    Really enjoyed this episode! So much detail and open transparency, as an investor I appreciate you opening the books. Why not just build bigger now? Is it the lease up risk?

    Can you opine on the importance of a site location? Would interior land be ok? I have noticed flex space industrial parks do good even when they are not on main road.
