This spreadsheet will be very useful for future home owners. When I bought the house, I was not aware of how high Utility expenses, Property tax expenses would be. Also I was thinking I will get tax credits for both Principal and Interest payments like how we get in India. But once they raised the Standard deduction to 25K, there is no tax savings in buying a house. Also allocate 1% of your home value to Maintenance budget. For example, a plumber charges 125/Hour here. I had someone fix a water leakage and the total bill was $500.

On a related note, ttrade jobs like plumber, electricians are all very valuable. Something for our kids to explore. They can earn more, working less hours than what some of us will earn while working more.

Only thing I'd say is 401k is more important. You can always get a loan for higher education, but not for retirement income. So retirement savings is important.
Hi Prem, All your content is very useful info. When I came to the US, Just I accepted the offer and came without exploring anything. Initially, my house rent was $1900 now it's $2900 in VA. Every year salary hike is only 1.5 to 2% and it's very difficult to change companies because of immigration issues. Now a day PREM process getting delayed. My friends in India, are able to save 1L to 2L monthly, Only good thing in the US is more family time and no one watching you. Thanks

I have a a very modest home in a suburb that is 30 miles west of Chicago. Even without including the mortgage, the annual expenses are over $30,000. $16,000 in taxes, close to $6,000 in utilties ( I am not kidding - my electric + gas + water + Intenet runs about $500/month average), $2,400 in home insurance + American Home Warranty, $1,400 in HoA, $1,000 for pest control + RPZ cert + Lawn care. Cost of living in the US is increasing at a rapid pace.

You live in Chicago and may be property price is high. Let us know the percentage of tax against purchase price of the property. That will be the best method. For example, in my place it varies between 1.75% to 2.5%. Whereas in NYC one city charges around 5% as taxes.

Bro, Been seeing your videos and you are doing a good job. I think salary part is misleading for the person to go into negative. They may also get bonus of 5-10% every year which can be used for property tax payment. Can you share the excel ? I feel few things could be changed to have some savings. Can’t believe anyone would go into negative living in US.

In the US, both husband, and wife have to work. That's how the system is designed. If only one person is earning in the US you will not be able to save much and it is too much stress during tough times. It will be even worse if you have too many commitments. Also, if you are single earning family then you should not buy homes in the peak and timing is very important,

If this is your first traffic ticket you can go to the court and check for defensive driving course option. You still will pay a reduced fine and have to take the online course. But once you complete the course within 60days or so and submit proof you will not have any points on your license. But you should not get any new ticket also for another 1 year to avoid points. This will help to not increase your auto insurance as there will be no record of the ticket when u take the course.
