There should never be a CDD. That's what property taxes are for!! Florida will soon not have a middle class because of all the taxes. I understand states that don't have income tax are actually quite expensive on everything else. Look at TN for example. It's a couple thousand a yr plus for sink hole insurance and another thousand or more for homeowners flood/hurricane insurance. Soon you'll be either rich or poor. I love Florida but C'mon man! Hey Eric. Thanks for the info in the video. I did not know about CDDs until you explained it. I asked my wife if she knew what they were and she said yes. She told me that some communities we are looking at in Davenport do have CDDs such as the Champions Gate. Either way that won't deter us from moving. With those and HOAs combined, it will still be cheaper to pay that than Connecticut taxes. Keep rolling these videos. 👍👍👍👍👍
From CT here. Yes, taxes are high in CT but HOAs don't give you freedom from all the restrictions they have that we don't. We have been weighing the pros and cons but I really do hate restrictions just as much as high taxes.
My family has property in Tampa and they have both HOA and CDD fees. They’ve owned the house for 25 years and there house has never gone up in price. There neighborhood is absolutely beautiful but nobody is buying there because of these fees. The CDD fees are added on to there taxes and there paying $5000. For a 3/2 ,meanwhile I live in the Hart of Miami,my house is worth twice as there’s and I pay $800. Per year in property taxes.... never buy a home with CDD fees.
I have seen some places with $4,000 a hear CDD fees on top of property taxes and HOA there is no way I would buy a home in a community with fees like that. As far as your parents should the fees go away after so log you would think after 25 yrs they would no longer be paying those fees. I would advise them to try and sell and move.
I heard homes with hoa sell at higher price then homes without hoa due to the enforcing and upkeep of a home in a community. I heard most in florida take money from tenants in terms of hoa fees and dont help the resident. Its usually a more piece of money with no hoa fees . Having the dog breed you want etc
Yep I know some places in Florida that is like that. It’s ok if you have a mortgage you don’t really see it because it is built into your mortgage but let say you pay that mortgage off and have to budget for that money every year. Especially if you’re retired on fix income. I know someone taxes are $10 grand a year $4 grand of it is CDD fees. That is crazy. Iam sure a lot of people purchasing homes here in Florida will be caught off guard if they purchase in these communities.
If you move into a community with HOA rules, do these rules change as time goes by..adding entirely new ones etc? Or what you agreed to is only what you agreed to and no changes happen in HOA rules?
HOA fees/rules are unique to the individual areas/neighborhood. I live in HOA neighborhood and the rules are not allowed to change unless it is voted on by the neighbors.
Are HOA fees built into the mortgage payment or paid separately? 12 degrees in Indiana with 10 inches of snow predicted later today so I can’t get to Florida soon enough! Love your informative videos and live chats!

HOA’s can be a NIGHMARE depending on your community. We pay $200 monthly down in S.Florida and it only
Includes the landscaping and pool maintenance.

CDD fees are a nightmare. The cdd board of the community are criminal. They piss away our money. Was $1010 when we moved in. It is now $4200 yearly.

So if you rent a place I assume it's apart of the rent? Or is it the owners responsibility to still pay it?

Sure! We have a 4 BR +office pool home. Homes like ours rent anywhere from 1800 - 2300 a month.
