extension with a rough idea of when I will be able to pay the bill, then I DO WHAT I SAID I'D DO. Unfortunately, however, THAT isn't reported to the credit bureaus, so no one knows you did the responsible thing and followed through.

      agreed..if someone has a 850 credit score all that means is that have alot of different kinds of debt.. anybody can swipe a credit card and make minimum payments. ..75% of people do not even have 3 months monthly bills set aside in a savings account for emergency but have a high debt score....tell me how is that high credit score going to help if you lose your job and cant pay rent because you have no cash anywhere??

      my girlfriends sister and her husband filed bankruptcy about 10 years ago..they went crazy with credit cards etc...not some unforseen health problem or anything like that..i feel for those people..anyway 6 months after the bankruptcy was finalized they were getting offers for more credit cards like nothing happened.. turns out you cannot legally file bankruptcy again for another 7 years or something like that...so they were preying on someone who obviously cannont control spending to go crazy again on the cards. all designed to trap you and be a debt slave.. ..they still live off the cards and are in debt.. not sure the extent but they had no extra money to buy new tires for the family minivan.....very sad

    Me and onother person (that knew how to stop bad landlords with the law started a tenets association to train tenets what their rights were, we put 3landlords out of business, there needs to be these groups in every town, you would be suprised what landlords get away with because they are in with judges etc that bend in their favor

    Profesional tenants They drag out the proceedings as long as they can be careful screening, screenings is the key to find a good Tenant that is the only way.

    Demand to see and copy a driver's license or other reliable picture ID. Most other steps won't help you avoid deadbeat Sam Smith who provides application information for Sm Jones who Smitjh knows has a stellar history as a renter.

    *So you honestly believe that a person with an ideal credit score and no criminal background means they’re going to be a great tenant, lol oh boy have you got a lot to learn about career criminals who have so far outsmarted people like you AND law enforcement. Also, squeezing every dime you can out of tenants, that’s not a landlord someone is going to want and finally, looking at how they treat their personal belongings and view their social media, you do know that stalking is a crime right and that it’s downright creepy.*

      He would turn you away in a heartbeat, landlords like that don't care if you can live within your means, they simply want to see the number attached to you and your wealth. It's crazy stalkerish for someone to drive all around talking to a random tenants friends, family and stalking their social media. What he fails to realize is that most credit is destroyed by ridiculous medical bills and has nothing to do with paying the rent. Also, you're doing the right thing by being in a place you can afford, debt free. I too became debt free and own my own home completely for 3 years now, it's a good thing to avoid debt.

      Captcha Neon: The guy in this video sounds like an example of a bad landlord. and believe me I've had more then my fair share of them. They act like god because they know tenants usually don't have the money to fight them back. Funny story. I applied for an apartment. Got denied because of fore mentioned credit. a month later signed a lease for a 3 bed room house with a 2 car garage for the same money they wanted for that 2 bed room appt. just renewed the lease for another 2 years. So I guess the slum lord who denied my application did me a favor I got a 10x better place. Not to mention this place has a yard about 3 acres. If a land lord wants to know my social media (which I don't have anyway) thats the part where I'd thank him for his time and walk out. Years ago I called on an ad and asked if he took pets. A simple no and I would have apolized for wasting his time and told him to have a good day. This smug slum lord however responded "Can't you get rid of them." I told him f##k off why should I get rid of my dog that I'd had for 10 years just to rent your slum when theres plenty of places that accept pets. CLICK!!

      That is a funny story, I don't know why landlords think tenants are so stupid, we aren't in a housing crisis. It's almost like you were turned down because it was somehow meant for you to find that place and it does go to show how people with sub-par places like the apartment you mentioned treat it as if it's a mansion lol. I've dealt with a lot of smug landlords as well. I was ready to move into a place however, there was a bug problem and the landlord promised to fix it. Well move in day, we get there and he's left a can of cheap ass Raid bug spray on the floor. At this point I'm like screw this and I didn't move in however, he had a security deposit and first months rent. It went to court and he lost his case and was specifically called a slumlord by the judge. Many months later he would show up at the same places my husband and I were at and make threats to kill us, all because he lost in court. Eventually we moved out of state and didn't have to deal with him anymore, it goes to show landlords can be far worse than tenants. I agree with you on the pets, no one is going to give up their pets to move into any place

      Captcha Neon: Whats funny is I would hate to pay a pet deposit now. two cats, a dog three geese and at last count 25 ducks. life here is far better then any apartment could have been. In hindsight what was I thinking? That apartment was all section 8 and I pay out of my own pocket with a money order every month. I do hope you eventually got the money you were owed and awarded by the judge. I finaly had to put my old pal down. He was one month shy of 15 years old. Cancer got him and his hips went bad. But he had a good run for a yellow lab. The first two years me and my wife were together we moved 11 times. One thing I learned from the experience is that if you've seen one rental you've pretty much seen them all. When a landlord starts telling me how great his unit is, thats my cue to run because he is almost always over compensating for something.

    If you are a tenant in apts: im disabled adult that is on house chose vouchers and if you complaining about another tenants who are racists to the so to be called that any thing that is a lie about as blacks few were a few trouble makers calls the disabled people mental cases retareded woman which im not one. lies to lucina that i said this about them is not a true statements about you selfs. professional tenants in apts had no problems at all.

    The best landlords I ever had were the ones who said ”I don't need your ss#, I'm only renting you a house” - California
    The second was the one who said
    ”All these years I've learned a deposit means nothing. You are either going to be good tenants, or you aren't."
    No credit checks, no background checks. Lived in both long term and left under happy circumstances.
    The worst landlords I ever had, had lists such as this. They were terrible with maintenance, greedy, and nast humans.
