    Hey from the USA! Your plant is a draceana marginata, basically a succulent. Your pot is much to large for the amount of root you have. Smaller pot is advisable. Add shale or pulmice or perlite in soil mix it in and a litte grit. Put it in more light and water only when dry. I have a landscape business in south texas , we all are very familiar with cactus, agave and succulents

    Get a plastic jug with a lid, fill it with water, let it sit for at least 24 hours. Then use that water for the plants. The chlorine in the tip water is not good for plants. You might have to get a packet of root stimulator. You might even need to pull the plant out of the dirt again and sanitize it. It's a trial and error situation.

    RESCUE TIP for the plant: my gran was a florist, she told me to give them tea: strong dark tea (let it go cold). For two weeks, a cup every few days. No extra water. Also leave a few tea leaves from making the tea on the soil. (No milk with the tea, obviously 😉). And make sure there's no water left in the outer/overflow white pot. She will be back thriving!

    I always put some medium sized stones on the bottom of plant pots so that the roots don't sit in damp soil. Gives the roots a bit of air circulation and depending in the plants, some vermiculite to lighten the soil.

    I love normal day run around Joel, you never know what’s coming next! 🙂 Hair does grow quicker in the summer, sweating is supposedly also one of the reasons why. So sorry about the house, but it means you’ll find an even better one in the future! And I love when you do plant related things, cause I love all my plants! 🥰

    water the plant less, let go dry a bit between waterings perhaps. it will do much better now that it's in a pot with drainage. plants don't want to sit in a pot without drainage and you'll see her improve quite bit now!! :) cheers

    When you buy a new pot get one with a drainage holes in the bottom and place a saucer under it or get one with an attached saucer. PLANTS NEED DRAINAGE. A lack of drainage can lead to lots of problems, including root rot, mildew, and stagnant stinky putrid water. The roots need oxygen and the accumulated water causes the pores in he soil to be filled and then the roots start to die.
    The pot it is already in is already plenty big enough, but it does need re-potting and the soil looks boggy. If you want to save money drill a couple holes in the bottom of the existing pot with an electric drill. Go to the garden store and get some good quality potting soil to replace the old. Re-potting a plant does not hurt it if done carefully.

    That's disappointing about the house. It might be worth asking the estate agent to let the sellers know what you could offer right now. They may not accept it but if they still have the house in 6 months they may well come back to you, stranger things can happen. I hope you reach 100k subs soon, you really deserve it, your vlogs are so much more relatable than a lot of others I've seen. Love to Fen and Ava the two teddy heads ❤

    Thank you for being so honest about your feelings even when they aren't what some prefer. Authenticity is so much better than "don't be negative", which I don't think you are at all! Sorry to hear about your house disappointment! I feel ya. And I love your enthusiasm taking such great care of your beautiful plant and excitement over Dunkin even when you're not feeling great and still adjusting to being home and busy and rainy and a bit down.     I've not read through the comments, and perhaps this has been said, but...that pot for your dracena is way too big. In over-large pots water stays longer in the soil and this produces root-rot. I would suggest taking her out of that pot, giving the roots a good rinse, and then repot with fresh soil in a smaller, pot with drainage. You can then water and let alone until the soil is fairly (at least 50% dry again. Good luck!

    Joel, check your caffine intake. It can increase your heart rate, hence, can also increase anxiety. Cutting back on caffine helped my anxiety..

    It can be really disappointing when a house you love isn’t going to happen. But you now know what your finances are and what limit you can look at house wise. That’s great because you won’t be in this position again. And also I totally believe that if it wasn’t meant to be, that it wasn’t the right house for you, and there’s a better more perfect house for you guys in your price range in your future. Every time we have looked at new houses we see some that we think are perfect but it hasn’t worked out and it was because there was a better one around the corner. So take heart my lovelies :)

    It's a buyer's market at the moment, so if the house is still on the market in April and you can afford it, it might still be worth going in with a cheeky offer. A house is only worth what someone is prepared to pay for it, not what the owner is hoping for. I hope you find your dream home and get it for a price that's comfortable :)

    If you have any seaweed solution water the plant's leaves and roots with it. It's a tonic for the plant and should be applied whenever you repot. In Australia the brand is called Seasol.

    Joel, I really enjoy when you take us out on your errands. I loved seeing and learning about the different dishes you tried while on holiday, but please you’re like me, I forget to eat sometimes. Then I start feeling the anxiety and my knees start getting weak, only after do I remember I hadn’t eaten anything. Good for you to realize when something is amiss with your system. Okay, I really like that plant, what is the name of it? We have some similar plants here in the states like that, they seem very tall. I like that size.     Thinking the lack of food was causing you to shake a bit, hopefully it is fine now. So sorry about the house having to be put on hold, but the old saying, if it's meant to be...Dracaena is a good name as well as a really nice plant, I used to have one that was 10ft., it's really important to not over water them, and good drainage by keeping some pebbles in the base of the ceramic pot will keep her elevated and less prone to root rot.     Essential Tremor's cause can have a genetic factor. My grandmother had it, and my sister & I got it as adults. It only happens when we have to do anything with our hands & gets worse if dzstressed/tired.

    Hi Joel, I’m really into plants and I would suggest to put her in a way smaller pot, just a bit bigger than the root system. If the pot is too big it holds onto much water and the roots rot. Hope she survives ☺️🌱

    Like you say, no point in experiencing financial hardship to pay for a house especially since you like the one you have. Maybe it will happen in the future, especially since the house you like is not selling so far. Thank you for the video!

    Little plant tip - Try not to use tap water, a lot of them can't handle the harshness and chemicals etc.. of it. Try to use rainwater, tumble dryer/dehumidifier/distilled water, or at least if you must use tap water, let it stand for at least 24 hours in a watering can / jug / bottle with lid off etc.. to allow chemicals like chlorine and fluoride the time to evaporate from the water, and so that it's at room temperature when you use it.
    Also, let the top of the compost dry out 1-2 inches before watering. You can also buy a cheap moisture metre which can come in handy if you are someone who finds themselves overwatering.
    Hope this helps. I have a Dracaena too, though a larger wider-leafed one that has white variegation. It has been a battle with mealy bugs on it, but I'm winning now and it's looking good :)

    Dear Joel; understand on the property. My experience. Get the overall aim. Hang in. Follow your nose. Go after the unexpected. If you see something which gives you gut feel be ready. D'ont b***gr about. If there are rough edges think 'can we we fix it' and knock hard on the price. Buying or selling think 10% / 15% negs. One thing - eyes open for risk. eg - water, drainage, roof, elecs etc.. Oh - and insulation stuff. We bought a place with external insulation and they didn't even include it in the pricing. Not surprising - they needed a quick sale - we got it at 15 /20% down on the norms.
    Only problems? We have to move again 2024 - 'round the houses' again.

    Plant guidance: Hi Joel, could I offer some professional advice about your Draceana,( I have been a houseplant buyer for a large garden centre group and I’m a qualified horticulturist)The key issue is that the plant is in a pot that is too big for the size of the root area. As you realised the pot without drainage caused the compost to become waterlogged which caused the roots to die. Ideally you should pot it into a pot only slightly larger than the root area. As the leaf area of the plant is quite large it may be less stable in a pot that’s small, however I’d be concerned that the large pot and large amount of compost has the potential to cause more problems. When you have such a large pot and so much compost without roots growing in it the compost readily gets waterlogged and “sour”. Ideally you’d plant it in a pot only about 5cm in diameter larger than the root area. This would give new compost for the roots to grow in and avoid water logging. I’d really suggest you look at potting into a smaller pot. If that is not stable then stand that smaller pot in another larger pot, perhaps packing stones around the pot to give stability. Draceanas prefer to be slightly dry, so water and allow to dry out between watering, ideally the top few centimetres of the soil will be dry before you water again. This is especially important during the winter months when they are growing less. The new compost will have all the nutrients the plant needs for now, so avoid feeding or adding any plant “tonics” until the spring. Feeding now will only cause soft growth that will be not be a good thing. Keep it out of direct sunlight and any draughts. If you can water with rainwater allowed to get to room temperature all the better. Cold water can cause the tips of the leaves to go brown as can fluoride in tap water. Hope that helps.

    My boyfriend had the same very slight shaking all the time and also had issues with feelings of anxiousness. Turned out to be a deficiency of iron, magnesium, and vitamin d. An osteopath or a good M.D. should be able to test your urine for any deficiencies. Almost everyone living north of the equator will usually have some degree of vitamin D deficit.

    I'm in the US, so I don't know what "stamp duty" is. But here, as long as you have the income to cover the payments on a property, you can get a mortgage. If you own a second (rental) home, they figure out your actual income (rent paid minus all expenses) to come up with a "true" income amount. That amount counts as additional income to your regular income. I have a second (rental) property, that I bought after I had already bought my primary residence. So, I qualified for the rental property on my regular income without consideration of rental income (the "future" income from the rental property can't be counted as actual income until you've owned the rental property 3 years). It's a mess. But it sounds like banks in the UK are worse.

    Offer what you can and if it's meant to be it's meant to be. Also write a letter along with your offer explaining what buying the house would mean to you as individuals (including maybe from the kids) and as a family. Maybe they won't except the offer now but with the way mortgages are and finances maybe a month or 2 down the road they will change their minds.
    Would you and Louise Consider selling your other house? You seem to both have "new Lives"

    So sad that this house projet isn’t going to plan for you. But look for the silver lining, maybe this one wasn’t meant to be because there is something better on the horizon for you. Also it is good to let those sad feelings out because they can impede you in other aspects of your daily life.     I would always suggest that one get a mortgage approval lined up first before looking at homes. That way a buyer knows how much they can afford and to look at homes within that price range and if lucky snap up a deal right on the spot. So many unfortunately don't have a mortgage lined up, fall in love with a house that may be out of their price range and or not being able to make the mortgage arrangements before another qualified buyer comes in and snatched the house. If you and Keegan don't get that first house, there will be other homes - maybe something even better that what you have viewed. I do find it bizarre that in the UK the interest rate is not fixed for the life of the mortgage but is reset every few years. Forget that! I'll pay cash. As a seller, I am going to accept the offer, even if it is a lower price, from a buyer who has their mortgage approval, few if any contingencies such as the need to sell their old home. A seller always prefers a clean offer. Fall and winter is the slow season with fewer home buyers looking. The flip side, sellers waiting until after the holidays and into the spring to list. Hopefully your estate agent will have access to pocket listings (homes not yet listed) or other potential leads.

No need to add financial stress to a relationship. In fact sharing financial responsibilities in a gay relationship or any relationship for that matter is a great topic for your pod cast. Maybe have a financial export that works with gay clients would be a good idea. In any case keep up the vlogs.

    Have you checked out the prices of houses that are similar to yours in the same location to see how they compare to the valuations you have been given? From experience there can be quite a variation in valuations. I got a better idea of real valuations by comparing my house with those nearby that were the same size as mine and sold recently.

    the USA and UK will have to drop interest rates for self preservation Joel.Otherwise there will be massive real estate and business bankruptcies. Hang on for a while.The UK three year thing is almost like the ARM loans in the USA.Scary vs fixed mortgages.USA mortgage s@ 8% these days.Way too high for most buyers.And banks are making it very difficult now even at the high rates.
