1 bedroom ~86 sq m for 45m baht. 2 bedroom ~155 sq m for 95m baht and up depending on number of bathrooms and size. They have 3 and 4 bedrooms also. One thing I don’t understand in Thailand is why larger units cost more per sq m than smaller units. Maybe Jeff can chime in?
@@kdu1 Hi, it depends but most of the time it's because there is less bigger units and also because the bigger one are mostly higher floor and corner unit. The price for the 86 sqm, for exemple, start at 45 mb but for this price you will have a low floor, with not the best exposure and probably not corner unit. Hope this help to understand

I've been thinking of moving to Thailand with my "thai wife" due to the high expenses in the U,S right now. We are here now actually. That said, the air quality seems to be getting worse over the years in both Bangkok and Chiang Mai. That said, we are going to rule out Thailand until they can fix the situation. The US did back in the 80s. So can Thailand. Beautiful places Jett. You're doing a great job showcasing them. I am a hotel photographer and also have a 30-person real estate media team out of Seattle.
Looks nice, but looks can be deceiving. How's the sound isolation/sound proofing between units? Can I hear the people above or beside me? Example: Cabinets closing/slamming, heavy walking/stomping...etc.
Personnally I hear nothing and no one even during construction in my neighbors room. Note that if you are under the 15 floor I think you can hear some of the trafic even with the double glass window

I completely understand your concern and I would do the same if I were in your situation. It's shocking that this current administration, with the PM as the former CEO of a top real estate company, would make such a vague and troubling announcement. My own personal, non-legal, non-investment advice opinion is that the tax announcement won't go through. It will be scaled back to only taxing overseas capital gains or business profits, if that.
Big question is what the new tax regime will bring until.then all bets off . 180 -1 days but this means not buying at the moment. But that's just my opinion.

I toured this condo on Tuesday. Truthfully, as nice as the amenities were, it was lacking in a couple departments. 1. If you are a Motorcycle Junkie like I am, there pretty much is no Motorcycle Parking. 2. The Views Aren't Very Good, If it was a bit closer to Lumpini, that would be better in terms of Park View. 3. Frankly, I feel like its overpriced. The Unit I looked at as 160k P/M I feel like for that price you could get a 2/3 Bedroom at The Sindhorn Residences with Hotel Style Amenities and a Much Better View. I will say, the amenities are second to none, bar the pool being so low (rooftop pools are where its at). The Gym was simply amazing, the sauna and massage rooms were stunning. Unbelievably reasonably priced too if you want to book a Massage studio for a couple hours. Coworking space and meeting rooms are pristine. All that being said though, I still feel your hard earned money would be better spent closer to the Lumpini Area or Along the Banks of the Chao Prayao. Criticisms Aside, Excellent Video Jett. Even if there was no switch, it is easy to have frosted window film applied to any window. I had such film applied to the small windows at my front door of my single family detached home.
Won't deny that it probably has some kind of effect somewhere. But I was literally just at the Millennium Hilton for a Sunday brunch at the riverside terrace. The hotel was built in 2005. At a few inches a year, I should have been dining with the river fish by now. Extrapolate that further. The Mandarin Oriental. Built in 1876 by the riverside. Still there.
I think it's a matter of priorities. For a ballin' place like this, the rent you throw away each month will so high that people who are in this price segment would just consider buying. And since these properties are above and beyond the average Thai real estate condo, their price appreciation works differently from the rest of the market.

The problem with any real estate in Bangkok or anywhere else in Thailand is that you can spend mega millions for a beautiful condo/home but the neighborhoods and surrounding are so bad, dirty, and junky (trash are everywhere). I don't know how they justify that kind of price ranges. Don't get me wrong those condos or homes are absolutely beautiful.

I was living at Four Seasons residence in front of the river and it was much more luxury than this Jett
I love Four Seasons too. However, they only leases their properties. They don't sell. That's why I've never featured it on this channel.
