Seems like a pretty big house and spend, I don't see how this is a good idea when you're trying to build wealth. (I can only assume you're doing this to grow your RUclips channel? ) The up keep for a house that big will be costly per month.
If I was a young, this would be a dream of mine too...now it looks like a nightmare. I don't want debt, I don't wanna clean that sh*t, I can only be in one room at a time. but that's just me.
This is him growing his wealthy! As an owner/builder, you can essentially own a house by putting net zero dollar (and maybe even some profit) and built ~20% equity in less than 1 year. So for a house that is valued about $800k as built, that's an almost-instant equity/profit of $200k in the new build. In another 2 or so years, you'll get maybe another $100k in appreciation. All that as long as he's able to maintain the debt with supplementary income.
Texas has two problems that prevent a lot of areas from having basements. 1) The soil is essentially rock beyond a few feet which makes excavation so time consuming and expensive that it isn’t worth it to have a basement 2) The water table is too high and the engineering/construction methods required to build a basement would also be prohibitively expensive.
@@drewfoxx4570 interesting. In colorado if you don’t have a basement people look at you weird. Like why didn’t you put a basement on that. Basements here are standard practice for the most part.
@@MileHighChad970 as far as I’m aware the Colorado does not have this kind of expensive clay soil. It is found in the United Kingdom and Texas. Foundation repair is very common in Texas.
I exported 650 trucks of dirt and I paid 300 a truck to take it out i could give it to you for free but I'm in LA hillside haha you can always find free dirt

why not just ad a basement foundation for close or a little more to that cost? you add all the extra SQFT.
