    I'm loving this entire playlist!
    I would need 25 doors each cash-flowing $500 per month to cover my family's expenses so I could retire. Any additional doors would be icing on the cake.
    I don't see why I can't do that within five years.

    Sober, living, owner and operator here, thank you times 1 million for putting out this disclaimer “you do not want to operate sober living”. The margins are so attractive for real estate investors that I’ve seen people go out and try to open up sober living and harm a lot of people.

    Hi from Michigan
    I would need 15 of these @1k per month to walk away from my job for the following reason.
    My job provides 6 figures, security, pension, 401k matching upto 5% and retiree healthcare.
    I can retire in 7 years

      There is short term rental insurance you can purchase as well as other "rental" policies you can use.

      Proper Insure and/or Safely are two that come to mind. But also depends on area. If you’re in an area with high wildfires as example, they’ll only provide liability and you’ll still need your regular coverage. Good luck!

    Was told this by a closing lawyer when I asked them if they handled sub-to deals
    Hi there! I know we discussed before they are tricky. You’d need to let them know the owners policy would have all the exceptions for the mortgage and the agreement And that we’d have to charge a higher closing fee and attorney fees for our hourly fee to draft the documents since it’s not a typical closing. We would need both parties to sign a hold harmless to our office since there are so many risks and the due on sale clause of the mortgage could call the entire balance due at any time etc etc
    Can anyone give any advice on finding title companies that handles sub-to transactions and also advice on how to respond to this

      How I do it is similar to an acquisition and looking at cash on cash %. But instead of down payment, the initial capital invested is the cost of furnishing and any deposits they may want. I personally want more than 10%+, otherwise it ain’t worth the squeeze

      Hi! Never want to assume someone wants to be in the same business as you. Everyone has different goals with their properties. Figure out what they want and how you can help them get what they want and you can get what they want. I own properties and I DO NOT want to do sober living. I know people who rent their properties to people to do sober living but they have 0 interest in running the business.
